CW Real Estate in Lagos: Broker or Developer, and What the Record Confirms

CW Real Estate sells Lagos property. On the available public record, that is mostly what it does. The company describes itself on its own website as "Lagos' leading real estate marketing & brokerage firm," and the buildings shown across its listings pages, including Eko Pearl, Azuri Towers, 4 Bourdillon and Metropolitan Towers, are properties it markets rather than properties it is documented as having built. Its managing director has separately told a Nigerian newspaper that the wider group has completed "a few building projects" in Lagos and has construction running in Abuja. Those two descriptions are not in conflict, but they answer different questions, and the difference matters if you are wiring money.

This piece looks at what can be independently confirmed about CW Real Estate, what rests only on the company's own word, and what could not be established at all.

Who is named, and where

The clearest part of the record is the people. CW Real Estate publishes a team page naming its staff, which is more than most Lagos agencies do.

Delani Adewuyi is named as the company's chief executive. The company's own team page lists him as Director of Sales, Marketing and Professional Services. ThisDay identified him as chief executive in its coverage of a company training event, and the Nigerian Tribune interviewed him as "managing director of CW Real Estate Group of Companies," a group he described as operating in both Nigeria and the United Arab Emirates. In that interview he set out an investment posture in plain terms, saying the group looks for "returns that are roughly two times multiple of the capital that we invest."

Below him, the team page names Adeyemi Fowosire as Head of Sales and Leasing, Aramide Oloopo as Real Estate Administrator, and Medina Ayodeji in a development role, alongside a roster of sales and leasing executives including one listed only by the first name Rose. None of these are registry-filed directorships. They are staff listings the company published about itself, which makes them useful for knowing who you are dealing with and useless for knowing who legally controls the company.

The head office is given as 3/5 Modupe Alakija, Ikoyi, Lagos. An older address appears on the listings portal Nigeria Property Centre, at Towry Close off Adeola Odeku in Victoria Island. Address changes are ordinary, but it is worth knowing which one is current before you visit an office expecting to find a company there.

What could not be confirmed

Three things were searched for and not found, and the honest description of each is that the search failed rather than that the thing does not exist.

No Corporate Affairs Commission record was retrieved. That means no RC number, no incorporation date and no registered address from the registry itself. The CAC public search portal could not be queried during this research. A buyer can do this lookup directly and should, because the registered entity name and the trading name are frequently not the same thing in Nigerian property, and the contract you sign names the registered entity.

No registration with the Lagos State Real Estate Regulatory Authority was confirmed. LASRERA runs a public practitioner search that returns registered agents and firms, and it is the single most useful five-minute check available to anyone dealing with a Lagos agency. The search did not produce a result here, but the tool is form-driven and did not return readable output, so nothing should be read into that either way. Run it yourself.

No ownership or funding record was found. No parent company, no investor, no bank, and no named joint venture partner, contractor or architect appears in any source located.

The numbers the company publishes about itself

CW Real Estate's website carries a set of headline figures: a founding year of 2018, transaction volume above 500 million dollars, more than 2,500 units closed, more than 3,000 active listings, and coverage of 44 districts. It has also been named Best Luxury Real Estate Brokerage in Nigeria by the Luxury Lifestyle Awards, an industry awards programme.

None of those figures are audited, and none were corroborated by any independent source in this research. That is not an accusation. Nearly every Nigerian agency publishes unaudited headline numbers, and there is no filing regime that would produce audited ones for a private brokerage. The point is narrower: a transaction-volume figure on a company's own homepage is a marketing claim, and it carries exactly the weight of a marketing claim. It tells you nothing about whether a specific plot has clean title.

The company also runs the CW Real Estate Academy, a training programme. ThisDay reported that its second edition ran over three days in November 2024 at the Ikoyi head office with 40 participants and 13 speakers.

Broker or developer, and why the distinction is the whole question

The practical reason to separate these two roles is that they carry different risks and different remedies.

When you buy through a broker, the broker is introducing you to someone else's property. Your title comes from the vendor, not the agent. If the title is defective, the agent's marketing material is not the document you will be litigating over. When you buy from a developer, particularly off-plan, you are buying a promise to build, and the delivery record of the company making that promise becomes the single most important thing about it.

CW Real Estate's public material reads primarily as the first. Its business lines are organised around properties, short stays, new development sales, city desks in Lagos and Abuja, and an international arm. The Tribune interview points to some development and land holding within a broader group structure, but no named, dated, completed project was located in any source, and no source outside the group states what the group has built.

That gap is the honest finding here. Not that CW Real Estate has failed to deliver anything, but that the public record does not establish what it has delivered, because a brokerage is not required to publish such a record and this one has not. One further caution on identity. A company called CW Real Estate Limited is registered in England under number 12227224, incorporated in 2019 and dissolved in 2024. Nothing links it to the Lagos firm beyond the name, and it should not be mistaken for it.

What to actually do

Ask for the registered entity name and RC number, then check it yourself at the CAC. Check the agency against the LASRERA practitioner register. For any specific property, ignore the agency's credentials entirely and verify the title at the Lagos State Lands Registry in the vendor's name, because a Certificate of Occupancy, a Right of Occupancy and a Governor's Consent are not interchangeable and only one of them may apply to what you are being sold.

And keep in mind the structural point that sits underneath all of this: Nigeria licenses its architects and engineers but does not license its property developers. There is no professional body that can strike a developer off. The checking is yours to do.
