Romax Properties Ltd: What Buyers Can Verify About Atlantic Ville and Imperial Oak

Romax Properties Ltd has named estates, dated construction footage and a Lagos address that three separate directories agree on. What it does not currently have is a working website, a public registration record that can be retrieved online, or any independent confirmation that the estates it filmed under construction in 2022 were finished and handed over. For a buyer weighing an off-plan purchase, that gap between what is claimed and what is checkable is the whole question.

This is a look at what the public record actually supports about the company, and, just as importantly, what it does not settle either way.

What the company says about itself

The developer profile for Romax Properties Limited on Nigeria Property Centre, one of the country's larger property portals, gives a founding year of 2005 and names the founder as Chief Ugochukwu Orji. The same profile puts the office at 45a Chevron Alternative Road, Lekki, Eti-Osa, Lagos, and describes the firm as "delivering exceptional real estate development and management services in Lagos Metropolis for over 16 years," with work spanning new construction, sales, property management, valuation and interior building works.

A recruitment profile on MyJobMag carries a longer version of the same self-description, calling Romax "a front-line real estate development and management company located in Lagos metropolis" with "over fourteen years' experience," and naming the founder as Chief Ugochukwu Romanus Orji.

Both of these are company-supplied text on third-party platforms. They are the company describing itself, not a filing and not reporting. The 2005 founding date and the "over 16 years" and "over fourteen years" figures do not reconcile cleanly with each other, which is common in directory copy that gets written once and never updated. No source independent of the company names Chief Ugochukwu Orji as a director, and no registry record confirming his office could be retrieved for this piece.

The delivery record, as far as it can be traced

The firmest evidence of actual building activity is the company's own YouTube channel, which carries dated construction-progress videos across three named estates.

Between February and April 2022 the channel published monthly site updates for Atlantic Ville, Imperial Oak and Romax Homes 12: "Atlantic Ville: February Update" on 22 February 2022, "Romax Homes 12: February Update" on 23 February 2022, "Imperial Oak: February Update" on 25 February 2022, then March updates for all three across early April. A later video from 9 May 2023 places Atlantic Ville Estate "at Harris Drive besides VGC."

Those uploads establish that the sites existed and that work was being documented on them at those dates. They do not establish completion. There are no handover videos, no unit-count announcements, no allocation events and no independent reporting on any of the three estates. Whether Atlantic Ville, Imperial Oak or Romax Homes 12 were finished, and on what timetable against what was promised at sale, is not answerable from anything published.

The channel's most recent upload is dated 16 May 2023. Nothing has been posted since. On MyJobMag, five vacancies covering estate management, quantity surveying, electrical and civil engineering and architecture were all posted on 7 January 2022, and none more recently.

The website

The address the company itself gives for its site, romaxproperties.com, does not currently serve a website. Checked on 29 September 2026, it returns an HTTP 404 with the page title "ConnectYourDomain Error | Wix.com," the message Wix shows when a domain has been pointed at the platform but not correctly connected. The domain resolves; the site behind it does not load.

The Internet Archive holds a snapshot of the same address returning a normal page in April 2025, so this is recent breakage rather than a site that never existed.

A broken domain connection is a maintenance failure, not a verdict on a business, and plenty of active Nigerian developers run their sales entirely through WhatsApp and Instagram while a neglected website rots. It matters here only because it removes the one place a buyer would normally go to check current project status, and because it lines up with the 2023 cutoff on every other public channel.
