MKH Properties Limited: Allocation Titles, Three Company Names and What Has Actually Been Built

MKH Properties Limited has delivered at least one commercial scheme and several residential estates across Lagos and Oyo State since 2018, and it currently sells land in estates whose paperwork is described by the company as a government allocation rather than a registered Certificate of Occupancy. For a buyer sending money from abroad, that distinction matters more than any other fact in this article, and it is the one the marketing material tends to compress into a single reassuring word.

This is a look at what is on the public record for MKH Properties Limited: which legal entity has carried the business, who runs it, what the company says it has delivered, and which of those claims a buyer can check independently before signing anything.

Three names, one business

The company's own About Us page says the business began in 2018 as Mustard Fortune Global Investment Limited. Vanguard reported on 3 February 2021 that the firm was rebranding, and named the new entity MKH Investment Limited. The business trades today as MKH Properties Limited, which is also the name on its website, its brochures and its Corporate Affairs Commission filings as described in a BusinessDay piece published on 29 April 2024.

Three names in six years is not unusual for a Nigerian property company, and it is not in itself a warning sign. It does create a practical problem at the point of contract. A receipt issued to one entity, a survey plan drawn in favour of another and a deed of assignment executed by a third are harder to enforce together than most buyers expect. Before paying, ask which registered company will be named as vendor on the deed, then confirm that exact name and its RC number against the Corporate Affairs Commission register.

That RC number is worth singling out. It does not appear on the company's website, on the MKH City brochure published in April 2024, or in any of the press coverage reviewed for this article. That absence is a gap in what has been published, not evidence of anything about the company's registration status. Nigerian developers routinely omit registration numbers from consumer material, and the CAC register is the place to settle the question.

Who runs it

The people named publicly are consistent across sources. Dr Muibi Kehinde Hammed is identified as founder and chief executive by the company's own site, by BusinessDay in April 2024 and by Vanguard in 2021, where he was quoted on the rebranding. Nairametrics, reporting the launch of the company's Legacy estate on 13 July 2026, named Tayo Bolarinde as managing director, Olu Falodun as executive director for business development and Idowu Olukunle as executive director, commercial. The About Us page lists Omotayo Bolarinde as executive director for corporate service, Idowu Olukunle as executive director, commercial, and Deborah Oladipupo as executive director for operations.

The same Nairametrics report placed two public officials at the launch: William Akin-Funmilayo, the Oyo State Commissioner for Lands, Housing, Survey and Urban Development, and Engr. Akeem Olatunji, executive chairman of Oluyole Local Government. It also named BRG Network Limited, a realtor network co-founded by Dr Emmanuel Abikoye, as a partner on the sales side. Attendance by a state commissioner at a launch is a normal courtesy in Nigeria and is not a government guarantee of title.

The title question

The Legacy is described in the Nairametrics report as carrying a "Government Allocation title" with "immediate building approval after allocation". Read that literally. An allocation from a state or local authority is a step toward title. A registered Certificate of Occupancy, a Right of Occupancy or a properly obtained Governor's Consent is the end of the process. The gap between the two is where most Nigerian land disputes live, and it is worth understanding the hierarchy of Nigerian land titles before you decide whether an allocation is enough for you.

The MKH City brochure, published on the company's own site in April 2024, describes a 40 acre scheme at Olunde Scheme, Academy, off the Lagos-Ibadan Expressway in Oyo State. It gives the size, the location and payment accounts at Keystone Bank and Providus Bank. It does not state a title type. A buyer should treat that silence as a question to ask rather than an answer, and should request the allocation letter, the survey plan and the file reference at the Oyo State lands registry, then verify them at the registry rather than through the sales agent.

Announced against delivered

The company states on its About Us page that it has allocated over 1,000 plots across 12 premium estates, built a portfolio exceeding 50 million dollars in four years and delivered clients over 300 per cent capital appreciation. Those are company figures. None of them is independently audited in any source reviewed here, and the capital appreciation claim in particular depends entirely on which entry and exit prices are used. The company also cites a DataPro credit rating of long term BBB and short term A2, a claim repeated in the Nairametrics report. DataPro is a Lagos based rating agency, and a rating of that grade speaks to the issuer's assessed ability to meet financial obligations. It says nothing about whether any particular estate has registered title.

What can be located is a project list. The company's own projects page marks MKH Shopping Mall at Agodi Market, Ibadan, as sales closed, and lists MKH City, Dariann Court at Olive Park Estate in Sangotedo and Chelmsford City at Oke Egun on the Lekki-Epe Expressway. BusinessDay's April 2024 piece added The Wealthy Place at Ibeju-Lekki, The Wealthy Islet behind Eko-Akete in Abijo, De'Apartment at Alasia in Ajah and SunStone City at Moniya, Ibadan. Vanguard's 2021 report named Primehood Estate in Ibadan and The Haven Estate in Epe, neither of which appears on the current projects page.

A scrape of the company's website captured in March 2026 records MKH City, SunStone City and The Wealthy Place at planning stage rather than under construction. That is the honest state of the record: a spread of schemes across Lagos and Oyo announced over five years, one commercial scheme with sales closed, and several estates still at the land and allocation stage. Bektu (https://bektu.com) tracks this announced against delivered gap for developers across Nigeria, and it is the single most useful thing to check before committing to an off plan purchase.

No regulator action, enforcement notice or court judgment involving MKH Properties Limited was found in the searches conducted for this article. That reflects what public sources show, and it is not a clearance.

What to check before you pay

Ask for the RC number and confirm it at the CAC register. Ask whether the title on your specific plot is an allocation, a Certificate of Occupancy or a Governor's Consent, and get the answer in writing. Take the survey plan to the Oyo State or Lagos State lands registry and search it yourself or through a lawyer you instructed, not one the developer introduced. Check whether the selling entity on your deed matches the entity that holds the allocation. And read the developer's own membership claims with the understanding that REDAN membership carries no enforcement power over a developer that fails to deliver.
