Anarock Global Service Limited in Abuja: Which Anarock, and What Has Actually Been Built
If you are looking at an Abuja estate marketed under the Anarock name, the first thing to settle is which Anarock you are dealing with, because there are at least three companies using the word and they have nothing to do with each other on the available record.
The Abuja company calls itself Anarock Global Service Limited. It operates from Suite A217, Zintel Plaza, Utako, in the Federal Capital Territory, and it lists ten estates across Abuja on its website. Separately, there is ANAROCK Property Consultants, a large Indian real estate services group founded by Anuj Puri, operating across Indian cities and the Gulf. There is also Anarock Global Partners, an investment firm unconnected to either.
No source found in this research states any affiliation between the Abuja company and the Indian one. The Abuja company's website makes no claim of affiliation, franchise or licence anywhere across its home, about, services, projects or contact pages. The Indian group's own corporate page describes its footprint as Indian cities and the GCC, with no Nigerian presence stated. That is where the record ends. Nothing establishes a link, and nothing establishes that the similarity is anything other than two companies arriving at the same word. Shared trade names are extremely common in Nigerian corporate registers, and the sensible response is neither suspicion nor reassurance, but precision about which legal entity is on your contract.
The name on the record does not match the name on the site
There is a second naming problem, and this one is more immediately practical.
Bektu's own developer record for this company carries the name "ANAROCK Global Concept services limited." The company's website uses "Anarock Global Service Limited" and, in places, "ANAROCK GLOBAL SERVICES LIMITED." The word "Concept" does not appear anywhere on the company's site. The site also refers to a further entity, "Annarock Global Services Homes Limited," described as something the company supports, with no registration detail given.
Four name variants for one operation is not unusual in Nigerian property, and it is not evidence of anything improper. It is, however, exactly the condition under which buyers sign contracts with the wrong entity. A Certificate of Occupancy issued to one company and a sales agreement signed with a similarly named second company do not combine into good title. Before paying anything, ask which registered entity is the vendor, get the RC number for that entity, and check that the same name appears on the title document, the receipt and the agreement.
What the registry record shows, which is not much
The company's site states it was "incorporated since 13th October, 2008" with the Corporate Affairs Commission.
An RC number, 778612, appears in the company's own display name on X. That is the only place it was found. It is self-reported, and it was not verified against the CAC register, because the commission's public search portal could not be queried during this research. This is a failed verification, not a finding. The number may well be correct. It has simply not been confirmed by the registry, and anyone about to transact should confirm it there rather than take it from a social media profile or from this article.
No shareholder or director filing was obtained. That means the people who legally own and control the company are not established by any source located here.
Ten estates, no dates
The company's projects page groups its work into categories, and the grouping is the most useful thing on it.
Listed as successfully executed: Anchor Estate, in a Cadastral Zone of the FCT, and Hillcrest Estate at Plot 1364, Guzape District.
Listed as development in progress: Anarock City Estate at Pyakasa on Airport Road, City Hub Estate at Plot 756, Katampe, Anarock View Estate at Sabon Lugbe Extension on Airport Road, and an Anarock Free Zone or Policy Estate at Kyami near Centenary City.
Listed without any status: Anarock Monarch Court at Katampe Main, Anarock City View Estate at Lugbe, and an Apo Legislative Apartment at the National Assembly Quarters, Zone E.
Not one of the ten carries a date. No start date, no completion date, no handover date. And every one of these classifications comes from the company itself. No third-party source was found that independently confirms any project as built, occupied or delivered, and no contractor, architect, bank or joint venture partner is named for any of them.
This is the gap that matters most for an off-plan buyer in Abuja. A company that has genuinely completed two estates has a verifiable history: allocated plots, occupied units, a development permit from the Abuja Metropolitan Management Council or the Federal Capital Development Authority, buyers who can be asked. A projects page is not that history. It is a claim about that history. The two are easy to confuse and expensive to confuse.
The ten named individuals on the company's about page are similarly self-published. The page lists Mark O. Ogah as managing director and chief executive, Henry A. Ibrahim as general manager, and a professional team including an accountant, an architect, a lawyer, a site manager, an asset and maintenance manager, a project supervisor and a project manager. Naming a full team publicly is better practice than the anonymity common among small Nigerian developers. It is still not a filing, and none of these people appear in any registry document located here.
The checks worth doing
For a company like this, three checks in order will tell you more than any amount of reading.
First, the registry. Search the CAC for the exact registered name, confirm RC 778612 belongs to it, and note the registered address and the directors. If the entity selling to you is not the entity you looked up, stop there.
Second, the plot. For any Abuja estate, the question is whether the land carries a valid title traceable to the FCDA and whether a development permit exists for what is being built on it. Guzape, Katampe, Lugbe and Pyakasa all have active development, and they also have a long record of disputed allocations. A ₦500 million Abuja land case currently before the courts is a reminder of why plot-level ownership needs checking rather than assuming.
Third, the delivery record. Ask for the address of a completed estate, then go and look at it, or send someone who can. Abuja developers with real completions are usually glad to point you at them. Nothing here suggests wrongdoing by Anarock Global Service Limited. No regulator statement, court case or licence action naming the company was found in any source. The finding is simply that almost everything publicly known about this company comes from the company, and in a market with no developer licensing regime, that is the normal starting position rather than a conclusion.
