Zenith Real Estate and Properties: Eleven Estates, Four States, and a Dead Website

Zenith Real Estate and Properties Limited was selling plots of land across four Nigerian states, eleven estates in all, on six and twelve-month instalment plans. Its website recorded every one of those estates at a "50% Discount." That website no longer exists. As of 1 October 2026, zenithrealestateandpropertiesltd.com.ng has no DNS record at all, which means it does not merely fail to load, it has ceased to be a registered address in the .ng system.

The site was live as recently as 26 May 2024, and the Internet Archive holds a capture from that date. What that capture shows is the clearest picture of the business available anywhere.

The eleven estates

In Oyo State:

- Achiever Estate, Ido area, Ibadan. ₦800,000 at 50% discount; ₦850,000 over six months; ₦900,000 over twelve.

- Rehoboth Park & Garden, Moniya, Ibadan. ₦800,000; ₦850,000; ₦900,000.

- King's Park Estate, Moniya area, Ibadan. ₦1,600,000; ₦1,650,000; ₦1,700,000.

- Pretoria Park & Garden, Moniya area, Ibadan. ₦700,000; ₦750,000; ₦800,000.

- Suncity Estate, Moniya area, Ibadan. ₦1,700,000; ₦1,750,000; ₦1,800,000.

In Ogun State, all in the Alabata area of Abeokuta:

- Treasureland Estate. ₦160,000; ₦200,000; ₦250,000.

- Great Kiddies Estate. ₦200,000; ₦250,000; ₦300,000.

- Zenith Farm City. ₦100,000, with no instalment option listed.

- Greenland Estate Phase 1. ₦300,000; ₦350,000; ₦400,000.

- Greenland Estate Phase 2. ₦250,000; ₦300,000; ₦350,000.

In Osun State:

- Osborne Park & Garden Estate, Ede. ₦1,500,000; ₦1,600,000; ₦1,700,000.

The homepage carried the heading "Promo! Promo!! Promo!!!" above the list, and described the company as "Home of Affordable."

No title instrument is named for any of the eleven

This is the central finding, and it is a positive one rather than a gap in research. The archived homepage lists eleven estates with prices, plot sizes and payment terms, and names no Certificate of Occupancy, no Right of Occupancy, no Governor's Consent, no Excision and no Gazette for a single one of them. Only the homepage was archived, so the possibility remains that an About or What We Do page carried title information. Those pages were not captured.

For land sold in the Nigerian market, the title instrument is the product. A 450-square-metre plot in Alabata at ₦160,000 and a plot in Moniya at ₦1.7m are different propositions mainly because of what document comes with them and whether the land sits under government acquisition. A Certificate of Occupancy, a Right of Occupancy and a Governor's Consent confer different things, and land that is merely excised and gazetted sits in a different position again. Price alone tells a buyer close to nothing.

A directory listing on PropertyTrust, which the company has not claimed, states that Zenith specialises "in providing legitimate landed properties, ensuring clients avoid issues related to government acquisition and litigation," and that it "has successfully served over 1,000 clients from various countries, including Nigeria, the USA, UAE, Finland, the UK, South Africa, and parts of Asia." That text appears on a third-party page with a "Claim this listing now" prompt still on it, meaning the company has not verified it. It names no estate, no client and no title document, and the claim of more than a thousand clients sits awkwardly against the company's Facebook page, which shows 70 followers.

What cannot be verified, and why that is worth saying carefully

No RC number for Zenith Real Estate and Properties Limited was found in any source during this review. The Corporate Affairs Commission public search at search.cac.gov.ng returns a Cloudflare challenge to automated requests and could not be queried. The company does not appear on the National Pension Commission's September 2018 schedule of employers issued with compliance certificates, though that document predates the company's apparent start, so it proves nothing either way. Seven unrelated companies carrying the Zenith name do appear on it, each with its own RC number, which is a caution against treating any "Zenith" record as this one.

That last point is worth labouring. Zenith Bank Plc has no connection to this company. Nor do Zenith Construction Limited, Zenith Life Assurance, Zenith General Insurance, Zenith Capital, Zenith Properties Ltd, Zenith Real Estate Konsult, Zenith Homes, or Zenith Real Estate Partners in the United States. Any search on the brand name returns mostly the bank.
