Dradrock Real Estate Limited: A Documented Pipeline and an Undocumented Registry
Dradrock Real Estate Limited has a named founder, a dozen named executives, a traceable project pipeline running from 2018 to 2022 across Lekki, Ibeju-Lekki, Ajah and Abuja, and a clean result against every regulatory and court database this review could search. What it does not have anywhere in the public record is a registration number, a named financier, a title document for any of its estates, or a single piece of press coverage dated later than 22 November 2022. For a company selling homes off plan and running co-ownership and buy-back investment schemes, those four absences matter more than the presence of the rest.
Founding and identity
Dradrock was founded in 2017. ThisDay marked a three-year anniversary in September 2020, and the recruitment platform Adexen independently lists 2017 as the founding year. The company's own About page describes "barely seven years of operation," in which it says it has sold over 900 plots of serviced land with full allocations.
No registration number appears anywhere. Not on the homepage, not on the About page, not on the contact page, and not on any of the third-party directory profiles located. The Corporate Affairs Commission's public search is not openly accessible and its API endpoint returns an error, so no independent registry verification was possible. This is worth stating plainly rather than glossing over: a buyer cannot currently confirm from public sources that Dradrock Real Estate Limited is registered, which company number it holds, or who its shareholders are. That is a research limitation, not a finding about the company, and the fix is a certified CAC search paid for by the buyer.
Four different addresses appear across public sources. The company's own contact page gives Elf Bus Stop, Hakeem Dickson Link Road, Lekki. Nigeria Property Centre lists 15 Olorimuyibat Oyefusi Street, Lekki Phase 1. PropertyListHub gives Plot 19, Olowo Eko Close, Jose Maria Escriva Estate, Ikate, Lekki. None of these is a registered office confirmed by a filing.
The people
Oladipo Pius Idowu-Agida is group managing director and chief executive. His biography on the company's site records a B.Ed from the University of Ibadan, a management programme at the University of Lagos, an MBA from Lagos Business School and study at IESE in Barcelona, plus membership of the Chartered Institute of Marketing in the UK. The Guardian profiled him in March 2021 among a set of Nigerian chief executives, though that feature runs in a sponsored format and should be read as supplied copy rather than independent assessment.
BusinessDay coverage between 2020 and 2022 names a substantial team: Kikelomo Williams as general manager for marketing and business units, Aisha Ahmed as Abuja branch manager, and, in the November 2022 diaspora piece, Motunrayo Ayorinde, Josephine Maleghemi, Temidayo Agida and Anthony Okeleke in senior sales and strategy roles. ThisDay in June 2020 named Temitope Ayanbowale as human capital development manager and Olusola Ayo-Soyemi as project manager, and reported the comedian Babatunde "Tee-A" Adewale as a brand partner.
No director other than the managing director is named anywhere. The About page refers to "a seasoned board of Director's" without naming one. The company's own site links to executive biography pages for a chief financial officer and a deputy managing director, and both now return errors. Those bios were published and have been removed.
What was announced, and what can be confirmed
The pipeline is documented. Annapolis Court I and II in Ibeju-Lekki, where the company says it sold nearly 300 plots with full allocation. Annapolis Residence in Sangotedo and Annapolis Garden in Lakowe. Prime Oikos, a 20-hectare scheme in Lakowe unveiled in August 2020, which the company's site says is covered by a Certificate of Occupancy. Pacific Manor at Atlantic Nominees Estate near Abraham Adesanya in Ajah, followed by Pacific Manor II and III. Millennial Bay Towers, a twin-tower scheme on Perez Drive in Lekki Phase 1 with 52 units planned. Hibiscus in Ologolo, Aurora Lakeview in Bogije, Bulverton Hills, and a Jabi scheme in Abuja announced for late 2022.
