Lagos is entering Q2 2026 in a steady, purposeful mood. The "buy anything and flip it" era is fading fast - investors who show up now are doing their homework, chasing clean titles and credible developers rather than speculative land plays. Diaspora dollars remain a major driver, and the pipeline of infrastructure transforming the city’s eastern axis is finally translating into real price movement.
1. New Project Launches
-Ilubirin Waterfront Development (Lagos Island):This 27-hectare mixed-use project remains one of the most talked-about residential plays in central Lagos. It’s targeting completion in 2026 and will deliver nearly 3,000 residential units across buildings ranging from 15 to 20 storeys. It’s rare to see a waterfront project of this scale this close to the Island core.

-Nautica Rise:Construction of the first residential towers is set to begin in 2026. The full scheme will eventually comprise around 10 towers, ranging from 20 to 50 floors, with phased delivery running through to 2033. Still early days, but worth tracking for off-plan positioning.

-Lagos State Government Housing Push:The Commissioner for Housing, Moruf Akinderu-Fatai, confirmed that Sangotedo Phase II, Egan-Igando Clusters II & III, and Ibeshe Phase II are all priority completions for this year. The Lagos State Development and Property Corporation (LSDPC) currently has 25 active projects expected to deliver 2,415 units, with a further 4,052 homes under construction. Governor Sanwo-Olu’s administration has delivered over 12,000 units in six years.

-Nigeria Tax Act 2025 is now live:The newly consolidated Tax Act 2025 took effect on January 1, 2026. It’s expected to formalise property transactions and push landlords toward documented lease structures. If you’re buying or renting out, get a local tax advisor up to speed on what’s changed before closing anything.
-Foreign ownership rules: still open, still complicated:Nigeria hasn’t added any new restrictions on foreign buyers. You can purchase most residential property types - apartments, terraces, duplexes - as a foreigner. The catch is that the Land Use Act means you’re getting a long-term right of occupancy (typically 99 years), not freehold ownership. The bigger practical hurdle is completing “title perfection” - consent from the state governor’s office, stamping, and registration at the land registry.
-No golden visa pathway:Buying property in Lagos does not grant residency. Property purchase and residency rights are entirely separate tracks.
-Mortgage rates for foreigners remain steep:With the CBN policy rate at 27%, realistic naira mortgage rates for foreign buyers sit in the 20 - 30% per year range. -Rents are climbing:Residential rents rose 12 - 18% across Lagos over the past year, with prime Island locations at the upper end of that range. Studio and 1 - 2-bedroom units in mid-market areas like Yaba and Surulere are expected to see the fastest absorption in 2026.
-Pricing snapshot:Average asking prices in Lagos are around ₦326 million (~$210,000) with a median closer to ₦230 million (~$148,000). Prices rose ~20% in naira terms over the past year; adjusting for inflation, the real increase is closer to 5%. Rental yields for 1 - 2 bedroom apartments in prime zones hold around 8 - 10% gross.
