A ₦500 Million Abuja Land Case Shows Why "Who Really Owns This Plot?" Is the Only Question That Matters

A land fraud trial running in Abuja this July is a useful lesson for anyone buying Nigerian property from abroad. The case is not unusual because of the amount of money involved. It is useful because it turns on a single question that too many buyers skip: could the person selling the land actually prove they owned it?

The Economic and Financial Crimes Commission (EFCC, Nigeria's anti-fraud agency) is prosecuting a real estate operator, Rebecca Omokamo Godwin-Isaac, alongside her husband and a company called Homadil Realty Limited. The charge sheet, filed as case number FHC/ABJ/CR/77/2025 at the Federal High Court in Abuja, lists five counts covering conspiracy, forgery of title documents, and money laundering. The EFCC alleges that the defendants took more than ₦500 million from buyers between 2023 and 2024 by selling plots using forged paperwork. All of the accused are presumed innocent, and the case is still being heard.

The properties at the centre of the case are in two well known districts of the Federal Capital Territory (FCT, the territory that contains Abuja). One is Plot 4022 in Guzape. Others are in Katampe. According to the EFCC's account presented in court, the defendants used a fake Power of Attorney to claim Plot 4022, obtained a development permit from the FCT Department of Development Control on the strength of that claim, and then sold the plot for about ₦70 million.
