Henry Montego Homes: What the Record Shows on Montego Bay, Garden and Sunrise Deliveries

Independent reporting shows that two estates in Ikate, Lekki, carrying the Henry Montego name are occupied: Montego Bay 3 and Montego Sunrise. Beyond those two, most of what is publicly known about the developer's delivery record comes from the company itself. Montego Bay 4 was launched in October 2020 and we could not find a public update on its status. The company's own site lists Montego Garden 3 in Lekki Palm City as under construction. We found no public title or planning-permit documents for any of its projects. This piece sets out what can be checked, where to check it, and what is still missing.

The legal entity

Nigerian press coverage names the company as Henry Montego Homes and Industries Limited. BusinessDay used that name on 15 October 2020, and ThisDay used it on 21 October 2020. A third-party registry-data site lists an entity called "Henry Montego Homes and Industries Ltd" under RC 1354841. We could see that listing only as a search result, not as a full record. Buyers should confirm the number, the incorporation date and the list of directors on the Corporate Affairs Commission's public search before paying anything. The CAC search is cheap and fast. Once you have the record, check that the entity named on your contract of sale and on your receipts is the same one.

The company's homepage gives its office as 35 Bishop Aboyade Cole Street, Victoria Island, and says it has been operating since 2010. A profile on the RAYLF awards site dates the start of the business to 2014. That gap matters little on its own, but it is one more reason to rely on the CAC record rather than on marketing copy.

Who runs it

The company's leadership page lists Henry Ebuluofor as Managing Director and Mrs Chidera Ebuluofor as Deputy Managing Director, both under "Board of Directors". The management team it names is Doris Anyaoha (Senior General Manager), Emmanuel Okpala (Manager), Chibuzor Irona (Head Human Resource) and Omotayo Adeniji (Head Account).

Henry Ebuluofor is the company's public face in the press. BusinessDay quoted him as Managing Director in 2020. In May 2021, Vanguard described him as Chief Executive Officer when it covered the company's grants to 13 young entrepreneurs. In April 2026, BusinessDay reported an award he received in London. We found no public disclosure of shareholders, outside investors or lending banks. The CAC record would show shareholding.

Delivery record, project by project

Montego Bay 1, 2 and 3 (Ikate, Lekki). In the October 2020 BusinessDay article, the company said all three phases sold out within a month of launch. That is a sales claim, not evidence of completion. For Montego Bay 3, there is independent evidence that people live there. On 4 May 2024, Nigerian Tribune reported residents of Montego Bay 3 Estate in Ikate complaining about electricity charges and supply. The article quotes Eko Electricity Distribution Company as saying that "Henry Montego Bay 3 and Henry Montego Sunrise both belong to Band A". An estate executive identified only as Chidera responded to residents in writing. The Tribune report does not describe who developed the estate, but the estate names match the company's portfolio.

Montego Sunrise (Ikate). The same EKEDC statement shows Montego Sunrise is connected and metered as a residential estate. We found no separate report on when it was completed.

Montego Bay 4 (Ikate). BusinessDay and ThisDay covered the October 2020 launch, which offered four-bedroom terraces, town-houses, semi-detached duplexes, three-bedroom apartments and a shopping mall. Payment plans started at ₦550,000 a month with the balance spread over five years. We found no public report on construction progress or handover since then. Anyone who bought into this phase should ask for a written schedule and site photos with dates.

Montego Garden 3 (Lekki Palm City). The project page lists it as "Under Construction", with 20 units priced at ₦170 million to ₦180 million. The same page shows the address "46B Matheswartala Road, Kolkata 700 046 New York, USA". That looks like leftover text from a website template, not a real site address. It does not suggest anything about the project, but buyers should get the actual plot location and survey plan in writing.

Montego Garden 4 (Ogombo Road) and Ikoyi Hills Parkview. Both appear in the company's portfolio. We found no independent report on their status.

Totals. A 2022 Guardian list of real estate CEOs credits the company with "over 100 completed real estate apartments". That figure appears to come from the company and has not been independently tallied.

Title and permits

We found no Certificate of Occupancy, Governor's Consent, or planning permit from the Lagos State Physical Planning Permit Authority for any Henry Montego project, whether published by the company or reported by others. This does not mean the documents don't exist. Developers often share them only with buyers who ask. It does mean a buyer has to request them. For each estate, ask for:

- the root title, with the survey plan and its registered number

- the approved building plan and planning permit for the specific phase

- the deed of assignment or sublease you will receive, and who pays for Governor's Consent

Regulatory and legal record

We searched for Henry Montego Homes and Henry Montego Homes and Industries Limited alongside the Lagos State Real Estate Regulatory Authority, the Securities and Exchange Commission, the EFCC, court records, and Lagos demolition and sealing notices. We found nothing that names the company. The only public dispute we found was the May 2024 electricity complaint, which was about power supply and billing rather than the developer's contracts. An empty search result is not a clean bill of health. Court filings in Lagos are not fully searchable online, and a LASRERA registration check has to be done directly with the regulator.

What a buyer should check

The strongest verifiable fact about this developer is that two Ikate estates carrying the Henry Montego name are occupied. The weakest point is the gap between launch announcements and public progress reports on later phases. Before committing to a new phase, a buyer can:

1. Confirm RC 1354841 and the directors on the CAC portal, and make sure your contract names that entity.

2. Visit Montego Bay 3 or Montego Sunrise and speak to residents about handover timing, finishing and service charges.

3. Get the title and planning permit for the specific phase you are buying into, not an earlier one.

4. Get a signed construction timeline, with remedies if handover slips, before paying beyond the initial deposit.
