Ibadan is now the third most active market for real estate development in Nigeria by company count, behind Lagos and Abuja. Oyo State hosts 108 registered real estate developers, accounting for 6.33% of the national total. Diaspora investors who tracked Lagos through its boom are increasingly looking at Ibadan because the cost basis is still a fraction of what comparable plots cost in Ibeju-Lekki, the road infrastructure has improved, and the regulatory environment under the Oyo State Bureau of Physical Planning and Development Control is more straightforward than what buyers face in Lagos.
The same rules that protect Lagos buyers protect Ibadan buyers. Title verification under the Land Use Act 1978 is non-negotiable. Layout approval from the Oyo State Bureau of Physical Planning is required for every estate. The buyer's lawyer should confirm Governor's Consent under Section 22 of the Land Use Act before any payment of more than a deposit changes hands. Diaspora buyers who skip these steps because Ibadan "feels safer" than Lagos end up with the same problems, just at a lower price point.
The Ibadan developers worth tracking in 2026
Wemabod Limited is the institutional anchor of the Ibadan market. Gracias Global Limited has built a reputation through Coral City Estate and operates fully registered with the Corporate Affairs Commission. Gracias positions itself as a structured-payment-plan developer, which appeals to diaspora buyers who want to spread cost over the typical 12 to 24 month build cycle.
Land Republic has become a recognizable name through Premier City Estate along the Moniya–Iseyin Road corridor, which has benefited from the federal road rehabilitation work on Oyo–Ogbomoso–Ilorin. The Moniya axis is one of the more deliberate growth corridors in Oyo State, with the Inland Dry Port at Ilara-Mokin and the Federal University of Agriculture in Ibadan both anchoring demand.

The University of Ibadan and the Polo Club anchor the western residential corridor and continue to support stable demand.
The Lagos–Ibadan Expressway rehabilitation, completed in 2023, has reduced the practical commute between Lagos and Ibadan to roughly two hours under normal conditions. That has materially affected demand in the Ibadan side of the corridor, particularly around Asejire, Ibafo, and the Lagos–Ibadan boundary settlements. Diaspora buyers should also request the Oyo State Bureau of Physical Planning Layout Approval number for the specific estate, then verify it independently rather than relying on a screenshot from the developer.
The Federal Mortgage Bank of Nigeria's Diaspora NHF Mortgage at 9% is available for properties from FMBN-approved developers. The list of approved estates is published by FMBN and is the cleanest filter for diaspora buyers who want a financed purchase. Several Ibadan developers participate in this scheme, though buyers should confirm at the project level rather than the developer level.

Anything less than this bundle is incomplete. Diaspora buyers who close on incomplete paperwork are the buyers who end up in the Customary Court of Appeal years later trying to defend against a competing claim.
The cost of doing this properly is small relative to the purchase price. A senior real estate lawyer in Ibadan will typically charge 5 to 10% of the transaction value to handle title perfection end-to-end. That is the single best investment a diaspora buyer makes in the Ibadan market.
