ADVA Development in Bali: The Website Is Gone and Two Projects Were Still Selling

The website that ADVA Development used to sell villas and townhouses in Bali no longer exists as a property site. As of 1 October 2026, advabali.com resolves to a German-language online marketplace selling saris and household goods, with no reference to Bali property anywhere on it. Both of the project microsites the developer ran, village.advabali.com and terracotta.advabali.com, return 404 with the message "Domain has been assigned. Please go to the site settings and put the domain name in the Domain tab." The last capture of the real ADVA site in the Internet Archive is dated 10 July 2026.

That matters because when those pages were last archived, two of the company's developments were still being sold, and most of their units were still unsold.

What was on sale when the site went dark

ADVA Development marketed five projects in the Canggu, Dalung and Ubud areas. The figures below come from the company's own pages as captured by the Internet Archive, with the capture date given for each.

Adva Village, Canggu. Captured 10 July 2026: "16 townhouses," a commissioning date of "2025 – Q3," a price of 2.8 billion rupiah, "25 years leasehold + prolongation," and "12 available." At the last moment the page was recorded, the developer was advertising a commissioning date that had already passed, with twelve of sixteen units unsold.

Terracotta, Ubud. Captured 11 November 2025: "28 apartments and 12 townhouses," priced from 1.9 billion rupiah, described by the company as roughly $115,000, "25 years leasehold + prolongation," and "19 from 28 avbl."

Adva Six Stars, Dalung. Captured 10 July 2026: "6 townhouses," 3.62 billion rupiah, "27 years leasehold + prolongation," "3 units available," and the status "completed." This is the only one of the five that ADVA itself labelled completed.

Serenity Villas, Canggu. Captured 10 July 2026: "36 years leasehold + prolongation," the longest term of any ADVA project.

Adva View Apartments, Canggu. Captured 10 July 2026: "Commissioning date: 2024," "Leasehold: 25 years + prolongation."

Every project was sold as leasehold. Across all five pages there is no mention of Hak Pakai, Hak Guna Bangunan or Hak Milik. The company's own guidance page put it plainly: "Foreign individuals cannot directly own land or real estate in Indonesia," and "Leasehold is the most common form of property ownership available to foreigners in Indonesia."

The lease terms are shorter than the market shorthand

Bali marketing talks loosely about 25 or 30-year leases with extensions, and buyers often hear that as something close to permanent. ADVA's published terms were 25 years on three projects, 27 on one and 36 on one. One agent reselling Adva Village listed its term as 23.5 years rather than 25.

The extension is the part that deserves care. ADVA's own land-lease page stated: "The most common clause is 'priority right to extend the lease at the market rate.' If this clause is properly included, the landowner is legally obliged to extend the lease." Its FAQ went further, saying that with a properly drafted agreement "the landowner will have no other option but to extend the lease to you."

That is a developer's characterisation of contract law, not a statutory right, and it is the sort of assertion a buyer should put to an independent Indonesian notary before signing rather than after. A priority right to extend at market rate sets who gets first refusal and at what price it is struck. It does not guarantee a price, and the market rate in 2050 is not knowable now.

Who ran the company

An archived team page from 11 November 2025 named: Alexander Kasyanov as Founder; Alexey Isaev as "Founder, managing partner"; Igor Popkov as "Head of the construction"; Mikhail Langovoy as Chief Financial Officer; Dmitry Kononenko as "Marketing expert"; Mikhail Shatrov as Chief Architect; and Mikhail Zhilin as Chief Designer. The page also listed Handy Prabowo as Project Manager, Agung Swastika as Site Manager, Usman Muhammad as Purchasing Manager and Valentina Isaeva as Coordinator.

The Indonesian entity behind the brand appears from a recruiting-site profile as "PT. Advanced Development Consulting and Real Estate (Adva Development)," at Jl. Raya Babakan Canggu No.103, Canggu, Kuta Utara, Badung. That address matches the one ADVA published on its own contacts page, which also gave the number +62 823-4011-1880 and the address info@advabali.com. No NIB, deed number or Kemenkumham registration number appears on any ADVA page or any third-party listing found in this review, and the AHU company register refused automated access, so the entity details could not be confirmed against the register.
