Vines Realty and Its Eight Ibeju-Lekki Estates: What Each Title Actually Covers

Vines Realty sells land in eight estates across Ibeju-Lekki, and every one of them is listed on its website as still selling. None is marked as completed or fully allocated. More usefully for a buyer, the company publishes the title status of each estate individually, and those statuses are not equivalent. Three of the eight are sold on documentation that is either not yet granted or falls short of a perfected title. That distinction decides what you actually own after you pay, and it is stated plainly enough on the company's own pages to check before you commit.

This piece covers what the public record establishes about the company behind those estates, what title each estate carries, and what a buyer still has to verify independently.

The entity and the people

The registered name is Vines Realty Afrique Ltd, which appears in the copyright line on the company's own contact and about pages. The about page states the business has operated "Since 2016." The listed address is Suite 4 Dominion Plaza, off Igbo-Efon Bus Stop, Lekki-Epe Expressway, Lekki, Lagos.

Leadership is documented in two places that agree with each other, which is more than many Lagos land sellers offer. The company's team page names David Udoh as group managing director, alongside a senior team including Nnena Ugwu as head of the advisory board, Femi Osalusi as head of operations, Temitope Oshaji as secretary and head of legal, and Peter Ayodeji Falope in business development and marketing communications.

Independent confirmation comes from ThisDay, which reported on 15 July 2022 that the company had appointed the actress Nancy Isime as brand ambassador. That report names David Obaraifo Udoh as managing director and identifies Barrister Nnenna Agwu, Ayodeji Peter Falope and Adebayo Bose as board members. It also gives the registered name as Vines Realty Afrique Limited. Having a board named in national press, and having those names match the company's own team page, is a real verification point.

One thing is absent. We did not find a registration number published on the company's own website or in any press coverage. That is common for Nigerian property companies and is not a mark against the business, but it does mean a buyer cannot confirm the contracting entity from the website alone.

The eight estates and what each title means

All eight estates are in Ibeju-Lekki and all are offered on a 20 percent initial deposit. The documentation status published for each, in the company's own words, is:

These four categories carry very different weight, and the gap between them is where most Lagos land disputes start.

A Certificate of Occupancy is the strongest position on this list. Under the Land Use Act of 1978, all land in a Nigerian state is vested in the governor, and a C of O is the governor's grant of a right of occupancy, normally for 99 years. Peach Vines Court is the only estate here offered on a granted C of O, and it is also the most expensive.

Excision and gazette is a different instrument and a good one. Excision is the process by which the state releases a portion of land back to the original community from the general government acquisition, and the gazette is the official publication recording it. Land that is excised and gazetted is not under government acquisition and can be regularised. Two estates, Almond Vines Phase 1 and Oak Vines, are offered on this basis.

A deed of assignment with a registered survey is a transfer document between parties plus a survey lodged with the state. It evidences a transaction. It is not, by itself, a state grant of title, and it does not establish that the underlying land is free of government acquisition. Three estates are offered on this footing.

The phrase "in view" is the one to slow down on. Almond Vines Phase 2 is offered with "Governor's Content In View" and Palm Beach Front with "C OF O And Consent in View." Read literally, these say the document is anticipated, not granted. Buying on a title in view means buying on the expectation that a state approval will be issued later. That expectation may well be met. It is still an expectation, and the timeline is controlled by the state, not the seller.

To be clear about what this is and is not: publishing the title status per estate is a disclosure, and disclosure is better practice than the common alternative of describing everything as "good title." Vines Realty states its position openly. The point is that a buyer has to read which of the four positions applies to the specific plot being sold.

What to verify before paying

Confirm the entity. Run a Corporate Affairs Commission search on Vines Realty Afrique Ltd, get the registration number, directors and registered office, and check that the name on your contract matches the entity you searched.

Verify the title at source, not in the brochure. For an excised and gazetted estate, ask for the gazette number, the page and the year, then confirm it at the Lagos State lands bureau. For a C of O, ask for the number and verify it. For any estate described as "in view," ask in writing what has actually been filed, when, and what happens to your money if the approval does not come.

Check the survey against the plot. A registered survey plan should place the specific plot you are buying inside the excised area. Surveys and excisions do not always align at the boundary, and the edge of an estate is where that shows up.

Get the refund and allocation terms in the contract. Ask when physical allocation happens, what triggers it, and what the remedy is if it slips.
