Abraham Ibrahim Limited: Three Sets of Numbers for One Abuja Track Record
Abraham Ibrahim Limited has a clean corporate identity and a delivery claim that will not sit still. The company is registered with Nigeria's Corporate Affairs Commission under RC 964903, incorporated on 11 July 2011, and recorded as active. In 2023 it published a portfolio of twenty-five completed Abuja projects, each tagged with a month and a district, running from 2014 to 2023. That is more documentation than most Abuja developers of its size put on the record.
The problem is arithmetic. The three channels the company controls today give three different counts of what it has delivered. Its website says 124 homes. Its YouTube channel says over 120 homes and 70 hotel keys. Its LinkedIn page says over 100 residential units and 50 hotel keys. The website itself no longer exists as a website, and the firm's entire current public pipeline is a single two-bedroom apartment.
None of that is evidence of wrongdoing, and nothing located for this piece alleges any. It is a disclosure problem, and for anyone buying off-plan in Abuja, disclosure is most of what there is to check.
The registry record
A mirror of the Corporate Affairs Commission register, citing CAC and the Companies and Allied Matters Act 2020 as its source, records ABRAHAM IBRAHIM LIMITED at RC 964903, incorporated 11 July 2011, status active, constituted as a private company limited by shares, with paid share capital of one million naira and two shares issued. The recorded type of activity is "UNSPECIFIED." The registry address string reads "59 LOBOTO CRESC. WUSE2, ABUJA, FCT." That record was last refreshed roughly two years ago, so it should be read as a snapshot rather than a current filing.
Three people appear as officers. Abraham Hamza Ibrahim is listed as a person with significant control holding a 95 per cent shareholding, recorded since 2022. Hamza Abraham Ibrahim and Ibrahim Anthony Madaki are listed as directors. The company name is the principal's own name rather than a partnership between two men called Abraham and Ibrahim, which is worth stating because the construction invites the opposite assumption.
A sibling company shares the address. ABRAHAM IBRAHIM FARMS LIMITED, RC 1105644, was incorporated on 2 April 2013, is recorded as active with agricultural production as its stated activity, and lists its address as No. 59 Lobito Crescent, Wuse II. Abraham Hamza Ibrahim appears there too as a 95 per cent person with significant control.
Note the address split, because it matters for service of documents. The CAC record points to Wuse 2. Every commercial listing, and the company's own LinkedIn page, give the operating address as 3 Sankuru Close, Maitama.
The Commission's own public search sits behind a bot challenge and could not be queried directly for this piece. The RC data above comes from a mirror that cites CAC. A buyer committing serious money should order the certified CAC search rather than rely on a mirror, and should ask which of the sibling companies is the contracting party.
What the 2023 portfolio claimed
The company's website carried a genuine, populated corporate site until late September 2023. The Internet Archive's capture from 28 September 2023 shows twenty-five project tiles, each marked "Completed" with a month, a year and an Abuja location, nearly all also tagged sold out.
The list runs: Emerald Luxury Apartments, June 2023, Maitama II. Emerald Luxury Apartments, January 2023, Maitama II. Abeh Signature Apartments, February 2021, Maitama. Signature House, November 2020, Guzape. Maracaibo Terraces, November 2019, Maitama. Ojays Boutique Hotel, December 2015, Kaura. Bamboo House Maitama, April 2014, Maitama. Eighteen further entries carry the same treatment across Mabushi, Apo, Wuse 2, Bwari, Galadimawa, Garki, Life Camp and Lagos.
Because the Emerald Luxury Apartments name appears twice, twenty-five tiles cover twenty-four distinct project names, which is how a "24+ Successful Projects" claim sits alongside a twenty-five tile grid.
