Aiben Group in Abuja: Which Registered Entity Is Behind the Name

Aiben Group is a trading name, not a registered company, and anyone checking the business behind it needs to know which legal entity they are actually dealing with. Public records point to at least three: a Nigerian company that a mirror of the Corporate Affairs Commission register lists as AIBEN PROPERTIES LTD under RC 1196387, a UK company called AIBEN PROPERTIES UK LTD carrying company number 16667995 on the Companies House register, and the name used in press coverage and on Wikipedia, AIBEN Investment and Properties Limited. The group's own website adds a fourth layer by describing a cluster of companies trading under the same name. None of this is unusual for a Nigerian developer of this size. It does mean a contract, a receipt and a title document can each carry a different company name, and the buyer is the one who has to reconcile them.

What the company says about itself

The group's own site puts the starting point at 2011, saying "we started very small in 2011", and describes a business that spans more than housing. Its who-we-are page lists AIBEN Properties Ltd, AIBEN Facility Managers Ltd, CITIMALL, BOUDILLON Hotels & Resort, Shanaji Nig Ltd and 11.05 Cafe as part of the same operation, reports "204 staffers" and says it runs "four offices spread across Lagos and Abuja". It names management beyond the founder: Engr. Benedicta Elerewe as Executive Director, Personnel & Technical Services, Engr. Kayode Adetimehin as General Manager and COO, and Ezenwa, Augustine Udoka as Admin Manager.

The founder is the most documented person in the structure. Wikipedia's entry for Andrew Lucky Elerewe describes him as chairman and chief executive of AIBEN Investment and Properties Limited, founded in 2011, and says he previously served as managing director of Woods and Bricks Ltd. The same entry records him as immediate past chairman of the Real Estate Developers Association of Nigeria and National Vice President for REDAN's North Central zone. The Nigerian Tribune, on 8 January 2023, gives his title at AIBEN Investment and Properties Limited as Founder, Chairman and Chief Executive Officer.

REDAN office is worth understanding rather than treating as a credential. REDAN is a trade association of developers, and its chairmanship is an elected position within that body. It is not a licence to develop, and it carries no regulator's assessment of a member's delivery record. A developer can hold senior REDAN office and still owe a buyer a certificate of occupancy.

Announced in 2017, listed in 2026

The most useful public document on this business is a Daily Trust interview published on 2 January 2017, in which Andy Elerewe, described as Group Managing Director and CEO of AIBEN Group, set out a pipeline. He said "We have six on-going projects in Abuja alone" and named Ambassadors Villa Estates phases one, two and three, Pleasant View Estate and Biltmore Gardens Abuja phases one and two. Beyond Abuja he described an 18-hectare estate on the Lekki-Ajah-Epe Expressway valued at N15 billion, hostels at the American University in Eket, Akwa Ibom State, and 500 housing units for the Katsina State government under a public-private partnership.

Nine years later, the company's Abuja listings page still carries Ambassadors Villa, described as 165 units, Biltmore Garden on Airport Road opposite Joy Estate with phases one and two, and Pleasant View Estate, given as "31 Units on 1.7Hectares for 35 Families". Those three names persisting from a 2017 interview into a current sales page is the strongest continuity signal available in the public record, and it is a point in the company's favour. The same page also lists projects that were not in the 2017 account: 5th Avenue Golf Estate in Karmo District, Maralago Lake City, 7Fifteen Lake View, Emerald Garden, Maitama Hills Estate on the Katampe and Maitama axis off the Kubwa Expressway, Royal Garden Estate, Trafford Villa, and Aiben Citimall, described as a "5-floor state-of-the-art facility".

The Lekki estate, the Eket hostels and the Katsina units do not appear on that page. That is not evidence they were never built. The page covers Abuja, and work in Lagos, Akwa Ibom and Katsina would not belong on it. Searches for an outcome on the Katsina partnership returned nothing either way, which is a gap in the available record rather than a finding about the project.

The gap a buyer has to close

What Aiben Group publishes does not include the two things that decide whether an off-plan purchase is safe. No estate on the Abuja page carries a handover date, and none states its title position. There is no certificate of occupancy number, no right of occupancy, no gazette reference, no deed of assignment and no survey plan number attached to any of the eleven listed developments. A buyer cannot tell from the company's own material whether a given plot sits on land with a registered title, on a government allocation still in process, or on an excision yet to be gazetted.

That is a common pattern among Nigerian developers rather than a mark against this one in particular, and the same gap shows up in our review of Welltime Residencies' ten Abuja developments and in the Abraham Ibrahim Limited delivery reconciliation. The practical response is the same each time. Ask for the title document by number before paying anything, take the number to the Abuja Geographic Information Systems registry or the relevant state registry, and check that the company named on the title is the company named on your contract. Where a group trades under several entities, that last step is the one that catches problems, and it is the reason the registration numbers at the top of this piece matter.

Two checks are worth running directly. The Companies House entry for AIBEN PROPERTIES UK LTD, company number 16667995, shows the UK entity's current status, filing history and officers at no cost. On the Nigerian side, RC 1196387 should be taken to the Corporate Affairs Commission's own portal rather than to a third-party mirror, because mirrors lag behind filings and do not reflect a change of directors or a change of registered address. Bektu's company profile for Aiben Group remains unclaimed, meaning the company has not submitted or confirmed its own registration details, delivery history or officer list through the platform.

No regulator action, licence suspension or court judgment against any Aiben entity surfaced in this review. That is worth stating plainly and worth reading narrowly: it means a search of publicly indexed sources found nothing, not that nothing exists. Nigerian court records and state planning enforcement notices are poorly digitised, and absence in a search is not a clean bill of health. The same caution applies to the officer list above, which comes from the company's own site and from press interviews rather than from filed returns, and which may have changed since publication. Verification of named officers against a current CAC annual return is the step that would settle it, and it is the step a buyer committing money should insist on.
