Sunny Development Group in Bali: Built, Late and Unconfirmed Projects Compared

Sunny Development Group says it has completed seven projects in Bali. Independent sources confirm that at least three are built and operating: Sunny Muse in Canggu and Sunny Samudra in Kuta Selatan are open to guests on booking platforms, and news reporting describes the Sunny Village complex in Canggu as occupied and managed. Sunny Muse opened in 2025, roughly a year after the Q3 2024 completion date shown on a Bali property portal. For other projects the company's own materials disagree about whether they are finished. Sunny Wellness Spa Hotel is one example: an advertorial published in December 2025 calls it complete, while the company's website lists it as under construction. We found no public building permits, shareholder records or financing details. The rest of this piece sets out what can be checked and what cannot.

The legal entity

Registry data republished by companieshouse.id lists PT. Sunny Development Group as an active limited liability company. It gives an incorporation date of 5 February 2021 and a registered address at Jl. Pemelisan Agung Gg. Anggrek No. 4, Tibubeneng, Kuta Utara, Badung. The site shows its own reference number, 1146826. That is not the 13-digit Nomor Induk Berusaha (NIB) that Indonesia's OSS licensing system issues. Buyers should ask the company directly for:

- the NIB

- the deed of establishment and any amendments, registered with the Ministry of Law's AHU system

- whether the company is a foreign-owned PT PMA

The directors, commissioners and shareholders are not shown in the free registry extract.

The company markets itself as Sunny Holding on its website. There it says it has "completed projects in six countries and built more than 1 million square meters of real estate in 13 years". The 2021 incorporation date covers only the Indonesian company. We found no public record of the parent structure behind the six-country claim.

Who runs it

The company's about page lists Alexei Prepelita as Managing Director and Nikita Kobzev as Sales Director. A Jakarta Post advertorial from 2 December 2025 names Igor Grosu and Viktoria Halitska as co-founders. The piece carries a Creative Desk byline, which marks it as sponsored content rather than reporting. We found no independent source for the ownership split, and no named outside investors, funds or lending banks.

Partners

The company states on its about page: "We are an official partner of the Marriott chain." We found no Marriott announcement or listing that confirms this. Booking platforms show a hotel operator, Betterplace, attached to at least one project: Trip.com lists "Sunny Muse by Betterplace". In May 2024, Detik Bali reported that PT Bali Dreamhouse Management had managed the Sunny Village complex since July 2023. We found no named architect, main contractor or financier.

Delivery record: announced versus operating

Here is how the completion dates listed on the bali.realestate developer page compare with what can be seen today.

- Berawa Sunny Village, listed for Q4 2022. The company says it is complete. Detik Bali's 2024 reporting describes it as an operating villa complex with a property manager in place since July 2023.

- Sunny Batu Bolong, listed for Q2 2023. The company says it is complete.

- Umalas Premier, listed for Q4 2023. The company says it is complete. We found no operating guest listing.

- Sunny Cuddles Berawa, listed for Q1 2024. The company says it is complete. We did not independently confirm an operating listing.

- Sunny Aparts II, listed for Q2 2024. The company says it is complete. We did not independently confirm an operating listing.

- Sunny Muse, listed for Q3 2024. Trip.com gives an opening year of 2025, with 70 verified reviews and an address at Jl. Nelayan No. 76, Canggu.

- Samudra, listed for Q2 2025. TripAdvisor shows a 23-room property called Sunny Samudra Bali in Kuta Selatan, with 3 reviews.

- Sunny Wellness Spa, listed for 2025. The company website lists it as under construction. The December 2025 advertorial lists it as completed.

- Sunny Ubud Family Resort, listed for Q2 2027. The portal still shows it as off-plan. The December 2025 advertorial lists "Sunny Family Ubud" among finished projects.

The advertorial also says the company "has completed every project it has started". The portal dates and the operating listings support a narrower claim. Several projects are built and operating. At least one opened about a year late. For two others, the company's own descriptions contradict each other. A buyer in any current phase should get a written construction schedule with dated milestones, not a quarter.

Permits and tenure

We found no public persetujuan bangunan gedung (PBG, the building approval) or sertifikat laik fungsi (SLF, the certificate that a building is fit for use) for any Sunny project. We also found no statement of the leasehold term offered on each one. These are the core documents for any Bali purchase by a foreigner. The 2024 police raid at Sunny Village

A buyer searching the company name will find coverage of a May 2024 police raid. According to Detik Bali on 12 May 2024, police found a clandestine drug laboratory and a hydroponic cannabis operation inside a villa in the Sunny Village complex in Canggu. Detik named PT Sunny Development Grup as the developer and PT Bali Dreamhouse Management as the property manager. A legal representative, Setyo Edi, told Detik that the tenant, not Sunny Village, was fully responsible for how the unit was used. He also said management had understood the space was to be a gym and mini cinema.

Antara Bali reported the later trial on 19 August 2025. It said the villa, No. 6 at Sunny Village, was owned by a private individual. It also reported that two defendants had already been sentenced to 20 years, and that another man was identified in court as the organiser. None of the reporting we reviewed describes charges or findings against Sunny Development Group or its staff. The case matters to buyers for a different reason: it shows how much of the day-to-day running of a villa complex depends on the property manager and on screening tenants. Anyone buying into a managed rental pool should ask how tenants are vetted and who is liable under the management agreement.

What a buyer should check

1. Ask for the NIB, the AHU deed and the shareholder register of PT Sunny Development Group, and make sure the seller on your contract is that entity.

2. Get the PBG and SLF for the specific building, and the land certificate with the lease term.

3. Treat the return figures in marketing as projections. The advertorial cites "a potential ROI of up to 12 percent". Get the actual occupancy and payout history for an operating project such as Sunny Muse.

4. Ask for written confirmation of any operator or brand partnership before relying on it.
