Westbury Homes Bogije: Who Built It, and What Ragnarok Property Development Has Delivered

Westbury Homes is not a company. It is a residential estate at Bogije, inside Beechwood Estate on the Ibeju-Lekki corridor of Lagos, and the company that built and sold it is Ragnarok Property Development Limited. That distinction matters more than it sounds. A buyer who searches the estate name and reads reviews under it is researching a product, not the business that has to deliver it, hold the title, and still be reachable in three years. The company is the thing to check.

Here is what the public record supports about that company, and what it does not.

The registry identity

Ragnarok Property Development Limited is registered in Nigeria under RC 1571912, incorporated on 25 March 2019 as a private company limited by shares, with a registered address at No 17 Ahmed Onibudo Street, off Adeola Hopewell, Victoria Island, Lagos, and share capital of 5,000,000 naira. Its recorded business activity covers real estate development, property brokerage, facility management and construction.

One caveat on that paragraph. Those details come from b2bhint, a third-party service that republishes Corporate Affairs Commission data, rather than from a CAC search result. The CAC public portal at search.cac.gov.ng blocks automated access, so the registry itself was not reached. The figures are consistent with everything else on the record, including the company's own account of its age, but a buyer spending real money should pull the CAC extract directly or pay an agent to do it. A registry number that nobody has checked against the registry is a number, not a verification.

The March 2019 incorporation date lines up with independent reporting. In September 2026 ThisDay described the firm as "founded seven years ago," which puts its origin in 2019.

What it has actually built

This is where the estate name and the company name reconnect.

The earliest independent mention is from Vanguard on 24 September 2022, covering a "Realtors Hang Out" event the company held at the Radisson Blu Anchorage Hotel in Lagos for more than 100 developers, realtors and industry people. The report states plainly that "Ragnarok Property Development Limited are the developers of The Alverton and Westbury Homes Estate in Surburban Lekki in Lagos state." So by late 2022, both estates existed and were being marketed. The same article describes 22 units of serviced two, three and four-bedroom terraces then under development in Sangotedo.

ThisDay returned to the company on 10 May 2024, covering the launch of Oakley Court Estate at the Idera Scheme, Ibeju Lekki, on 9 May 2024. In that piece the managing director cites earlier work including "Westbury Homes located inside Beechwood Estate, Ibeju Lekki" and Alverton Estate at Ajayi Apata, Sangotedo, presenting both as delivered.

The most recent account is ThisDay on 17 September 2026, covering a "Purple Town Hall" held the previous day at the Radisson Blu Anchorage for more than 150 real estate professionals. That article puts the portfolio at five developments and gives statuses: The Alverton in Sangotedo is described as a "completed development in Sangotedo which is now fully sold out," Alverton II at Ajayi Apata Estate is "currently under construction," and Laguna Seaview in Lekki Phase 1 is described as "a luxury sea-facing development." Oakley appears again on the Ibeju-Lekki corridor. The company reported that some projects reached full subscription and others were at "subscription levels of 60 percent and above." More than ten realtors were rewarded at the event with prizes including a 2019 Lexus RX350, generators, televisions and trips to Morocco.

Read those three reports together and you get a company that has been named in national newspapers across a four-year span, with the same managing director each time, Barr. Adebiyi Alex-Adedipe, and with estate names that recur consistently rather than changing between announcements. That consistency is worth something. Developers that exist mainly as marketing tend not to keep the same project names for four years.

Now the limits. All three articles are coverage of company events, and the project statuses in them are the company's own statements reported by journalists who attended a launch or a town hall, not the findings of site inspections or title searches. "Completed" and "fully sold out" are the developer's characterisations. They may well be accurate. They have not been independently verified by anyone whose work is on the public record, and a buyer should treat them as claims to check rather than facts already established.

Third-party agent listings for the Bogije estate do exist, which at least confirms it was commercially real and being transacted. One listing by Belkalid Consults records plots of 300, 450 and 600 square metres at 6.7 million, 9.7 million and 12.7 million naira respectively, describes the title as a Certificate of Occupancy, and marks the listing as sold. That is agent copy rather than a registry record, and the title description in particular is the agent's, so it tells you what was offered and at roughly what price, not what a search at the Lands Bureau would return today.

What is not on the record

Several things a careful buyer would want are simply absent.

There is no ownership or shareholding information beyond the registered share capital. No parent company, no investor, no funding round appears in any source. The registry extract surfaces one named individual, a legal practitioner, whose role reads more like an incorporating solicitor than a principal, so the only reliably named officer is the managing director.

No regulatory action, court case, Economic and Financial Crimes Commission matter or Securities and Exchange Commission notice involving the company turned up in searching. That is a search result, not a clean bill of health. Nigerian court records and regulatory notices are poorly indexed and frequently unsearchable, so an empty result means the search failed to find something, which is not the same as there being nothing to find.

One practical note. The domain recorded against this business in several places, rpdl.com.ng, is currently not serving: it fails certificate validation over HTTPS and returns a 503 over plain HTTP. The live company website is ragnarokproperty.com. A dead domain attached to a company record is an ordinary housekeeping failure rather than a signal about the business, but it is the kind of thing that makes a buyer's own checks harder, and it is worth knowing which address is the real one before you send anything to an email on the wrong one.

What to verify before you pay

For any estate on the Ibeju-Lekki corridor, the title is the whole question. Beechwood Estate at Bogije sits in an area where excision status, gazette entries and root title vary street by street, and the only answer that counts comes from a search at the Lagos State Lands Bureau against the specific parcel, not from a brochure. Beyond title, the standard checks apply: pull the CAC extract yourself, match the directors on it against the people you are dealing with, and ask for the completion certificate or survey on a delivered phase rather than accepting a status from a press report.
