The District by Dantata: Which Dantata Company Are You Buying From?

The District by Dantata is a completed 804-unit estate in Gwarinpa, Abuja, listed by its developer as delivered in 2015. Units inside it are advertised for rent by third parties, and a mosque on the estate was separately registered with Nigeria's Corporate Affairs Commission in August 2024, both of which are independent signs that people live there. What is far less clear, and what a buyer needs to establish before signing anything, is exactly which company they are contracting with. "Dantata" is not one business. It is a family name attached to at least four separate corporate groups, and confusing them is the most likely way to get this transaction wrong.

The developer, precisely

The estate was built by Dantata Town Developers Limited, which gives its office as Plot 122Y Morija Close, off Ademola Adetokunbo Crescent, Wuse 2, Abuja. The company says it has operated since 2012 and that it "grew out of the storied Dantata & Sawoe construction legacy."

Daily Trust reported in May 2012, in a piece by Nasir Imam, that "construction giant Dantata & Sawoe is venturing into the real estate market" and described Alhassan Dantata as chief executive of "Dantata Town Developers, a subsidiary of Dantata & Sawoe." That is a named, dated, contemporaneous report of the corporate relationship. Whether it still holds fourteen years later is not documented anywhere. The company's own website today claims only a "legacy," not a parent, and displays the Dantata & Sawoe logo in an unlabelled partner strip alongside seven others.

Third-party mirrors of CAC data list Dantata Town Developers Limited with registration number RC 966609, registered on 19 July 2011. A separate business directory gives a different number, 900108. The Commission's own search portal is not openly accessible, so neither number could be verified at source, and the two do not agree. Do not rely on either. Pay for a certified search naming the exact entity that will appear on your contract.

Alhaji Alhassan Abdulkadir Dantata is named as founder and chairman on the company's website, as executive chairman in a Leadership interview in February 2021, and as a director in the CAC mirror. Engr. Nasiru Dantata is listed as executive director. The website also names Alhaji Auwalu Dayyabu as chief development officer, Milan Sharma as chief project officer, Paul Ocheme as chief finance officer, Obiora Chinwuba as chief corporate officer and Ibrahim Garba as chief business officer.

Four different Dantata groups

This is where buyers go wrong, so it is worth being exact about what the sources do and do not establish.

Dantata Organization Limited, based in Kano and associated with the late Aminu Dantata, publishes a list of eight subsidiaries including its own property arm, Dantata Properties Development and Management. Dantata Town Developers is not among them, and a published list of fifteen companies owned by Aminu Dantata does not include it either.

Dantata Holdings Limited, founded in 1974 by the late Alhaji Usman Amaka Dantata, runs its own real estate division and makes no reference to Dantata Town Developers or to The District.

Dantata & Sawoe Construction Company was established in 1976 by Abdulkadir Dantata and is a construction contractor, not a housing developer.

Dantata Town Developers Limited is the entity that built The District. On the available record it connects to Dantata Plastic Limited and Farhan Oil Nigeria Limited through a shared founder-chairman, Alhassan A. Dantata, and it was reported in 2012 as a Dantata & Sawoe subsidiary.

One further caution. Aliko Dangote is a grandson of Sanusi Dantata, and Abdulkadir Sanusi Dantata, who co-founded Dantata & Sawoe, was a son of Sanusi Dantata. The Dantata Town Developers website displays a Dangote logo among its unlabelled partners. No Dangote-side source corroborates any commercial relationship, and no source establishes the family filiation between the estate developer's chairman and any of those figures. A shared surname is not a corporate guarantee.

The contractor's court record, and how to read it

Because the 2012 reporting connects the developer to Dantata & Sawoe, the construction firm's recent litigation is relevant background. It concerns a different legal entity, and it has been resolved.

