Regent Real Estate Limited: Park Towers, 41 Turnbull and The Walden Delivery Record Checked

Regent Real Estate Limited has one Lagos project that it says it has finished: Premier Court in Lekki Phase 1. Every other scheme it markets is still being sold or has not started. Park Towers in Oniru, 41 Turnbull in Old Ikoyi, Premier Court Phase 2 and Regent 6 at Purple Urban are all listed as "Now Selling", and The Walden is shown as "Coming Soon". The Walden was first announced in June 2021 with a 12-month build. We found no public evidence that it was built on that timeline. On its current listing it sits in a different neighbourhood.

This piece sets out what the public record shows about the company, its projects and its leadership, and which documents a buyer should ask for before paying a deposit.

Who runs the company

Three Nigerian newspapers name Ogaba Sanni as chief executive. In February 2022 Vanguard described him as "CEO of Regent Real Estate". In October 2022 ThisDay named him as CEO when it reported the firm's investor event at the Radisson Blu Anchorage Hotel in Victoria Island on 24 September 2022. A Leadership feature from March 2023 calls him "the CEO and founder of Regent Real Estate".

The company's own Park Towers page also lists Mr Sanni as a sales contact and uses the full name "Regent Real Estate Limited". We found no other directors, shareholders, investors or lenders named in any public source.

Registration and addresses

The company's website does not display an RC number. A third-party registry aggregator indexes a "Regent Real Estate Limited" under RC 1612446. We could not open that record, so we could not confirm that it belongs to this company, when it was incorporated or where it is registered. A buyer can settle this with a search of the Corporate Affairs Commission's public register, which shows incorporation date, registered address and status.

The website gives two office addresses. The About page lists Plot 105, Ganiyu Bola Hussein Street, Lekki Phase 1. The Park Towers page lists The Waterside, 5 Admiralty Road, Lekki Phase 1. The site does not say which one is current.

The delivery record

The company's homepage describes a "portfolio made up of pipeline and completed projects valued at over 3.3 billion Naira ($6 million) since 2020". It does not say how much of that figure is completed work and how much is still pipeline.

Premier Court, Lekki Phase 1. This is the one scheme with a public delivery claim. In the ThisDay report from October 2022, the company said the multi-family block of three-bedroom apartments "sold out less than 6 months after launching" and had "a long waiting list for Phase 2". In a BusinessDay interview published on 3 October 2025, Mr Sanni said "we delivered Premier Court to our standards". BusinessDay labels that piece as sponsored partner content, so it is the company's own account, not independent reporting. We found no handover date, completion certificate or buyer account confirming delivery. A property database, Estate Intel, lists Premier Court with Regent Real Estate as developer, but its completion date field does not show a valid date.

Premier Court Phase 2. The Phase 2 page offers two- and three-bedroom apartments of 55 to 75 square metres with a 30% initial deposit. The completion date and prices are not filled in on the page.

Park Towers, Oniru. According to the project page, the tower has 48 units over seven floors: 20 two-bedroom apartments, 20 three-bedroom apartments and 8 four-bedroom maisonettes. In the 2025 BusinessDay piece, Mr Sanni described it as under construction. The site gives no completion date.

41 Turnbull, Old Ikoyi. The listing offers four two-bedroom apartments and eight three-bedroom maisonettes, priced from ₦750,000,000 on the properties page, with a 30% deposit. It too was described as under construction in October 2025. No completion date is given.

Regent 6 at Purple Urban. The project page describes "four units of semi-detached duplexes and two units of Penthouse apartments" set within the Purple Lekki development. When we checked, the price, specification and "C/O TITLE" fields on the page showed placeholder numbers rather than real figures.

The Walden. On 4 June 2021 the company announced The Walden as "4 units of terrace duplexes and 2 units of Penthouse apartments" off Freedom Way in Lekki Phase 1. The post promised a "12 calendar months" build, said "approval and building permits already secured", and set the groundbreaking for the second week of July 2021. On the current properties page, The Walden appears as "The Walden, Ikoyi" with the label "Coming Soon" and no price. The 2021 Walden mix is similar to the one now marketed as Regent 6 at Purple Urban, also in Lekki Phase 1: four semi-detached duplexes and two penthouses. We could not establish from public sources whether the two schemes are related, or what happened to the 2021 Lekki Phase 1 Walden. Buyers interested in either should ask the company how they relate.

Dubai. The homepage also features "Tower 108" in Jumeirah Village Circle, Dubai, from $327,000. The site does not say whether Regent is the developer, a partner or a sales agent there.

Partners named in public

The only commercial partner Mr Sanni named in the 2025 interview is Cutstruct Technology, which he said supplies "real-time price aggregation" and construction materials. The About page shows logos under a "Clients and Partners" heading, including Providus, Purple and several fittings brands. It does not say what role any of them plays. We found no disclosed joint venture, land-owning partner, main contractor, architect or financier for any Regent project.

Regulatory record

We found no action against Regent Real Estate Limited or its chief executive by the Securities and Exchange Commission, the EFCC or the Lagos State Real Estate Regulatory Authority (LASRERA), and no court judgment naming the firm. That reflects the limits of our searches. It is not a certificate of good standing.

What to ask before paying

These are the gaps that matter most to a buyer paying a 30% deposit on an off-plan unit.

- Registration. Ask for the CAC certificate and confirm the RC number on the CAC portal.

- Title. For each plot, ask for the Certificate of Occupancy or Governor's Consent and have a lawyer run a search at the Lagos State Land Registry. None of the project pages states a title document.

- Permits. Ask for the Lagos State Physical Planning Permit Authority approval and the Lagos State Building Control Agency stage certification for Park Towers and 41 Turnbull. The 2021 Walden post said permits were secured but gave no numbers.

- Delivery evidence. Ask for Premier Court Phase 1 handover dates and contact with existing owners.

- Regulator status. Check whether the firm appears on the Lagos State Real Estate Regulatory Authority's register of practitioners.
