The Lagos property market is entering Q2 2026 in a quieter, more disciplined mood than the speculative frenzy of recent years - but don't mistake "selective" for "slow." Capital is still moving, particularly into well-documented assets in Ikoyi, Victoria Island, and Lekki, while the periphery (Ibeju-Lekki, Epe, Ikorodu) is heating up fast on the back of massive infrastructure commitments. Diaspora buyers remain a powerful force, using Lagos real estate as a dollar-denominated wealth hedge as the naira stabilizes in the ₦1,400 - 1,500/USD range.
1. New Project Launches
-Lagos State government is targeting completion of three flagship estates in 2026: Sangotedo Phase II, Egan-Igando Clusters II & III, and Ibeshe Phase II - part of Governor Babajide Sanwo-Olu's "THEMES Plus" agenda. The Commissioner for Housing, Moruf Akinderu-Fatai, confirmed these are priority completions following the successful 2025 launches of the Akinsanya Sunny Ajose and Abraham Adesanya schemes.
