1. Who we are and what these terms cover
Bektu is operated by Bektu Inc., 131 Continental Dr, Suite 305, Newark, DE 19713, United States ("Bektu", "we", "us"). These Terms of Service (the "Terms") govern your use of bektu.com, its subdomains, the Bektu API, the Bektu agent, the embeddable "Verified on Bektu" badge, our emails, and every related service (together, the "Service").
By using the Service you agree to these Terms and to our Privacy Policy. If you do not agree, do not use the Service. If you use the Service on behalf of a company, you confirm that you are authorized to bind that company, and "you" includes that company.
2. What Bektu is, and what it is not
Bektu is a real estate transparency platform. We collect publicly available information about real estate companies (developers, agencies, property managers, construction firms, and marketplaces), the people behind them, and their projects, and we present it in a structured way so that a buyer abroad can verify a company before committing money.
Bektu is not:
- a real estate marketplace, broker, or agent. We do not sell property and we do not earn a commission on any transaction.
- a law firm, an accountant, or a financial adviser. Nothing on the Service is legal, tax, investment, or financial advice.
- a guarantor of any company, project, or document. A profile, a Bektu Score, a document on file, or a response from a company is information for you to weigh, not a promise by us.
You are responsible for your own decisions. Before you send money abroad, engage a licensed lawyer in the relevant jurisdiction.
3. Eligibility
You must be at least 18 years old to create an account or buy anything on the Service. The Service is not directed at children, and we do not knowingly collect information from anyone under 18.
Some countries are blocked from the Service. We may refuse or limit access from any location where offering the Service would be unlawful or impractical for us.
4. Accounts and sign-in
Most of Bektu is free to read without an account. To use the agent beyond a short trial, start a verification, subscribe, buy an analysis, claim a company, or manage a company dashboard, you need an account.
Accounts are created with an email address and a one-time code, or by signing in with Google or LinkedIn. You are responsible for the security of your email account and for everything that happens under your Bektu account. Tell us immediately at legal@bektu.com if you believe someone else has used it.
You must give us accurate information and keep it up to date. One person may hold one account. We may suspend or close accounts that are inactive, abusive, fraudulent, or in breach of these Terms.
5. The Bektu Score and public company profiles
The Bektu Score is an evidence-based assessment of how much verifiable information exists about a company: legal registration, named and accountable people, documented project history, public evidence of delivery, and external verifiability. It is not a rating of build quality, financial health, honesty, or investment return. A high score means more can be verified; it does not mean a company is safe. A low score means less can be verified; it does not mean a company is dishonest. The full methodology is published at bektu.com/trust-score.
Company profiles are compiled from publicly available sources such as company websites, public registries, press coverage, professional networking profiles, and documents companies send us. We make reasonable efforts to be accurate but we cannot guarantee that any profile is complete, current, or error free. Scores and profiles change as evidence changes.
If you believe information about you or your company is wrong, write to legal@bektu.com with the specific item and the evidence. We review every request and correct confirmed errors. We do not remove accurate, publicly sourced information because a company would prefer it not be shown; that transparency is the point of the Service.
6. Paid products
Prices are shown in US dollars before you pay. Payments are processed by Stripe. We do not store your full card number. Taxes may be added where the law requires it.
Reader subscription ($9 per month). Unlocks full articles, the daily newsletter, and company details (contact information, the people behind a company, and the documents a company has published). It renews monthly until you cancel. You can cancel at any time from your account page; you keep access until the end of the period you paid for, and we do not refund partial months.
Company analysis ($19 per article). A one-time purchase that unlocks one analysis article for your account permanently. Company analyses are not included in the reader subscription and are not covered by the free-article allowance.
Document discovery ($29). We search public sources for documents on a company and assess whether what we found is sufficient. If it is not, the same payment funds an anonymous verification inquiry to the company (below). Discovery results reflect what was publicly findable at the time; we do not guarantee that documents exist or that we will find them.
Verify a company anonymously ($29). Bektu emails the company a due-diligence questionnaire on your behalf, forwards follow-up questions, and produces an assessment from the company's answers. We never reveal your identity to the company. We cannot force a company to respond. A company's silence is recorded as part of its public record. If a company does not reply, that outcome is itself the result of the inquiry, and the fee is not refunded on that basis alone.
Independent lawyer review ($199 or as quoted). Connects you with an independent property lawyer in the relevant jurisdiction who reviews documents and gives you an opinion. The lawyer is an independent professional, not a Bektu employee. Any legal advice comes from the lawyer under their own professional obligations, not from Bektu. Bektu facilitates the engagement and collects payment on the lawyer's behalf.
Company documents plan ($49 per month, for companies). Lets a verified company publish documents on its profile. It renews monthly until cancelled and is governed by Section 8.
Refunds. Because most of our products deliver digital research immediately, payments are generally non-refundable once work has started or content has been unlocked. If you were charged in error, charged twice, or did not receive what you paid for, email legal@bektu.com within 14 days and we will make it right. Statutory rights that cannot be waived in your country are not affected.
Price changes. We may change prices. Changes to a subscription price apply from your next renewal, and we will tell you in advance.
7. The Bektu agent and AI-generated content
The Bektu agent ("Ask Bektu"), the questions we send companies, the assessments of their answers, document discovery results, and some article summaries are generated with artificial intelligence. We ground these outputs in our own evidence and instruct the models to be neutral and not to invent facts, but AI output can still be wrong, incomplete, or out of date.
AI output is information to check, not advice to act on. Where we can, we link each statement back to the source so you can verify it yourself. Do not rely on an AI answer alone for any financial decision.
You may not use the agent to generate content that is unlawful, defamatory, or intended to harm a person or company, and you may not attempt to make it ignore its instructions or reveal information about other users.
