Seagle Property Development Company: What Its Oniru Portfolio Shows as Finished and Still Building

Seagle Property Development Company has a verifiable founder, a named parent group and a cluster of residential buildings in Oniru, Victoria Island. On its own portfolio page, four Oniru buildings are marked completed (Palace Road Court, 5 Villas, Finchley Court and Seagle Apartments) and two are marked under construction (Eagle Heights and Seagle Height Suites). What the public record does not show is a title type for any of those buildings, a dated handover for any of them, or a registry extract confirming the company's details. This piece sets out what can be confirmed, where sources disagree, and what a buyer should ask for before paying.

Who is behind the company

The company's own overview page says it "was incorporated on the 28th of May 2007" and names "Otunba Yemi Saheed Lawal as CEO/Founder". It lists its office as Suites 1000, Seagle Apartments, Plot 9 Simeon Akinlonu Crescent, Oniru Estate, Victoria Island, Lagos.

Press coverage lines up with that. The Sun, reporting on 24 November 2018 that Lawal had been honoured by the Chartered Institute of Taxation of Nigeria, described him as a former commercial banker with over 18 years in corporate and project finance and a Fellow of the Institute of Chartered Accountants of Nigeria. According to The Sun, he left banking in 2005 as a regional manager, set up Eagleways Investment Group as "the umbrella body of all his companies", and floated Seagle Property in 2007. ThisDay, in October 2020, called Lawal "the boss of Seagle Property Development Company Limited" and said he is "reputed as being the biggest property owner in Oniru Estate, Victoria Island." That is ThisDay's characterisation. It is not something a buyer can check against a registry.

The company homepage also names Wole Lawal as General Manager, Operations.

The registration number, and why it needs a primary check

The developer directory Propsult lists the company under RC number 692987, with a 2007 founding year and Eagleways Investment Group as parent.

Propsult is not the Corporate Affairs Commission. Propsult also gives a registered address of 18a Bintu Street, off Ajayi Road, Okeira, Ogba, Lagos, which is on the mainland and nowhere near the Oniru office the company advertises. A registered address that differs from the trading address is common and not a red flag on its own. Still, anyone paying a deposit should pull the CAC record directly, confirm that RC 692987 belongs to this company, and note which directors and address the registry shows today.

Completed, under construction, or both

The clearest gap in the record is project status.

The current portfolio page lists nine projects:

A July 2022 ConnectNigeria profile said that "since 2008, Seagle has completed at least 18 projects" worth "a cumulative value of about $128 million" and producing "almost $50 million in rental income for its clients." The same profile named Stanmore Court, Seagle View, The View, Eagle Heights and DeoGratias as properties the company "has developed" in Oniru and Ikoyi. Four years later, the company's own site still lists Eagle Heights as under construction.

Those two statements can both be true if Eagle Heights was marketed in 2022 and is still being built. They can also reflect a stale website. Either way, the eighteen projects cited in 2022 do not match the nine on the portfolio page, and the site's own statistics counter currently reads "0 +" projects. Buyers should not rely on any of these figures. Ask for a dated list of completed buildings, with the address of each, and visit two of them.

What the record does not show

We found no public source stating the title held on any Seagle building: no Certificate of Occupancy number, no Governor's Consent, no registered deed. We also found no LASRERA registration record, no court judgment and no regulator notice involving the company. That is a finding about what searches returned, not proof that none exists.

We found no lender, co-investor or joint-venture partner named in any source. The homepage displays logos of suppliers and consultants, including DaabFoams Architects, Otis, Mikano and RAK Ceramics, but it does not say what role each played or on which building.

How to verify before you pay

Under the Lagos State Real Estate Regulatory Authority Law, 2021, anyone operating as a property developer in Lagos must register with LASRERA, and off-plan contracts must include a clause indemnifying the buyer if the project is not completed. That gives any Lagos buyer three concrete requests:

1. The CAC extract for RC 692987, showing current directors and status.

2. The LASRERA registration for the developing entity, checked on the authority's own portal.

For an off-plan unit in Eagle Heights or Seagle Height Suites, also ask for the Lagos State Physical Planning Permit Authority approval covering the building's height and use. The bottom line

Seagle Property Development Company is a real, long-running Oniru developer with a documented founder and parent group. The open questions are specific: which buildings are finished and when they were handed over, what title each sits on, and whether the registry details match the company's own. Those are answerable with documents, and a serious developer should be able to produce them.
