Market snapshot:Bali's property market is entering 2026 in a quietly confident mood - tourism hit a record 6.95 million international arrivals in 2025, transaction activity is picking up in prime South Bali corridors, and the speculative frenzy of earlier years has given way to something more durable: buyers who do their homework, deals priced closer to reality, and a regulatory framework that's finally catching up with the market. The easy money is gone - what's left rewards preparation, patience, and getting your paperwork in order.
1. New Project Launches
-PARQ DevelopmentIs rolling out its largest pipeline to date - 6 projects totalling 530,000 m² of residential and mixed-use real estate across Bali, including PARQ Ubud (a creative cluster aimed at digital entrepreneurs and artists), Ocean City by PARQ (cliff-and-ocean-view villas), and Citadel by PARQ (a compound concept targeting UHNW buyers and celebrities). They're one of the most prolific developers active on the island right now.

-TODAY: The OSS/Airbnb compliance deadline (March 31, 2026).This is arguably the single most consequential date in Bali real estate this year. A government mandate - flowing from PP No. 28/2025 - requires all short-term rental villas to synchronise their OSS (Online Single Submission) business registration data with Airbnb, Booking.com, and other global booking platforms. Listings without a verified NIB (Business Identification Number) and the correct KBLI hospitality code (55193 for villas) are being automatically delisted. Thousands of informal rentals are expected to vanish from search results today.
-PP No. 28/2025Created a fully integrated digital compliance chain. Zoning approval (KKPR), building permits (PBG/SLF), environmental clearances, and hospitality licences all now connect inside OSS. Building first and licensing later is no longer possible.

-Bali Urban Subway (MRT) - construction underway.After its groundbreaking on September 4 2025, work is now active. Phase 1 runs 16km underground from Ngurah Rai Airport to Cemagi via Central Parkir Kuta, with a branch to Nusa Dua. Ten tunnel boring machines will go 30m deep. Lead entity: PT Sarana Bali Dwipa Jaya (SBDJ); main contractor: Indotek; technical partner: China Railway Construction Corporation (CRCC). Phases 1 and 2 target completion by2031.
