Adekunle Ajayi & Company Limited: What RC-1447213 Shows and What It Does Not

Adekunle Ajayi & Company Limited sells land in Ogun State, and unlike most companies doing that, it publishes its registration number. Page one of its April 2025 corporate profile carries the line "RC1447213". That number checks out against the Corporate Affairs Commission record, which lists ADEKUNLE AJAYI & COMPANY LIMITED as a private company limited by shares, incorporated on 23 October 2017, status active, with a share capital of one million naira divided into one million shares of one naira each.

A buyer who has spent any time in the Ogun State land market will recognise how unusual that is. Most of what is sold along the Sagamu to Abeokuta corridor is marketed by outfits that never put a registration number in front of a customer. So the first thing to say about Adekunle Ajayi & Company Limited is that it can be found on the register, and the number it gives is the number on file.

The harder question is what the company has actually built or delivered, and there the public record produces almost nothing.

Three addresses for one company

The registry gives the registered address as "No 2 Ofada Road Central Road Owode, Egba, Ogun State". The footer of the company's own website gives "Siun Town, Obafemi Owode LGA, Abeokuta, Ogun State". Its corporate profile document gives a third: "Our head office is located at Adekunle empire, KM 4 Sagamu -Abeokuta Exp. way Aiyegbami town Ogun state". Siun and Aiyegbami are both in Obafemi Owode local government, so the last two are in the same area, but Owode Egba is a separate place and it is the address the company filed.

Registered address and operating address are allowed to differ, and for a small land company with a site office on the expressway this is an ordinary thing. It still matters, because a registered address is where legal process is served. Anyone signing a contract should confirm which address appears on the agreement and whether it matches the filing.

There is a similar mismatch on dates. The company's homepage says it was "Founded in 2016 on the principles of integrity, excellence, and innovation". The registry says the company was incorporated on 23 October 2017. Trading before incorporation is common and unremarkable, but if the founding year is being used as a track record, the incorporated entity is a year younger than the claim.

Who is on the file

The Corporate Affairs Commission record lists Ajayi Adekunle Abdullateef as a director, born 1989. Fasasi Aminat, born 1980, is listed as company secretary. Mukaila Akeem Babatunde and Fasasi Aminat are both recorded as persons with significant control since 2023. The registry notes twelve officers on file, of which only a portion is publicly visible without a paid search.

The company's own site names its chief executive simply as "Adekunle Ajayi", with a short first person welcome message and no surname sequence that would let a reader tie the site's CEO to the registry's director with certainty. The organisation chart in the corporate profile document lists positions, managing director and chief executive, chief operating officer, surveyor, civil engineer, legal adviser and compliance officer, and attaches no names to any of them. For a buyer, the registry entries are the more useful record, and they are the ones to take to CAC for confirmation. The registry data used here comes from a commercial mirror of the CAC register rather than from CAC directly, because the commission's public search was not reachable during this research, so a direct or certified search is the right final step.

No press coverage of Adekunle Ajayi & Company Limited exists that we could find. The only third party sources are job boards, which carried four vacancies the company advertised in Ogun State in May 2025, including a general manager role at 250,000 to 350,000 naira a month. Those listings reproduce the company's own description of itself.

What is being sold, and what has been delivered

The website markets two estates. Mar-Rok Garden Estate is featured on the homepage at Oke-Tapa, Siun, Ogun State. Commonwealth Estate is listed at kilometre 4 of the Sagamu to Abeokuta expressway at Aiyegbami Town, Siun, priced at 1,500,000 naira, appearing twice as duplicate listings, with an empty description field and no plot size or unit count given. The listing was updated on 16 January 2026.

Beyond that, the site's own location pages advertise "0 Property" for Ijebu-Ode, Obafemi Owode, Mowe Ibafo and Sagamu Interchange. Its homepage counters read "0+ Active Listings" and a highest listing value of zero naira. A testimonial block still carries unreplaced Latin placeholder text, and every blog post on the site is dated 9 March 2016. These are signs of an unfinished website build, not of anything else, and they are worth mentioning only because a prospective buyer will reasonably read a website as a statement of scale. This one does not support a claim of scale.

We found no record of a completed, surveyed and allocated estate by this company. No handover, no allocation ceremony, no certificate of occupancy or governor's consent obtained on behalf of buyers, no named purchaser. Absence of a record is not evidence that nothing has been delivered. Small Ogun land companies allocate plots routinely without any of it reaching the internet. But it does mean the delivery record has to come from the company itself, and a buyer should insist on seeing it: a survey plan with a registered surveyor's number, the title document the estate sits on, and the phone number of someone who has already been allocated a plot there.

The company also claims a group structure, naming "5 Letter A Agricultural Nig LTD", "ACE Logistics and Supply Chain LTD" and "Prime Heart Gas Limited" as its group of companies. None of those names returned a registry record in the sources available to us, and the Prime Heart page on the company's own site refers internally to a differently named entity, "Prime Heart Oil and Gas Limited". The group claim rests entirely on the company's own website.

The checks that matter here

Ogun State land is where Nigeria's developer regulation gap bites hardest, because a company can be properly registered at CAC and still be selling land it does not hold good title to. Registration and title are separate questions and passing one says nothing about the other.

So: confirm RC-1447213 directly at CAC and check the directors match the people you are dealing with. Get the survey plan and have it charted at the Ogun State surveyor general's office, since buying without a registered survey plan is the single most common way Nigerian land purchases fail. Establish whether the land is under government acquisition or excision. Then run the rest of the developer verification checklist before paying anything.

We found no regulatory or legal action naming Adekunle Ajayi & Company Limited: no Securities and Exchange Commission notice, no Federal Competition and Consumer Protection Commission matter, no EFCC case and no Ogun State government warning. Because CAC and Nigerian court records were not fully reachable, read that as no record found rather than as a clearance.
