Dave Kubak Construction Limited: The Registry File and the Project Delivery Record
Dave Kubak Construction Limited has finished at least one building it sold off plan, which puts it ahead of a large share of the Lagos developers people ask about. It also finished that building roughly three years after the date on the marketing material. Both facts come from the public record, and together they are a fair summary of what a buyer is dealing with.
The company appears in Nigeria's Corporate Affairs Commission registry as Dave Kubak Construction Limited, RC 1605615, registered on 31 July 2019 as a private company limited by shares, with a status of active and not in liquidation. Its registered address is 16 Prince Bode Adebowale Crescent, Lekki Phase 1, Lagos. Paid share capital is listed at 2,000,000 naira and the recorded business activity is construction of buildings.
Who the registry names
Three individuals appear on the filing with dated entries. Babatunde Oluwafemi Adegoke, born 1965, is recorded as a legal practitioner in connection with the registration. Kufeji Oludayo and Kufeji Akinyele are each recorded as a person with significant control since 2023. At least one further officer entry exists on the file behind a paywall, so this should not be read as the complete list.
Two related entries are worth knowing about, because searching the name returns more than one company. Dave Kubak Consulting is registered as a business name, BN 2663450. A separate limited company, Dave Kubak International Limited, carries RC 1663413, registered on 28 February 2020 at 16A Prince Bode Adebowale Crescent, the address next door, with its recorded activity given as supply, sale and distribution of building materials. Its filing names Babatunde Oluwafemi Adegoke as legal practitioner, and Kufeji Akinyele and Tehingbola Oluwafolakemi as persons with significant control since 2023.
So the group is a construction company and a materials supplier under common names, not two competing developers. These are still distinct registrations carrying distinct liability. Anyone signing a contract should confirm which entity is named on the document and check that it matches the entity that owns the land, since a business name and a limited company are not the same legal person.
The registration date raises a question a careful buyer should ask directly. The construction company was registered in 2019, but the Dave Kubak brand was marketing off-plan units before that, as the project record below shows. That is not unusual in Nigeria, where developers often trade under a business name before incorporating a limited company, and it is not in itself a problem. It does mean that a buyer who paid before mid-2019 contracted with a different legal vehicle than one buying today, which matters if a dispute ever needs to be pursued.
The project record
In May 2023, Nairametrics published an Estate Intel ranking of the top 10 Lagos developers by ongoing projects, authored by Bisi Adedun. Dave Kubak Construction Limited placed ninth, credited with four ongoing projects comprising 70 units in total. The article described the company as focused on deluxe and luxury grade developments in high-end areas including Victoria Island and Ikoyi, and named three schemes: The Juliana, listed as completed with 12 units in Ilasan; The Gwen, 32 units in Chevron with expected completion in 2023; and The Colonel, also expected in 2023.
The Juliana has the fullest paper trail, and it is the reason this company is worth a closer look than most. Estate Intel published a development profile describing it as 12 two-bedroom flats across three floors, each 120.5 square metres, on a 1,200 square metre site in Ilasan, Lekki. Units were offered at 30 million naira off plan and 36 million naira on completion. The consultant team was named: Dave Kubak Construction Ltd as architect, Strucco Designs as structural engineer, Nsoke Nigeria Limited on mechanical and electrical, and Baseplan Consulting as quantity surveyors.
That profile put the project at the point where piling was about to commence, with estimated completion in the second quarter of 2020. By the May 2023 Estate Intel ranking, The Juliana was listed as completed.
What the slip means, and what it does not
A project estimated for Q2 2020 and recorded as complete by May 2023 has run roughly three years past its marketed date. That is the number an off-plan buyer should price in. It is also, in context, a completion. A developer that delivers late has a delivery record. A developer that never delivers has none, and the difference is the whole question when the money is paid up front.
Two things follow for anyone looking at Dave Kubak today. First, treat any completion date in current marketing as a target rather than a commitment, and negotiate the payment schedule so that the later tranches are tied to verified construction milestones rather than calendar dates. Second, ask what happened to The Gwen and The Colonel. Both carried expected completion dates of 2023 in the Estate Intel ranking. Searches of press coverage and property portals in September 2026 did not turn up a public record of either being completed and handed over. That is an absence in the public record rather than evidence that they were not finished, and small Lagos schemes routinely complete without any coverage at all. It is a question to put to the developer, with an address and a site visit as the answer.

Title, not just delivery
Completion is only half of what a buyer needs. A finished flat with an imperfect title is still a problem, and in Lagos the step that converts a purchase into a defensible interest is the Governor's consent. For a block of flats, ask specifically whether the developer holds a registered title over the land and whether the deed of sub-lease or assignment for your unit is one the state will consent to.
Practical checks for this developer specifically: confirm the contracting entity's RC number against the registry rather than relying on the letterhead, ask for the address of The Juliana in Ilasan and speak to a resident, and ask for the current status of The Gwen and The Colonel with a site address for each. A 2019 registration, a named consultant team, a top-10 ranking by an independent research firm and one documented completion is a stronger file than most companies at this size can show. A three-year slip on that completion is the cost of entry a buyer should assume. Neither fact cancels the other, and a decision made with both in view is a better one than a decision made on the brochure.
