Landview Property Investments: Buy-Back Terms, C of O Claims and Estate Records
Landview Property Investments Limited sells land in estates across four states, from Asaba and Aba to Ogun State and Lagos, and offers a buy-back scheme that promises to repurchase a ₦1 million plot for ₦1.2 million after six months or ₦1.45 million after twelve. The company publishes its management team and three office addresses. What it does not publish is a registration number, a dated handover or allocation report for any estate, or the Certificate of Occupancy number behind any of its title claims, and we found no independent press coverage that fills those gaps. This piece sets out what Landview says, what can be checked, and what a buyer should ask for.
The company and who runs it
The website describes Landview Property Investments Limited as "a premier real estate company located in Lagos State, with several branches across Nigeria," specialising in "land sales, house sales and real estate investment opportunities." Its contact page lists a head office at Road 12, Block 10B, Plot 8, Lekki Scheme 2, off Ogombo Road, Ajah, Lagos, with branch offices at Titicom House, 5 Illah Road, Asaba, and 122 Azikiwe Road, Aba.
The About page names Dr. Emmanuel Achilihu as MD/CEO and Mrs. Chinyere Okpechi as Executive Director. It also names Victor Nwolu as operations and project manager, Daystar Ihedi as head of accounting and Adams Abdulazeez as compliance officer.
We did not find a Corporate Affairs Commission (CAC) record giving Landview's RC number or date of incorporation, and none appears on the website. For a buyer this matters for two reasons. It is the only way to confirm the names on the About page are the registered directors, and in Lagos it is a precondition for the practitioner's permit discussed below.
What Landview is selling
The current projects page lists nine estates: Landview Resort, Asaba; Landview Gardens, Aba; Landview City, Port Harcourt; Landview City Asaba Phase 2 Extension; Landview Royal on the Coastal Road; Landview Citynest Phase 6, Ogun State; Landview Residence, Sangotedo, Lagos; Landview City Aba Phase 2; and Landview City Asaba Phase 2. Advertised prices run from ₦1.7 million for a plot in the Asaba Phase 2 Extension to ₦40 million for a residential plot at Landview Royal.
No project on the page carries a completion date, an allocation date or a status beyond "For Sale" or "Hot Offer." Records compiled from an earlier version of the site listed Landview City Eleko in Lekki and a Landview City Extension in Asaba as well. Neither appears on the current page. The company's Instagram carries a video titled "Official Commissioning of Landview City Asaba," but we could not open it to confirm the date or what was commissioned.
For land estates, "delivery" means something narrower than for buildings: a buyer should receive a physical allocation of a surveyed plot, a registered survey plan in their name, and title documents that trace back to the estate's root title. Nothing in the public record shows how many Landview buyers have received each of those.
The title claims
The homepage says Landview's properties are "backed with genuine titles (C of O, Deed of Assignment, Registered Survey, etc.)." The listing for Landview City Asaba, a 450 sqm plot at ₦30 million on the Asaba-Benin Expressway, states "Title Document: Certificate of Occupancy." A third-party agent listing for Landview City Aba Phase 2 at Ogbor Hill also advertises a C of O.
No C of O number is given for any estate. Under the Land Use Act 1978, a Certificate of Occupancy is issued by the Governor of the state where the land sits, so Landview's estates would carry titles from different state registries: Delta for Asaba, Abia for Aba, Rivers for Port Harcourt, Ogun and Lagos for the others. The Act also requires the Governor's consent before a holder of a statutory right of occupancy transfers it. In practice, a buyer should ask for the C of O number for the estate they are buying into, have it searched at that state's lands registry, and ask whether the plot will be transferred by deed of assignment with Governor's consent or only by a deed and a survey plan.
The buy-back scheme
The buy-back page sets a minimum of ₦1 million and offers tenures of six, twelve or eighteen months. Its worked example reads: "you purchase a piece of land from us at a minimum amount of 1million naira and Landview will buy it back from you at 1.2 million in 6 month time or at 1.450 million in 12 months." The buyer receives a "Deed of Buy Back, official receipt, legal documentation, and a post-dated cheque [At your request]."
Those figures equal a 20 percent return over six months and 45 percent over twelve. The page does not name a bank, escrow account, guarantor or regulator, and it does not say what the eighteen-month buy-back price is.
A buy-back promise is only as strong as the seller's ability to pay when it falls due. A buyer considering it should ask for the deed of buy-back before paying and read what happens if the company does not repurchase on the date; confirm that the plot being sold is identified by survey coordinates, so that the buyer holds a real plot if the buy-back fails; and ask which account the post-dated cheque will be drawn on.
Regulation
Landview's head office is in Lagos, where the Lagos State Real Estate Regulatory Authority Law 2022 requires persons and organisations dealing in real estate to hold a permit from the Authority. Section 26(3) requires corporate applicants to be registered with the CAC and to "operate a separate client account." A buyer can ask Landview for its LASRERA permit number and check it with the Authority.
We found no record of action against Landview by LASRERA, the SEC, the EFCC or the FCCPC, and no reported court case. That is a search result, not a clearance.
Questions to ask before paying
1. What is Landview's RC number, and who are the directors on the CAC status report?
2. What is the C of O number for the estate, which state registry issued it, and will consent be obtained for the transfer?
3. How many plots in the estate have been physically allocated, and can you visit one?
4. For the buy-back scheme, what does the deed say happens on default, and what is the 18-month price?
5. What is the company's LASRERA permit number?
