Bayit Properties: Six Estates, Four States, and the Documents Not on the Page

Bayit Properties and Investment Ltd markets six land estates across four Nigerian states. On its own website, not one of those six estate pages states a title document, a plot size, a price, or a payment plan. That is the single most useful thing a prospective buyer can know before making contact, and it sets the whole agenda for due diligence on this company.

This is not an allegation. It is a description of what the company publishes. Nigerian land transactions turn almost entirely on documentation, and a buyer who cannot see the documentation before an inspection visit has to go and get it themselves. This piece sets out exactly what is on the public record for this company, what is missing from it, and the specific checks that close each gap.

The six estates

The company's website lists six estates, each with a short location description and a set of nearby landmarks:

- Green Vine VIP Garden, "Located at Ado Odo Town Agbara, Ogun State"

- Almond Gardens, Akesan Igando, "Located at the centre of the town in Akesan", Lagos State

- Floral Gardens, Irete Owerri, "Located at Irete off Onitsha Owerri Road, Imo State"

- Dew Haven Gardens, "Located at Ukwulu, off Igbariam road Anambra State"

Four states, three land registries beyond Lagos. Each estate page carries the same pattern: a location line, a list of nearby landmarks such as the Lekki Free Trade Zone or the Dangote Refinery, and a contact number. The pages do not name a surveyor, a survey plan number, a registered title, an excision status, or a development stage.

Proximity to a landmark carries no legal weight. The Dangote Refinery sits near land under state acquisition, land with excision in progress, and land with a registered Certificate of Occupancy, and the three are worth very different amounts with very different risks attached.

What the registry record shows

The company trades as Bayit Properties and Investment Ltd. It does not publish a registration number anywhere on its website, and Bektu holds no company registration record for it beyond the name, a Lagos location, and a phone number. This review could not locate a fetchable registry page confirming its incorporation details, so its registration number, incorporation date, and registered address are all unconfirmed here.

That is a records gap, not a finding. A company can be properly registered and still have no searchable third-party registry page, and the failure here is the search, not necessarily the company. Nigerian companies are not obliged to print their RC number on a marketing website, and plenty of legitimate firms do not. What it means in practice is that the verification step moves to the buyer. Any prospective buyer can run that search in a few minutes, and the result is the baseline for everything that follows. The disclosure claims that do not resolve

Three things on the website do not hold up to reading closely, and they are worth noting because they affect how much weight to put on the rest of the page.

The site states "15 Years of Experience". It gives no founding year, no incorporation date, and no first completed project, so there is nothing against which to check the figure.

The homepage carries counters for the number of estates, satisfied customers, and professionals employed. All three display as "0 +". The values were never populated.

The team section lists six names: John Doe, Nancy Anderson, Albert Sina, Robert Ken, Leona Palmer, and James Roy. No titles are attached to any of them. "John Doe" is the standard placeholder name shipped with website templates, and the testimonials on the About page carry a similar set. These are almost certainly demonstration content left in place rather than real staff, which means the company's leadership is not actually disclosed anywhere on its own site. No officer, director, or founder of Bayit Properties is named on the public record that this review could locate.
