Ade Bali Architects Is a Design and Build Firm, Not a Developer, and That Changes What You Check

Ade Bali Architect does not sell villas. It sells the drawings, and optionally the construction, for a building someone else owns. That single distinction decides what a foreign client in Canggu needs to check, and it is not the distinction most aggregator directories make about the firm.

The company's own profile page states it plainly: "Ade Bali is a company that provides architectural design and building construction services." The Indonesian original of the same sentence reads "Ade Bali adalah sebuah perusahaan yang menyediakan jasa desain arsitektur dan konstruksi bangunan." Nowhere on the site is there a price list, a unit count available for purchase, a yield projection, a payment plan, or a lease term. Those are the markers of a developer selling units, and none of them appear.

The clearest statement of the business model sits in the firm's own article on how it works. After the planning stage, it says, "clients are free to decide whether they want to continue construction with Ade Bali Architect or not." What the client receives at that point is a set of documents: "the client's needs are translated into a design concept, working drawings, and cost estimation." A client can take those drawings to another builder. That is a professional services relationship, not a sale of property.

Why the label matters more than it sounds

Buying a finished or off-plan unit from a developer puts the delivery risk on the developer. The questions that follow are about handover dates, allocation, and whether the title the seller promises is the title that exists.

Commissioning a design-and-build firm reverses that. The client is the principal. The client holds the land right, whether that is a leasehold, a Hak Pakai, or land held through a PT PMA, and the client carries the construction risk and the permitting obligation. The legal entity, and what a CV means

Ade Bali is a CV, not a PT or a PT PMA. Its own profile page records the date and place: "officially established as a CV on January 13, 2019" at "Jalan Pantai Berawa, No. 53, Banjar Tegal Gundul, Tibubeneng Village, North Kuta District, Badung Regency." The timeline on the same page names the founder, "I Made Sulendra, S.T."

A CV, commanditaire vennootschap, is an Indonesian partnership form available only to Indonesian nationals. It cannot take foreign ownership. For a foreign client that is a neutral fact with a practical consequence: the counterparty to the contract is a domestic Indonesian entity, and any dispute runs through Indonesian commercial channels against a partnership rather than a limited liability company.

The firm publishes no NIB, no NPWP, no notary deed number and no KBLI code on its company profile or contact page. Those numbers are what would let a client confirm the entity exists in the form described, so their absence is a verification gap rather than a finding about the firm.

Two founding dates, both sourced

The firm's homepage advertises experience "sejak 2019," since 2019, and its timeline dates the CV to January 2019. Three press items say the practice began a decade earlier.

Gapura Bali, in a profile published on 2 May 2018, states that "Made Sulendra founded Ade Bali Interior Design and Architecture in 2009." The ASEAN Developer carried the same text on 8 May 2018. Majalah Bali, on 22 September 2022, puts it in Indonesian: "Tepatnya di 2009, ia mendirikan ADE Bali Architect," and gives his role as "Founder Ade Bali Interior Design and Architecture."

A practice operating informally from 2009 and formalising as a CV in 2019 would reconcile both claims, but no source says that. Treat it as an open question for the firm rather than a resolved history. The 2018 profile also describes the operation at that point as "four core members of his team with around 100 other contract-based collaborators," working on "villas, hotels, restaurants, spas and offices in Canggu, Sanur, Seminyak and Ubud."

Who is named

The team page names six people with titles: I Made Sulendra as Director, Ida Ayu Kade Dwijati as Vice Director, Ni Putu Asri Wirantini in Administration, Jodi Widiana in the Design Division, Edwin Henuk as Quantity Surveyor, and Wayan Juliarsa as Project Manager. Sulendra is described as "a graduate of the Faculty of Architectural Engineering, Udayana University," who "previously worked as a staff architect at several architectural firms managed by foreign architects."
