Hall 7 Real Estate: What Abuja's Public Record Confirms It Has Delivered

Two Hall 7 Real Estate estates in Abuja have completion confirmed by named newspapers rather than by the company alone. Imperial Vista in the Kafe district, a 216-unit scheme built with the NNPC Abuja Multi-Purpose Cooperative Society, and The Bridge Peridot in Mbora, 47 duplexes and six apartment units that opened in January 2019. Every other project the company lists rests on a launch announcement or on its own website. That gap between what is announced and what is independently confirmed is the most useful thing a buyer can understand about this developer.

What the registry says

Company records mirrored from Nigeria's Corporate Affairs Commission list HALL 7 REAL ESTATE LIMITED with registration number RC 1089952, registered on 9 January 2013 as a private company limited by shares, with the nature of business recorded as estate agents and maintenance. The registered address on file is the 3rd Floor, Toyota (Elizade) Building, Plot 596 Independence Avenue, Central Business District, Abuja. The company operates today from 8c Buzi Close, Amazon Street, Maitama.

One caution about that registration data. It comes from a third-party mirror of CAC filings, not from the Commission's own search portal, which is not openly accessible. The 2013 date is consistent with three independent accounts: The Guardian reported that Olayinka Braimoh founded Hall 7 in 2013, ThisDay reported that the company began operations in 2013, and Vanguard in March 2022 described nine years since registration. Consistency across sources is corroboration. It is not the same as a certified search, and anyone about to sign a contract should pay for one.

The same mirrored filing names two directors, Olayinka Adenehon Braimoh and Adetutu Ogundipe. Braimoh is the founder and chief executive and appears in a decade of Nigerian press. Ogundipe appears in no other source this review could find. Hall 7 publishes no board list and names no chairman or non-executive directors.

Announced against delivered

Imperial Vista broke ground on 18 August 2016. BusinessDay and Daily Trust both reported the partnership with the NNPC Abuja Multi-Purpose Cooperative Society, whose president was named as Abubakar Sadiq, and both recorded Braimoh pledging delivery by December 2016. A 216-unit estate in four months was an aggressive commitment. Completion is confirmed only retrospectively, in TheCable's January 2019 report, which described Imperial Vista as delivered. That is a delivery, and it is worth crediting. It is also roughly two years later than the pledge.

The Bridge Peridot is the cleaner record. TheCable and Daily Trust reported the January 2019 opening of 47 four-bedroom duplexes and six apartment units on four hectares in Mbora, built over more than two years, with all units sold before the opening event.

After that, the trail thins. Grey Terraces in Karmo, 26 four-bedroom terraced duplexes, was unveiled in March 2023. The Cape in Apo, announced in April 2025, is a 371-unit scheme that Braimoh described to ThisDay as arriving with roads, power, water and fencing complete. Trente at Guzape Hills, Brookshore in Karsana South, Chesna, Vostra Park on Airport Road and Yona Residence in Life Camp appear on the company's project page. No named outlet has reported a handover or key-collection event for any of them.

The company's own numbers move around. Vanguard in March 2022 reported around one million square feet completed. The Guardian, in a CEO feature the same year, put it at more than 1.4 million square feet. Hall 7's website currently claims 1,000,500 square feet and more than 1,000 homes delivered. The unit count is the figure that deserves a question, because the publicly named projects across the company's entire history add up to roughly 500 units. There may well be an explanation. It has not been published.

Land title is the missing layer

This is the largest hole in Hall 7's public record, and it is not unusual for Abuja developers. There is no Abuja Geographic Information Systems title reference, no Certificate of Occupancy number, no Right of Occupancy file, and no FCTA Development Control building permit published for any Hall 7 project. Not on the website, not on the individual project pages, not in any press coverage.

Braimoh told Vanguard in 2022 that the company has never received a government land allocation and acquires land through cash purchases and property swaps. That is a meaningful statement, because land bought from private holders in the Federal Capital Territory carries a different verification burden than land allocated directly. A buyer needs to see the chain: who held the original allocation, what instrument transferred it, and whether the Minister's consent was obtained. Ground rent status matters too, and unpaid ground rent in Abuja has been the trigger for revocation notices against title holders who assumed the obligation had lapsed.

Ask for the AGIS title document and the Development Control approval by number, then verify both at source rather than accepting a scanned copy. The general method is the same one that applies to any Nigerian developer selling off plan, and it does not change because a company has been trading for twelve years.

Recognition, and what was not found

Hall 7 was named Innovative Real Estate Company of the Year in 2022 by FESADEB Media Group at the 16th Africa International Housing Show in Abuja. The organiser, Festus Adebayo, cited the company's house types. Projects Director Emmanuel Musa accepted the award. The company also appeared on ThisDay's unranked list of the top 50 real estate companies in Nigeria in February 2024. Readers should note that several of the CEO features in which Braimoh appears, including the Guardian and Vanguard leading-CEO series, run in a sponsored format with copy written in the first person. They are worth reading. They are not independent assessment.

Searches of the Securities and Exchange Commission's published lists, EFCC and ICPC reporting, FCCPC actions, FCTA enforcement notices and Nigerian case law databases returned no matter involving Hall 7 Real Estate or Olayinka Braimoh. No named outlet has reported a buyer dispute or a non-delivery allegation against the company.

That is what the search found. It is not a clearance. Nigerian court records are incompletely digitised, LASRERA-equivalent registers do not exist for the FCT in searchable form, and a company can carry unresolved buyer complaints that never reach a newspaper. Absence of a finding means the record is quiet, nothing more.

The practical position

Hall 7 Real Estate is a developer with a genuine, twelve-year trading history, a named and publicly visible chief executive, one institutional counterparty in the NNPC cooperative, two independently confirmed completed estates and no adverse regulatory or legal record that public sources disclose. It is also a company that publishes no ownership structure, names no bank, mortgage financier or investor, names no contractor or architect on any project, and discloses no title or planning document for a single scheme.

For a diaspora buyer, that combination means the due diligence burden sits entirely on the buyer. Verify the RC number with a certified CAC search. Ask which legal entity will be named on the contract, since the registered address and the operating address differ. Request the AGIS title and Development Control permit for the specific plot, not for the company. Ask for the contact details of buyers at Imperial Vista or The Bridge Peridot, the two schemes with confirmed delivery, and speak to them. The wider point holds beyond this one company. In Abuja, mid-market schemes in districts like Apo are sold hard on location and finish, and rarely on paperwork. The paperwork is what you are actually buying.
