The top three rows and the bottom three rows are not the same kind of asset. A Certificate of Occupancy is the instrument the Governor grants under the Land Use Act 1978, which vests all land in a state in the Governor to hold in trust. A Governor's Consent is the state's approval of a transfer of that interest. Those are root of title. A government survey is a measurement. A deed of agreement is a contract between two private parties, and it is only as good as whatever interest the seller actually had to pass on.
Six of the nine estates sit in Ogun State, where the sequence that converts community land into land a buyer can safely register runs through excision and gazette: the state releases a portion of land back to the families who occupied it, and publishes that release in the state gazette, after which a survey and a registrable title can follow. No 4point estate claims an excision or a gazette number. That is the single most useful thing a prospective buyer at Mowe, Simawa or Aseese can take from the company's own published material, and it is a question to put to 4point directly rather than a conclusion about what the company holds. A search failing to turn up a document is not the same as the document not existing.
One company statement is worth reading closely. In the 2021 ThisDay piece, head of business Charles Esomojumi is quoted saying "All our properties have verifiable titles from the Ministry of Housing and our clients have no issues with Omo-onile or land grabbers." A Certificate of Occupancy is not issued by a Ministry of Housing. It comes from the Governor, through the state lands bureau and surveyor-general. The phrasing may be loose rather than meaningful, but a buyer asking for title should ask which office issued the document and request the registration particulars, not accept a ministry's name.
The same plot, three prices, all live today
Anyone researching Amari Gardens at Lakowe will find three current pages quoting three different prices for a 300 square metre plot. 4point's own project page says ₦13,000,000 outright. Its marketing agent ThinkMint says ₦6,547,500. PropertyPro.ng says ₦4,947,000 outright, or ₦5,335,000 over 48 months. None of the three pages carries a date.
The likeliest explanation is that the agent pages are older vintages that were never retired, and the company's figure is current. But all three are reachable right now, two of them carry 4point's name and copy, and the spread is a factor of about 2.6. A buyer who agrees a price from an agent microsite and a buyer who agrees one from the company are not buying the same thing on the same terms, and the paper trail should be pinned to a dated, signed offer letter before any money moves.
Both agent pages also repeat the C of O claim for Lakowe in stronger terms than the company does. ThinkMint's page states "It has a Certificate of Occupancy (C of O) from Lagos State Government." PropertyPro's carries the same claim. An agent is not the issuer of a title, and a title claim repeated by a sales channel does not gain weight by repetition.
What is not on the record
4point publishes no RC number. Its site has no terms page and no privacy page, which is where Nigerian companies most often print one, and the footer reads only "© 2026 4point Property." The Corporate Affairs Commission public search at search.cac.gov.ng returned an HTTP 403 when checked for this piece, so the registration could not be verified either way. That is an access failure on our side, not a finding about the company, and it is the first thing a buyer with a Nigerian internet connection should check for themselves.
Two different registered addresses are in circulation: 850B Oyebode Street, off Ifeanyi Uba Street, Omole Phase 2 on the company's contact page, and 809B Reverend Adubifa Street, Omole Phase 2, Berger on its Nigeria Property Centre developer profile, where the company also shows zero active listings. No LASRERA registration number appears anywhere on the site, and the Lagos State Real Estate Regulatory Authority, established by law on 18 May 2007, maintains the register where a Lagos agent or developer can be checked.
There is also an estate that has gone quiet. In September 2019 Vanguard reported the launch of Wealthgate Park at Eleko, Lekki, where "a parcel of land in the scheme sells for N7.2 million." Wealthgate Park does not appear on 4point's current website. Nothing we found says what became of it. Subscribers to a scheme that has left its developer's own site are entitled to ask.
Finally, a maintenance note that a researcher will hit within a minute. The answers on 4point's FAQ page are untranslated Lorem Ipsum placeholder text, and its awards page lists nine awards all dated 2017 alongside testimonials attributed to names that ship with commercial website templates. Unedited theme content says nothing about whether a company builds. It does mean the site should not be read as a carefully maintained record of anything.
What is worth verifying, in order
For any 4point estate in Ogun State, ask for the excision and the gazette volume and page before the survey plan. For a Lagos estate, ask for the C of O number and the registered title particulars, then verify them at the Lagos State Lands Bureau rather than against a brochure. Ask the company for its RC number and check it at the Corporate Affairs Commission. Ask which handover batch you are in and what the written completion date is, since Vanguard's 2022 report describes the Magboro duplexes as "the first batch." Delivery history is the part of a developer's record that can be checked rather than claimed, which is the whole premise of a platform like Bektu. 4point's own page sits at bektu.com/companies/4point-real-estate-investment-limited.
We found no regulatory action, no court case, no SEC Nigeria or FCCPC notice and no buyer complaint concerning 4point Real Estate Investment Limited. We also found no independent confirmation of Magnolia Terraces, Games City Makun, Amari Gardens Epe or Rose Gardens Mowe, which appear only on the company's own site and its agents'. Both of those statements are about the limits of the public record, not about the company.
