Heritage Group Limited: Five Subsidiaries, Two Addresses and a Delivery Record That Stops in 2019

Heritage Group Limited presents itself as five businesses under one roof in Lagos: a residential developer, a gated estate, a short-let operator, a building maintenance company, and a chartered firm of estate surveyors and valuers. For a buyer, the interesting question is not how many arms the group has. It is which legal entity signs the contract, and what the group has actually finished. On the first question the published record is incomplete. On the second, the group's own development updates stop in 2019.

The structure, as published

The group's site describes Heritage Group Limited as "an integrated building, civil engineering, infrastructure development and consultancy service consortium." Underneath it sit five named units:

- Heritage Homes, residential development, from single-family houses to multi-unit apartment blocks

- Heritage Coastview Meadows, a gated estate in Lekki

- Heritage Apartments, self-catering short-let accommodation

- Building Maintenance Service Ltd, trading as BMS

- Tunde Akande & Co, a chartered estate surveying and valuation practice established in January 2000

Two addresses are published. In Nigeria, Heritage Place, 12A Michael Adekoya Street, Ilupeju Estate, Lagos. In the United Kingdom, Hanover Square House, 16 Hanover Square, Mayfair, London W1S 1HT. The Heritage Homes site describes the group as a UK-based diaspora company working in real estate development, infrastructure finance and consultancy.

Only one of the five units carries a regulatory anchor that a buyer can verify independently. Tunde Akande & Co is a chartered estate surveying and valuation firm, and the group states it is regulated by the Estate Surveyors and Valuers Registration Board of Nigeria. ESVARBON is a statutory regulator, created by the Estate Surveyors and Valuers (Registration, Etc.) Decree No. 24 of 1975, now cited as Cap E13 Laws of the Federation of Nigeria 2004. Under that Act the Board determines who may practise, sets and reviews professional standards, maintains and publishes the register, and regulates practice. The firm also appears as an estate agency profile on the register maintained by the Nigerian Institution of Estate Surveyors and Valuers, though that listing carries no visible membership number or principal partner name.

That matters more than it sounds. A valuation prepared by an ESVARBON-registered firm is a regulated professional product. A sales claim made by an unregistered marketing arm is not. Buyers dealing with a group that contains both should know which hat the person in front of them is wearing.

The entity that is not in the structure

Heritage Coastview Meadows has its own website, and its About page names a sixth entity. The estate is described as developed by Heritage Homes, owned by Heritage Group, and facilitated by Heritage Dom Limited. Heritage Dom Limited does not appear in the group's own list of five subsidiaries.

A facilitating entity is not a footnote. It may be the counterparty on the sale and purchase agreement, the entity that holds the land, or the entity that receives payment. None of the three sites says which. Nor does any of them publish a registration number in either jurisdiction. Searches of the UK register return several active companies named Heritage Group Limited or close variants, none of them registered at the Mayfair address the group gives, so the group's UK filing cannot be identified from the published information alone. No Nigerian RC number is published for the parent company, Heritage Homes or Heritage Dom Limited.

Ask for the registered name and RC number of the entity that will sign, then confirm it at the Corporate Affairs Commission before any money moves.

Announced against delivered

The Heritage Homes site lists five projects: Coastview Meadows Phase 1 and 2, Heritage Business Park, Daniels Court, Irorun Gateway City, and Heritage Golf Resort City. Daniels Court is described as a gated estate joint venture development. The joint venture partner is not named.

Against that pipeline, the publicly visible progress record is thin. The group's news section carries development updates on Heritage Meadows dated May 2019 and June 2019. The June 2019 update states the estate is "almost sold out" and reports no construction milestones. The site's copyright line reads 2024. No later update is published on the group site.

The Coastview Meadows project site is also incomplete in a specific way. Its headline statistics render as placeholder values, showing "0 +" where unit or plot counts belong. The page does not state a title document, a plot count, a phase breakdown, or a delivery date. The Heritage Homes page for the same estate gives an address, Tunde Akande Road off the Coastal Road, Lekki 105101, and places it in the Lekki Free Trade Zone, and it lists building types: two-bedroom apartments, fully detached duplexes in two options, and semi-detached duplexes in two options. It gives no prices, no plot dimensions, no unit counts and no completion timeline.

None of that is evidence that work has stopped. Companies abandon their news pages while building, and an estate can be under construction with a neglected website. It does mean that a buyer cannot verify progress from what the group publishes, and that the most recent dated progress statement available anywhere on the group's own sites is seven years old.

What to verify before paying

The estate sits in Lekki, which is where Lagos has been most active in enforcing against unapproved layouts. Run both checks.

Ask Heritage Group Limited which entity holds the land at Coastview Meadows, which entity signs the sale agreement, and what the registered numbers of both are. Ask for a dated construction progress report, since the public one ends in 2019. Ask whether any valuation you are shown was prepared by Tunde Akande & Co, and if so, treat the group relationship as a disclosed interest rather than an independent opinion. A group that publishes five subsidiaries, two addresses and a regulated surveying practice is not hiding. But it has not published the one number that lets a buyer tie any of it to a filing, and the entity named on its flagship estate is not in the list. Both are answerable in a single email, and the answer should arrive in writing.
