Arkland Group's Registry Record and the A&A Tower Delivery Gap
Arkland Group is one of the few Nigerian developers whose corporate identity can be checked against a registry entry rather than taken on trust. Arkland Group International Limited is on the Corporate Affairs Commission record as RC-1852205, a private company limited by shares, incorporated on 20 October 2021, with a registered address given as Plot OF-31, A & A Tower, Eko Atlantic City, Victoria Island, Lagos, and a status of active. That is more than most Lagos developers publish about themselves.
What the registry entry does not do is settle the question a buyer actually has, which is whether the tower they are paying for will be finished, and by which company. On that, the public record is thinner than the group's marketing suggests.
The entity you sign with is not the entity in the press
At least four names circulate for the same operation. The registry entity is Arkland Group International Limited. The company's own legal officer writes of "the Arkland Group Ltd". Vanguard and BusinessDay both name the developer of the A&A Tower as Arkland Properties and Investment Company Limited, which BusinessDay describes as "one of the subsidiaries of the Group" when quoting its chief operating officer Evelyn Edumoh. The group's LinkedIn page lists three subsidiaries: Arkland Properties, ASL Construction and APIC Managers. The brand most buyers encounter is simply Arkland Properties.
None of that is unusual for a Nigerian property group, and none of it is evidence of anything improper. It matters for a practical reason. A subscription agreement, a deed of assignment and a receipt each name one legal person, and only that legal person can be pursued if something goes wrong. A buyer who checks RC-1852205 and assumes it covers the entity on their contract may be checking the wrong company. We could not find a CAC record for Arkland Properties and Investment Company Limited specifically, which means its registration number, incorporation date and directors are not verifiable from the sources available to us. That is a records access problem, not a finding about the company, but the gap is real and a buyer should close it before paying.
A separate registered entity, ASL Contractors Limited, appears on the CAC record as RC-1619448, incorporated 30 September 2019, with a Victoria Island registered address. Its sole listed active officer is Ihuoma Blossom Uche, a legal practitioner. Arkland's own site names Ihuoma Uche as group head of legal services and company secretary, called to the Nigerian Bar in 2012, and the group's LinkedIn lists "ASL Construction" among its subsidiaries. Those facts sit close together, but no filing we could read states that ASL Contractors Limited is owned by or part of Arkland Group. We are not asserting that link. Confirming it would take a shareholding extract from CAC.
Who is on the record
The registry lists Olumodimu Babajide Paul as a person with significant control holding a 10 per cent share since 2021. The company and the press both identify Jide Olumodimu as group managing director and chief executive, and as founder. BusinessDay's report of the group's tenth anniversary event on 27 January 2024 at the Civic Centre in Victoria Island quotes "the Founder/CEO, Jide Olumodimu". Arkland's own leadership page says he was previously an executive director at Adimex Engineering Services and a business development director at ClickMobile Communications Limited.
That anniversary date raises a question the group has not answered publicly. A tenth anniversary in January 2024 implies a 2014 start, and the company's own account says it began as an agency firm in Ajah, Lagos. The registry entity carrying the group name was incorporated in October 2021. Both things can be true, since a business can trade through earlier or different companies before consolidating. But the seven year gap between the trading history the group claims and the incorporation date of the company bearing its name is the kind of thing worth asking about directly.
A&A Tower: announced 2019, expected 2024, still unconfirmed
The A&A Tower is Arkland's flagship and the clearest test of its delivery record. Vanguard reported on 24 July 2019 that Arkland Properties and Investment Company Limited had partnered with the real estate firm Amlad Group for the construction of the tower in Eko Atlantic City, and named the Turkish architect Atilla Ilhan as its designer. BusinessDay returned to the project in May 2024 with detail: 22 floors, 98 residential units running from the fifth to the twenty second floor, one, two and three bedroom apartments plus two penthouses at 56, 119, 150 and 245 square metres, an 800 square metre clubhouse on the fourth floor, and retail and office space below. The same report said completion was expected in the last quarter of 2024.
We found no source published since then that confirms the tower was completed or handed over. That is not the same as saying it was not. Nigerian developers frequently deliver without issuing a press release, and Eko Atlantic's oceanfront district has its own construction sequencing. But for a project announced in 2019, given a public completion date of Q4 2024, and now nearly two years past it with no confirmation either way, the absence is the most important thing a prospective buyer should ask the company to fill in. Ask for a completion certificate, a handover date and the contact details of a resident.
The rest of the delivery record is asserted rather than documented. The group names a series of earlier developments, Grace Court in Dideolu Estate on Victoria Island described as its first residential development, along with Providence Court, Ade Court, Fabian Court, Vantage Court and La Paz. Those names appear in the group's own anniversary post and in BusinessDay's write up of that event. None carries a completion date, a unit count or, beyond Grace Court, a stated address. Arkland's website claims 300 developed housing units and more than 800 ongoing. Its LinkedIn page claims 300 developed and over 2,000 ongoing. Eight hundred and two thousand are not the same number, and the company has not reconciled them.
What a buyer should check
Nothing in the public record suggests regulatory trouble. We found no Securities and Exchange Commission notice, no Federal Competition and Consumer Protection Commission action, no Economic and Financial Crimes Commission matter and no court case naming Arkland Group or its subsidiaries. That said, the Lagos State Real Estate Regulatory Authority practitioner search at lasrera.lagosstate.gov.ng could not be queried programmatically, and Nigerian court dockets are not comprehensively indexed online, so this should be read as no record found in accessible sources rather than a clean bill of health.
Three checks are worth making before money changes hands. Confirm at CAC which legal entity your contract names and that it is the one holding the title. Ask Eko Atlantic City's management, or its developer South Energyx Nigeria Limited, to confirm the plot allocation and the approved building plan for the tower, since the Eko Atlantic development structure makes the master developer the authority on what is sanctioned there. And run the standard developer verification steps alongside a title search at the Lagos Lands Registry, because a registered company and a registered title are different things.
