Sterling Homes Limited: Fourteen Estates, Two Founding Dates, and What a Buyer Can Actually Verify

Sterling Homes Limited sells fourteen named estates across Lagos, Ogun and Osun states, and for each one it publishes the type of land title it says the estate holds. Certificate of Occupancy for The Duchess, D'avalon, Majesty Court and Gem's Court. Governor's Consent for Havilah Court and Victoria Court. Gazette excision for Jewel Gardens and Hebron Gardens. Registered survey plan for five land schemes in Mowe, Ota, Ikorodu and Agbowa. Not one of those claims can be checked against a public record, because Nigeria does not publish a searchable title register. That is the central fact a buyer needs to hold on to, and it applies to the whole market, not to this company alone.

What is on the record, and what is not

Sterling Homes Limited operates from Plot 2, River Valley Estate, Ojodu Berger, Lagos, with a branch listed at Ikota Shopping Complex, VGC, Lekki, and addresses given for London, Arlington in Texas, and Kigali.

A registration number, RC 894767, appears on a third-party developer directory alongside a founding year of 2010. It does not appear anywhere on the company's own website. The Corporate Affairs Commission's public search is not openly accessible, so the number could not be confirmed at source. Treat it as unverified and pay for a certified search before contracting.

The founding date is where the record starts to contradict itself, and the contradiction comes entirely from the company's own publications. Its About page says "from our inception in 2014 till now, we have housed over 5000 people." Its own press release in October 2022 was headlined as a 12th anniversary, which places the founding in 2010. A corporate social responsibility page in June 2024 describes a "14th Anniversary Initiative," which also points to 2010. A separate October 2022 release says "since 2014, we have kept to our word" and puts the figure at "over 1,000 families." So the company gives two founding years, four years apart, and two beneficiary figures that differ by a factor of five.

None of that is evidence of wrongdoing. It is the kind of marketing drift that accumulates when nobody is checking. But it does mean that where the company's own numbers are the only source for a claim, the claim carries no weight, and a buyer should not treat any of the scale figures as established.

The people

Only one person is named in the company's management section: Dr Kunle Adeyemi, chief executive and managing director. He is real, publicly visible and quoted in national coverage. BusinessDay reported him as CEO in October 2022 in a piece on Nigeria's housing deficit. Vanguard quoted him the same month on the launch of two estates in Lekki and Osogbo. CityPeople interviewed him in November 2021, where he gave his background as a biochemistry degree from the University of Ilorin and an MBA from Lagos Business School, and listed other companies he leads, including Blue-Bricks Constructions, Jewels Realties Limited, Swift Concept Limited and Jewel Consult Limited.

Leadership reported in April 2024 that a Kunle Adeyemi was elected Vice-President of the South-West zone of the Real Estate Developers Association of Nigeria. That report does not name Sterling Homes. The link between the REDAN officer and this company rests on the company's own blog, which claims it. Readers should also note that Kunlé Adeyemi is the name of the internationally known Nigerian architect behind NLÉ and the Makoko Floating School. He is a different person.

Two project managers appear in national coverage: Arch. Kola Afeni, quoted by BusinessDay, and Engr. Adeniyi Adebola, quoted by BusinessDay at the D'avalon groundbreaking in December 2021.

Beyond those three, nothing. No second director, no company secretary, no shareholder register, no share capital figure. For a company selling homes off plan at ₦42m to ₦75m, that is a thin governance disclosure.

Announced against delivered

There is one clear delivery event on the record. In October 2022, as part of its anniversary week, Sterling Homes allocated completed bungalows at Havilah Court in Mowe and land at Jewel Gardens in Eleko to named buyers. That happened and the company documented it.

Three announcements have no confirmed follow-through in any source found.

In September 2022 the company announced a second phase at Havilah Court, 24 additional one- and two-bedroom apartments, and said they would be complete "within the next six months," which meant around March 2023. No later source confirms that phase was finished. That is the single most checkable open commitment in the company's record, and a prospective buyer at Havilah Court should ask about it directly.

In October 2022 the company announced a Rwanda office to deepen sustainable real estate development. No Rwandan project or transaction has been reported since.

In September 2023 the company launched Ojo Ola, a low-income land scheme at Epe, Ibadan and Abeokuta with plots from ₦250,000, and announced further layouts for Ikorodu, Ifo, Badagry, Atan and Idiroko plus an Asaba launch promised "by November" that year. No source confirms the Asaba launch or the additional layouts.

The most recent dated content of any kind on the company's website is from November 2024, and the site footer still carries a 2023 copyright line. Nothing dated 2025 or 2026 was found. A quiet website is not proof that a company has stopped trading. It is a reason to confirm that it has not before sending money.

Titles are the whole transaction

Sterling Homes markets seven of its schemes on registered survey plan or gazette excision rather than on a perfected title, which is normal for land sales in Ogun State and outer Lagos and carries a specific set of risks. Excision means the state has released land from government acquisition to the original community. It is a real status and it is checkable, but only at the Lagos State Ministry of Lands, and the gazettes are not searchable online. If the excision has not in fact been gazetted, a buyer holds a receipt from a family, not a title. The mechanics of excision and government acquisition in Lagos are worth understanding before any land purchase in the corridor.

For the housing schemes sold on Certificate of Occupancy or Governor's Consent, the check is different. Ask for the document number, then conduct a title search at the Lagos Lands Registry through your own solicitor rather than one the developer recommends. In October 2022 the CEO told buyers that "all our projects are situated in serene locations with perfect titles and without government issues." That is the company's position. It is not a substitute for a search.

The company also has a construction arm, described on its own site as Sterling Construct, "a division of Sterling Homes Limited." Where a developer builds through its own division rather than a named third-party contractor, there is no independent party whose reputation is on the line for build quality, which is worth factoring into an off-plan decision.

What the searches did not turn up

No sanction, suspension or enforcement action by the Lagos State Real Estate Regulatory Authority. No warning or illegal-scheme listing from the Securities and Exchange Commission. No EFCC matter. No court case or judgment. No buyer dispute, refund claim or non-delivery allegation reported by any named outlet or forum.

State that carefully. LASRERA does not publish a searchable register of registered practitioners, so the fact that no LASRERA number could be found for Sterling Homes proves nothing in either direction, and neither does the absence of a sanction. Nigerian judgments are incompletely digitised. The record is quiet. Quiet is not the same as clean, and it is not the same as compromised either.

Where that leaves a buyer

Sterling Homes Limited is a company with a named and publicly active chief executive, mainstream press coverage across three national titles, a documented allocation event in 2022, fourteen named estates with published prices and stated title types, and no adverse regulatory or legal record in public sources. It is also a company whose registration number is unverified and absent from its own site, whose founding year and delivery figures contradict themselves, whose board is a single person, whose named financing partners number zero, and whose last dated publication is nearly two years old.

The practical steps follow from that. Run a certified CAC search on the exact entity name before you sign. Ask which entity appears on the contract, since the CEO leads at least four other companies. Get the C of O or Consent number for your specific plot and search it yourself. Ask what happened to the 24-unit Havilah Court phase promised for March 2023. Ask for buyers at Havilah Court and Jewel Gardens who took allocation in 2022 and speak to them. The gap this company illustrates is structural rather than personal. Nigeria still has no effective national regulator policing developer conduct, which means verification is the buyer's job, every time.
