Rise Real Bali: Agency or Developer, and What the Rise Villas Lease Term Says

Rise Real Bali sells property in Bali as an agency. Its own website carries the line "Real estate agency in Bali" at the top of the page, and the body text explains the model plainly: "We sell developer villas and completed homes in rupiah, at list price." Of the roughly two dozen projects it lists by name, it claims exactly one as its own. That project is Rise Villas at Nyanyi, and the site says of it, "we built this one and own it ourselves."

That single sentence is why this company needs reading carefully rather than quickly. For every other listing, Rise Real Bali is the sales channel and someone else carries the build risk. For Rise Villas it presents itself as the principal. Those two positions carry different obligations, and the public record does not settle which one a buyer would actually be contracting into.