Zutari Consulting Nigeria Limited pursued Dantata & Sawoe over $1,257,592.83 for subcontract work on the Dangote Fertilizer Plant at Lekki, following a final ICC arbitration award dated 7 April 2021. In suit FHC/ABJ/PET/3/2023 at the Federal High Court in Abuja, Justice Inyang Ekwo granted a 21-day settlement extension in February 2025. On 4 December 2025, Justice Mohammed Umar granted a winding-up order under sections 571(d), 572 and 573(1)(b) of the Companies and Allied Matters Act 2020, citing unwillingness to pay, and appointed Joseph Abiolu, FCA, as liquidator, as Premium Times reported. One week later, on 11 December 2025, the same judge vacated the liquidation orders and struck out the case after Dantata & Sawoe paid the $1.4m settlement.

That sequence is a debt dispute that was settled. It is not a finding about Dantata Town Developers, which was not a party, and it says nothing about the title or condition of any home in Gwarinpa. It is included because a buyer researching "Dantata" will find the winding-up headlines and may not find the discharge a week later, and because it shows why identifying the correct contracting entity matters.

No court case, no Securities and Exchange Commission alert, no EFCC matter, no regulator notice and no buyer dispute reported by any named outlet was found involving Dantata Town Developers Limited itself.

The delivery record

Dantata Town Developers publishes a project list claiming more than 5,900 units delivered across nine estates since 2012. Its stated completed schemes are Dantata Housing Estate at Kubwa Arab Road, 1,299 units in 2012; The District by Dantata in Gwarinpa, 804 units in 2015; Mabushi Luxury Terraces, 10 units in 2012; and Dantata Garden in Karsana, 624 units in 2018. Five schemes are listed as ongoing, four of them in Kubwa, Airport Road and Kano, with Metro View Estate at Idu marked upcoming for 2026.

Some of that has shifted over time. The 2012 Daily Trust report described the first Kubwa estate as 1,000 units; the company now states 1,299. The February 2021 Leadership interview described projects called Dantata 1004, an 11.7-hectare scheme near the Airport Road and Galadimawa bridge, and Dantata Market with around 1,000 shops. Neither appears on the current list, and Dantata City, described in 2021 as being at Dutse-Alhaji, is now given as FO1 Kubwa. Changes of this kind are common in long pipelines, but they mean the "5,900 units delivered" figure has no independent verification and should be treated as a company claim. One directory listing, undated, describes The District as still undergoing construction with a shopping roundabout in progress, which sits awkwardly against the company's "Completed" label.

What is not on the record for The District

No AGIS title record, no Certificate of Occupancy number, no deed reference, and no FCTA Development Control permit has been published for the estate. Mapping and directory data place it at Plot 1845, Cadastral Zone C03, Gwarinpa, Abuja Municipal, which gives a buyer a starting reference for a search but is not itself proof of title.

No architect, master planner, main contractor, joint venture partner or sales agent is named for The District or for any other Dantata Town Developers scheme. No bank, mortgage partner, institutional investor, bond or SEC-registered offering appears anywhere, and the company's own Investors page speaks of "proven returns" without naming a single figure, instrument or counterparty. No named Nigerian outlet appears to have covered the company at all between February 2021 and today.

Title verification in the Federal Capital Territory follows its own rules, and the difference between a Certificate of Occupancy, a Right of Occupancy and Minister's consent determines what a buyer actually owns. Abuja land documents have also been nullified and contested in high-value fraud proceedings, which is the reason a search at AGIS matters more than a scanned certificate handed over at a sales office. Ground rent obligations continue after purchase, and failing to pay ground rent on an Abuja property has consequences for the title itself.

The practical checklist

The District by Dantata is a real, occupied estate built by a company with a fourteen-year trading history, a named chairman with press coverage in Daily Trust and Leadership, and no adverse legal or regulatory record of its own that public sources disclose. It is also a company whose registration number is contradicted between sources, whose delivery claims rest entirely on its own website, whose title documentation is unpublished, and whose partner logos include at least one major group with no corroborated relationship.

Before you transact, establish the exact legal name and registration number of the entity on the contract and search it at CAC. Ask in writing whether Dantata Town Developers Limited is currently a subsidiary of any other company, and what relationship, if any, exists with each company whose logo appears on its homepage. Ask for the AGIS title and the Development Control approval for Plot 1845, Cadastral Zone C03, by number, and search them yourself. Ask for owners who bought from the developer and speak to them about handover and defects.
