Protected Capital Estate in Bali: Four Handover Dates for Y-Way and What Settles Them
Y-Way Boutique Hotel in Seseh, Bali, is sold off-plan by Protected Capital Estate, and the handover date attached to it depends entirely on which website you read. The project data Bektu holds, taken from the Realiste listing, gives Q2 2025. EstateWin Bali Group, the agency that sells the units, also gives Q2 2025. Housearch gives Q1 2026. Newhomes.id calls it "ready to move." A listing for the same complex on Realting records it as finished in 2025, places it in Pererenan rather than Seseh, and names a different company in its developer field. As of the end of September 2026, the earliest of those dates is fifteen months past.
None of that establishes that anything has gone wrong. Off-plan marketing copy in Bali is frequently written by third-party portals rather than developers, and dates go stale on pages nobody updates. What it does establish is that a buyer cannot learn the handover date for this project by reading the pages that sell it. The date has to come from documents, and Indonesian law is specific about which documents those are.
What the developer discloses, and what it does not
Protected Capital Estate presents itself on Bali.realestate as having been founded in 2022, with an office on Jalan Br Tegal Bingin, Desa Mas, Kecamatan Ubud, in Gianyar Regency. Its own site, ywayhotel.com, describes the company behind the project only as "an experienced developer with over 10 years of experience in construction." Newhomes.id carries a stronger claim, that the company has designed and constructed more than 250 buildings globally, alongside projected returns of 12 to 35 percent in US dollars.
No Indonesian legal entity appears on any of those pages. There is no PT name, no NIB, no deed of establishment number. The only registered company named anywhere in the chain is the selling agency: PT Estatewin Bali Group, which appears on its own Y-Way page. That matters because in Indonesia a foreign-facing property developer normally operates through a PT PMA, and the identity of that PT determines who a purchase contract is actually with, who owns the land, and who a buyer would pursue if a building is late.
Pricing moves as well. The developer's own site lists a studio from $119,000 and a one-bedroom from $179,000. EstateWin lists a 58 square metre one-bedroom from $159,000. Housearch lists a 69 square metre one-bedroom from $162,438. Newhomes.id opens at $150,000. Different unit sizes explain some of that spread, but not the labelling of the same building as both off-plan and ready to occupy.
The company markets two other projects. Bali.realestate lists Axis One in Cemagi, Badung, as off-plan with completion in the first quarter of 2026. Newhomes.id lists K-Village in Kuta at Q1 2027, from $180,000. Axis One's announced date has also now passed.
The lease term is shorter than the Bali norm
EstateWin's page is the only channel that discloses the tenure on offer, and the disclosure is worth reading closely. It describes the structure as a 25 year leasehold, extendable by five years for an additional fee, plus a further 25 year extension.
A leasehold in Indonesia is Hak Sewa, a contractual right between parties, not a registered right over land. It is not the same instrument as Hak Pakai, the right of use a foreigner can hold and register. Under Government Regulation No. 18 of 2021, Hak Pakai for a foreign resident runs for up to 30 years, may be extended once for up to 20 years, and may then be renewed for up to 30. Strata title units are a separate route: Article 144(1)(c) of Law No. 11 of 2020 read with Article 67(1)(c) of PP 18/2021 lets a foreigner with the correct immigration status own a satuan rumah susun, subject to the zone the building sits in.
The practical difference is that a 25 year lease with extensions priced later, and payable to whoever controls the land at that time, is a weaker position than a registered right with statutory renewal periods. It is not improper, and it is common in Bali. It is simply not what the same market often advertises as an 80 year leasehold, and a buyer comparing offers needs to know which one is in front of them.
