Propertymart Real Estate Investment Limited: Ownership, Parent Company and What the Delivery Record Shows

Propertymart Real Estate Investment Limited says it has been building in Lagos, Ogun and the Federal Capital Territory since 2008, and that it has delivered somewhere between 5,600 and 7,000 housing units and serviced plots. Every one of those numbers comes from the company or its parent. No independent audit, registry filing or third-party verification of any of them appears in the public record, and the figures do not reconcile cleanly against each other.

That is the honest starting point for anyone weighing a purchase from Propertymart. The company has a real portfolio, named professional partners, a documented leadership history and no adverse regulatory record that this research could find. It also has almost no verifiable corporate paperwork in public view, which is common for Nigerian developers of its size and is a reason to do the registry checks yourself rather than a reason to draw conclusions.

The corporate structure, which is the clearest part of the record

Propertymart is a member company of Palton Morgan Holdings. Palton Morgan's own member companies page lists six: Grenadines Homes, PropertyMart, Paltonloitte Limited, Oceanna Development, Micherutti Contractors and Palton Morgan Capital. Nairametrics described Propertymart as "a subsidiary of Palton Morgan Holdings" in an article dated 19 April 2022. Palton Morgan states that it has operated since 2014 and claims group delivery of over 7,000 housing units and serviced plots.

The company's self-published business address is 1a Dipo Awolesi Street, Magodo GRA Phase 2, Shangisha, Lagos. A Nigeria Property Centre directory listing gives the fuller form as 1a Dipo Awolesi Street, off Adekunle Banjo Avenue, Magodo GRA, Shangisha, Ikeja, Lagos State. That is a self-declared address, not a registry-confirmed registered office.

What could not be found, and why that matters

No Corporate Affairs Commission RC number for Propertymart Real Estate Investment Limited appears on the company's site, on Palton Morgan's site, in any directory listing, or in any search result reviewed for this article. Nor does an incorporation date, a share capital figure, a shareholder list or the identity of the company's founder. The CAC public search portal could not be queried directly during this research.

That is an absence in the accessible record, not a finding about the company. Nigerian corporate records are frequently not indexed publicly, and a company can be perfectly properly registered while nothing about it surfaces in a web search. The practical consequence for a buyer is simply that the RC number has to be obtained from the company or bought through a CAC search, and it should be, because it is the anchor for every other check.

The same applies to registration with the Lagos State Real Estate Regulatory Authority. LASRERA operates a public verification function, but no Propertymart entry could be retrieved through it here, and the register does not index reliably to search engines. Treat that as unresolved rather than answered in either direction.

No court judgment, no EFCC, SEC or FCCPC notice, and no regulator warning naming Propertymart surfaced in this research. Neither did any named-press consumer complaint beyond the company's own acknowledgment discussed below. Anonymous forum threads exist, as they do for most developers, and they are not treated as sources here.

Who has run it

The leadership record is unusually well documented for a Nigerian developer of this size, because the company briefed the press repeatedly between 2019 and 2023.

Deji Fasunwon was Propertymart's Managing Director in May 2019, quoted in that role by BusinessDay on 14 May 2019 and by The Guardian on 13 May 2019. Oluwasegun Damiro was General Manager, Sales and Marketing in September 2020, giving a detailed interview to BusinessDay on 29 September 2020. Hakeem Bakare was General Manager in April 2022, quoted by Nairametrics at the launch of The Meadows. Adeyemi Adebambo was Group Head of Customer Service at Palton Morgan in March 2022, quoted by The Guardian on 7 March 2022.

Adeyinka Adesope is the succession story. He appears as Managing Director of Propertymart in June 2023 coverage, and a November 2024 profile describes him as having served as Managing Director of Propertymart before becoming Group Managing Director and CEO of Palton Morgan Holdings.

One caveat that any reader should carry: the leadership list on Propertymart's own about page is undated and mixes Propertymart officers with Palton Morgan group officers, so it cannot be pinned to a period. Only the five roles above are confirmed by dated third-party reporting.

Named partners

Three professional partners were named by the company in the BusinessDay interview of 29 September 2020: PW Civil Engineers, Play in Architecture and Cubic Contractors. Propertymart's own page for Citiview Estate, Arepo states that "all infrastructure work are done by PW Nigeria Ltd."

No bank, mortgage refinancier, development finance institution or institutional investor is named anywhere in the accessible record. Not the Nigeria Mortgage Refinance Company, not the Federal Mortgage Bank of Nigeria, not Family Homes Funds, not any commercial lender. For a developer claiming several thousand delivered units, the absence of any named financing partner is worth noticing, though again it is an absence rather than evidence of anything.

The delivery record and the numbers problem

The named portfolio is substantial and specific. As of September 2020 the company listed Citiview Estate at Arepo, Cranbel Court at Makun, Cranbel Edge at Lekki-Ajah, The Fairmont at Lekki-Ajah, Fairmont Hilltop at Alagbado, Mitchel Mews at Magodo GRA, Bel Terraces at Life Camp Abuja, Mitcheville Estate at Lokogoma Abuja, Palms Garden and Mainland Garden at Mowe, Edensville Estate at Simawa and Citi Park 1 and 2 at Mowe. Since then it has added The Meadows at Magbon-Alade in Ibeju-Lekki, launched April 2022 and planned for roughly 1,000 homes, and Fairmont Hartland at Itele in Ogun State, where plot allocations to subscribers were reported in March 2022.

The counting is where it gets loose. In September 2020, Damiro gave 1,529 apartment units, 43 villa units and 1,508 plots of land, and over 5,600 total housing units and serviced plots across twelve years. In March 2022, Adebambo said "we have allocated over 6,000 plots to subscribers since inception." Palton Morgan's undated group figure is over 7,000 housing units and serviced plots. Those three statements count different things across different corporate boundaries, and none has been independently checked. A reader should treat them as marketing claims with a documented provenance rather than as a delivery record.

The one genuine delivery gap in the record is the company's own. BusinessDay reported on 14 May 2019 that delivery delays had "led to dissatisfaction of many of the customers who had subscribed to different products and were expecting delivery of same." The company attributed the delays to the 2016 recession, said it had liquidated reserve assets rather than ask customers for additional payments, and promised that all outstanding units would be handed over before the end of 2019. Fasunwon put delivery at over 85 per cent across all projects at that point, with 136 units delivered in the first quarter of 2019 and 138 expected in the second. No follow-up reporting confirming or disputing whether the end-2019 promise was met could be found.

It is also worth noting how that 2019 coverage clusters. The Guardian, BusinessDay, TheCable and Business Post all published near-identical accounts within five days, which is the footprint of a single company briefing rather than four independent investigations.

What to verify before committing money

Ask for the RC number and run it yourself through CAC. Ask which entity actually holds title to the specific estate you are buying into, because Citiview at Arepo sits in Ogun State and Ogun now requires electronic consent for property transactions, while The Meadows sits in Lagos State under a different regime. Ask for the title instrument by name and number, not the word "verified." Ask what happened to the 2019 delivery backlog, because the company itself put that on the record and is in the best position to close it. Platforms such as Bektu (https://bektu.com) exist to make a developer's delivery history checkable rather than assumed, but none of that replaces a physical site visit and a lawyer doing a registry search in the correct state.