8. Companies: claiming a profile, the verified badge, and published content
A person who can prove control of a company's website domain (through a DNS record or an email address on that domain) may claim the company's profile and manage parts of it from a dashboard. Claiming a profile confirms identity only. It does not change the Bektu Score, which is computed from evidence, and it never lets a company remove accurate public information about itself.
By claiming a profile you confirm that you are authorized to act for the company. We may ask for additional information, pause a verification, or withdraw it if we have reason to doubt the claim.
Verified on Bektu badge. A company with a confirmed claim may embed the badge on its own website. The badge may only be used on websites controlled by that company, must not be altered, and must link to the company's Bektu profile. It says that the company's identity was confirmed with Bektu; it is not an endorsement by Bektu, and you may not describe it as one. The badge is re-checked yearly and is removed if the check fails or the claim is withdrawn.
Content companies publish. Companies that add projects, units, photos, documents, or responses to our inquiries are solely responsible for that content. You confirm that it is accurate, that you have the right to publish it, and that it does not infringe anyone's rights. We display documents as "supplied by the company and not checked by Bektu". We may remove any content that we believe is false, misleading, infringing, or unlawful, and we may record that removal.
You grant Bektu a worldwide, non-exclusive, royalty-free license to host, display, reproduce, and adapt content you submit, for the purpose of operating and promoting the Service and for as long as it remains on the Service, plus any period we need to keep it for records or disputes.
9. Acceptable use
You may not:
- scrape, crawl, or bulk-download the Service, or use the API, the MCP servers, or the badge in ways that exceed documented limits or circumvent rate limits;
- try to access another user's account, a company's dashboard you are not authorized for, or any private surface (such as another buyer's tracker page);
- use the Service to harass, threaten, or defame any person or company, or to post false information;
- impersonate Bektu, a company, or any person, including by submitting a claim or a response you are not authorized to make;
- resell, sublicense, or commercially redistribute our data, scores, or AI output without a written agreement;
- interfere with the Service's security or operation, probe for vulnerabilities without our written permission, or introduce malicious code;
- use the Service for any purpose that is unlawful where you are or where the company you are investigating is.
We may investigate violations, remove content, throttle or block access, and report unlawful activity to the authorities.
10. Intellectual property
The Service, including its design, code, text, scores, methodology, and compilations of data, belongs to Bektu or its licensors and is protected by copyright, trademark, and database rights. "Bektu", the Bektu logo, and "Bektu Score" are trademarks of Bektu Inc.
You may view, print, and share individual pages for personal, non-commercial purposes, and quote short excerpts with attribution and a link. All other uses require our written permission. Facts about companies that we collected from public sources remain facts; what we protect is our selection, arrangement, scores, and written analysis.
If you believe content on the Service infringes your copyright, email legal@bektu.com with the work, the location on the Service, your contact details, and a statement that you believe in good faith the use is not authorized.
11. Third-party services and links
The Service links to company websites, public registries, documents hosted elsewhere, and other third-party sites, and uses third-party providers listed in our Privacy Policy. We do not control those sites or vouch for their content. Your use of them is at your own risk and governed by their terms.
12. Disclaimer of warranties
The Service is provided "as is" and "as available". To the fullest extent permitted by law, we disclaim all warranties, express or implied, including fitness for a particular purpose, accuracy, completeness, non-infringement, and uninterrupted or error-free operation. We do not warrant that any company, project, document, or person described on the Service is legitimate, solvent, or will perform.
13. Limitation of liability
To the fullest extent permitted by law, Bektu and its officers, employees, contractors, and partners will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of money, property, profit, data, or goodwill, arising out of or related to the Service or any decision you make based on it, even if we were told such damages were possible.
Our total liability to you for all claims arising out of or related to the Service in any twelve-month period will not exceed the greater of (a) the amount you paid us in that period and (b) one hundred US dollars.
Some jurisdictions do not allow certain exclusions. In those places our liability is limited to the smallest extent the law allows. Nothing in these Terms limits liability for fraud, gross negligence, or death or personal injury caused by negligence where the law does not permit such limits.
14. Indemnity
You will indemnify and hold Bektu harmless from claims, losses, and expenses (including reasonable legal fees) arising from content you submit, your breach of these Terms, or your misuse of the Service, including any claim that content you published as a company is false or infringing.
15. Termination
You can stop using the Service at any time and can ask us to close your account by emailing legal@bektu.com. We may suspend or terminate your access if you breach these Terms, if required by law, or if continuing to serve you would create legal or security risk for us. Sections that by their nature should survive (including 5, 8, 10, 12, 13, 14, and 17) survive termination. Public company information remains on the Service after a company's account is closed.
16. Changes to the Service and to these Terms
We are a small team shipping quickly, and the Service changes often. We may add, change, or withdraw features at any time. We may also update these Terms. If a change is material, we will post the new Terms here with a new "last updated" date and, for account holders, tell you by email or a notice on the site before it takes effect. Continuing to use the Service after that date means you accept the updated Terms.
17. Governing law and disputes
These Terms are governed by the laws of the State of Delaware, United States, without regard to its conflict-of-law rules. Any dispute that we cannot resolve informally will be brought exclusively in the state or federal courts located in Delaware, and you consent to their jurisdiction. If you are a consumer in a jurisdiction that guarantees you the right to sue at home, that right is not affected.
Before filing any claim, write to legal@bektu.com and give us 30 days to try to resolve it with you.
18. General
These Terms, the Privacy Policy, and any product-specific terms shown at purchase are the whole agreement between you and Bektu about the Service. If a court finds any part unenforceable, the rest stays in force. Our failure to enforce a right is not a waiver of it. You may not transfer your rights under these Terms; we may transfer ours to a successor of the business. Nothing in these Terms creates a partnership, agency, or employment relationship.
