Quantum Construct in Abuja: Seventeen Named Developments, Thirty Five Claimed Projects

Quantum Construct Ltd lists seventeen named developments on its website and claims "35+ Projects" and "25+ Estates" in the same breath. Both numbers cannot be read off the portfolio, and the company does not say which of the seventeen are finished. For a buyer weighing an Abuja off-plan purchase, that gap is the whole question, and it is answerable with documents the company holds.

Here is what the public record does establish. The company operates from Plot 122y, Morija Close, off Adetokunbo Ademola Crescent in the Federal Capital Territory, an address that also appears in mapping services, so the office is locatable rather than virtual. Two of its projects can be placed in specific Abuja districts. Quantum Enclave is described on the company's site as sitting "at the heart of jahi district, Abuja" and offering three bedroom apartments, "all en-suite with a spacious living room and a guest toilet." Quantum Haven is placed in Jabi, with the site citing travel times of four minutes to Spar Shopping Mall, five to Jabi Lake Recreational Park and nine to the Central Business District, and offering a five bedroom duplex with "2 massive living rooms, a guest room & toilet, maids room, a large furnished kitchen."

Jahi and Jabi are both real, serviced, well-located FCT districts. A development in either is a plausible proposition. What the project pages do not state, for either one, is a construction status, a unit count, a price, a delivery or handover date, or a title document. The amenity lists are detailed, running to smart home automation, fibre optics, CCTV and elevator shaft infrastructure. The completion position is absent.

The numbers that do not reconcile

The homepage carries four headline claims: "100+ Happy Homes", "25+ Estates", "220+ Clients" and "35+ Projects". The portfolio names seventeen developments, all on the Quantum prefix: Aim, Alpha, Brio, Coral, Deluxe, Enclave, Forte, Glitz, Haven, Ivory, Jewel, Kerria, Lupin, Mimosa, Nemesia, Oyster and Peony. Six house types are listed separately as Villas, Rose, Tulips, Orchid, Dahlia and Gazania.

Seventeen named developments against a claim of thirty five projects and twenty five estates is a discrepancy, not an accusation. There are ordinary explanations, including completed work retired from the site, contracting jobs built for other clients, or marketing counts that include house types and phases. A buyer is entitled to ask which explanation applies and to see the eighteen developments the portfolio does not name. The question to put is simple: of the seventeen listed, how many have been completed and handed over, and on what dates.

One other detail about the website belongs in any honest assessment. The team section, alongside its two named executives, carries placeholder entries reading "Sample Name-one" through "Sample Name-four" with placeholder titles. That is an unfinished website template rather than any statement about the business, and it is common on small developer sites built from off the shelf themes. It does mean the site should be treated as marketing material in progress rather than a disclosure document, and that anything material needs to be confirmed in writing.

The two named officers

The company's own site names Sadiq Abubakar Talba as Managing Director and Chief Executive Officer, and Yusuf Hammadu as Chief Operating Officer. The chief operating officer role has an independent public trace: a LinkedIn profile under the name Yusuf Hammadu Abubakar lists the title as "Chief Operating Officer (founder) - Quantum Construct Limited," which is a founder claim the company's own site does not make.

That is the full extent of what is publicly documented about who controls the company. No shareholder list, no board, and no parent or group structure appears in public sources. Nor, importantly, did searches surface a Corporate Affairs Commission registration number, a registered legal entity name, or an incorporation date for the business. That is a gap in what is searchable online, which for a company of this size is unremarkable and is not evidence about the company. The CAC public register is the place to close it, and the request to make is for the registered name and RC number, followed by a check that the entity named in any subscription or sale agreement is the registered one. Developers in Nigeria commonly trade under a brand while contracting through a differently named entity, and the agreement binds the entity, not the brand.

What an Abuja buyer should ask for

FCT land carries its own documentation chain, and Abuja title is not interchangeable with Lagos title. The right question for a Jahi or Jabi development is which body allocated the land and what instrument records it, whether a Federal Capital Development Authority allocation, a Right of Occupancy, or a Certificate of Occupancy, and then what the Abuja Geographic Information Systems record shows against that plot number. Titles in the territory are not immune to revocation, as the cancellation of 485 FCT land titles in 2026 demonstrated, and buyers who had not checked their plot's standing found that out late. The groundwork on Certificates of Occupancy, Rights of Occupancy and governor's consent is worth having before the conversation, as is the record of what happened when the FCT minister cancelled those titles.

Searches found no regulator action, court case or enforcement notice involving this company. That reflects the result of the search rather than a verified absence, since Nigerian court records are patchily digitised and FCT administrative actions are not consistently published.

So the practical sequence is this. Get the registered name and RC number and verify both at the CAC. Ask for the plot number and title instrument for the specific development, then verify it at AGIS rather than accepting a description. Ask for the completion and handover dates of named projects that are already finished, and ask to visit one. Treat the seventeen-versus-thirty-five discrepancy as a question to be answered rather than a red flag, and see whether the answer comes with documents. A company with real projects in Jahi and Jabi should be able to produce all of it, and nothing in the public record suggests Quantum Construct cannot, and Bektu tracks what developers have delivered against what they have announced for exactly this comparison.