The same archived page carried the company's headline counters: ten years of existence, 38 partners and investors worldwide, 24+ successful projects, and 124 homes completed, sold and delivered. Two details on that page are worth a buyer's attention. The visible figure of 124 is contradicted by the page's own animation markup, which carries the value 120; the other three counters match their markup exactly. And two testimonials on the page are word for word identical while credited to two different named people, David Ubong and Muhammed Muftar. The footer also carries unreplaced template text giving an address of "166 Main Street, Beverly Hills, CA, 90210."
Those are small things individually. Together they mean the 2023 site is a marketing artefact rather than a verified record, and the numbers on it should be treated accordingly.
Three tallies, one track record
The live channels do not reconcile with the archived site or with each other.
The company's YouTube channel description reads: "Abraham Ibrahim Limited has completed over 24 Successful Projects and delivered over 120 Residential Homes, as well as Boutique Hotel projects with a combined total of 70-Keys, across the Federal Capital Territory till date." The channel has 584 subscribers, 34 videos and was created in April 2020.
The company's LinkedIn page reads: "We have successfully completed over 100 residential building units and 50 commercial hotel keys." The same page gives a founding year of 2011, consistent with the CAC incorporation date, and a Maitama headquarters.
So the homes figure is 124, then 120, then 100, depending on which company channel is read. The hotel keys figure is 70 on one and 50 on the other. There is no independent source that settles which is right. A single third-party record corroborates one completed project: a Nigeria Property Centre listing posted in August 2023 for Emerald Luxury Apartments at George Uboh Street, Mpape, marketed by Abraham Ibrahim Limited and described as finished and serviced.
The company today
The domain abrahamibrahim.com still resolves, but it no longer serves a website. A request returns an HTTP 301 permanent redirect to the company's Instagram profile, and the behaviour is the same over both HTTP and HTTPS. The Internet Archive's record matches: the last content capture is 28 September 2023, and by August 2024 the domain was already recording a 301. A company that ran a full corporate site with a project portfolio in 2023 now points its domain at a social profile behind a login wall.
Its Nigeria Property Centre developer profile carries a "Verified" badge, and the platform's own explainer is careful about what that means: verification indicates the provider supplied identity and business documents such as a certificate of incorporation plus a utility bill or tax clearance, and the platform states plainly that it "isn't an endorsement or a guarantee of business practices." The profile lists the Maitama address, records six years on the platform, and shows one active listing.
That one listing is Citrine Court, a two-bedroom serviced and managed apartment on Abang Odok Ogar Crescent off Emmanuel I Ogalla Boulevard in Katampe Main, posted on 1 May 2025 at 165,000,000 naira and described as "currently under construction with a 12-month completion timeline." The company's own LinkedIn post advertises what appears to be the same unit at 150,000,000 naira and describes it as "15 months in the making." A 15 million naira price difference and a timeline that has already outrun the listing's stated twelve months are both questions a buyer is entitled to put directly.
What could not be established
No parent company, named investor, bank or lender was located. The archived site claimed "38 Partners & Investors worldwide" and referred to "a select group of results-driven, long-standing associates and financial partners," but named none of them. No joint venture partner, main contractor, architect of record, sales agency or mortgage partner appears in any source found.
No regulatory action, enforcement notice or court case naming the company was retrieved. That is an access failure rather than a clean bill of health. The Corporate Affairs Commission search, Nigeria's legal information institute search and several major newspaper archives all blocked automated queries during this research. Searches of the Federal Competition and Consumer Protection Commission site and the Federal Capital Territory Administration site returned nothing naming the company, and a phrase search for the company name returned no press coverage at all.
Absence of a located record is not a finding about conduct. It means the checks a buyer would want are not available from open sources and have to be ordered.
What to ask
Order the certified CAC search against RC 964903 and confirm which entity signs the contract. Ask for the Certificate of Occupancy or title documentation on the specific Katampe parcel and for the Federal Capital Territory development control approval. Ask, in writing, which of the three published delivery figures is correct and for addresses of three completed schemes that can be visited. And ask why the same apartment carries two prices.
A company with a real registry identity and a dated portfolio has the raw material to answer all of that easily.