Pacific Manor is where the announced-against-delivered question is sharpest. It was announced in June 2020 with completion promised within eight months. In December 2020 BusinessDay reported a second-quarter 2021 delivery. In November 2021 the chief executive told BusinessDay the terraces had been delivered and the apartments were due that month. The market data platform Estate Intel, which records the scheme at 6,400 square metres with construction starting in the second quarter of 2021, still lists it as ongoing. Estate Intel also records Dradrock as both the architect and the contractor on the project, meaning no independent firm's reputation stands behind the build.
Bulverton Hills carries a location discrepancy worth raising with the company. BusinessDay reported it in August 2022 as the company's Abuja debut, in Guzape. The current company website places Bulverton Hills in Ikoyi, Lagos.
Every completion claim traces back to the company or to press copy sourced from the company. No independent handover confirmation was found for any scheme. The company also claims on its About page that its work has been highlighted in Punch and Vanguard; no article in either title was located.
The awards nobody named
The company's site carries an "Award 23+" counter and describes Millennial Bay Towers as "award-winning." No award name, no year and no awarding body appears anywhere on the site or in any third-party source. That does not mean no award exists. It means the claim is unverifiable, and unverifiable claims should carry no weight in a purchase decision.
The same applies to scale. The company profile states more than 40 residential units developed, 100 in progress, more than 150 investors and over ₦10 billion in assets. A 2018 BusinessDay piece reported the company claiming 500-plus houses benefiting around 2,000 people. The website's counters read 1,200-plus projects completed. These figures come from the company and are not reconcilable with each other.
Investment schemes and the regulatory question
Dradrock markets joint venture, co-ownership and repurchase arrangements, and the chief executive described buy-back options and project partnerships to BusinessDay in November 2021. Where a property arrangement promises a fixed return or a guaranteed repurchase, it can cross into territory the Securities and Exchange Commission regulates, and buyers should ask directly whether any scheme they are offered is registered with the SEC and request the registration reference.
Dradrock does not appear on the SEC's published list of known investment scams. No EFCC matter, no court judgment on Nigerian case law databases, and no reported buyer dispute in any named outlet were found. Dradrock estates do not appear among the 176 developments the Lagos State government blacklisted as illegal in 2025, as reported by The Guardian.
None of that is a clearance. It is the result of searching public databases that are themselves incomplete, and the honest summary is that the record is quiet.
Land title is undocumented
Beyond a single unsupported assertion on the company's website that Prime Oikos "is covered by a Certificate of Occupancy," there is no title documentation for any Dradrock estate in any source. No C of O number, no Governor's Consent reference, no excision or gazette number, no survey file reference. The Lagos State Real Estate Regulatory Authority does not operate a public searchable register of developers, so no LASRERA number could be confirmed and none could be ruled out either.
In the Lekki and Ibeju-Lekki corridor this is the risk that actually costs people money. Whether an estate sits on excised, gazetted land or on land still under government acquisition determines whether a buyer can ever perfect title, and the route to perfecting a Lagos title through Governor's Consent begins with a root of title that survives a search. Ask for the document, get the number, and have your own solicitor search it. The general framework for verifying a Nigerian developer selling off plan applies here without modification.
Where that leaves a buyer
Dradrock Real Estate Limited presents as an established Lekki developer with a visible founder and a real sales operation. The verifiable layer beneath that presentation is thin: no registry record, no named investor, bank or mortgage partner, no external contractor or architect, no title documentation, deleted executive biographies, an unnamed award, and no public activity of any kind since late 2022.
That combination does not tell you the company is unsound. It tells you that nothing about it has been independently checked, so a buyer must do the checking. Run a certified CAC search. Ask which entity signs the contract and at which registered address. Get the title document for the specific plot and search it yourself. Ask what the current status of Pacific Manor is, given that a third-party tracker still lists it as ongoing more than four years after an eight-month completion promise. Ask which body issued the awards. Ask for buyers who took allocation at Annapolis and speak to them. The pattern is not unique to this company. Across the Lekki and Ibeju-Lekki corridor, developers selling in the same market face the same verification gap, and buyers who skip the paperwork are relying on marketing.
