Lagos Real Estate Briefing - April 3, 2026
Lagos Real Estate Briefing - April 3, 2026
The Lagos prime property market is entering Q2 2026 with real momentum behind it. Ikoyi values have more than doubled in some pockets over the past 14 months, Eko Atlantic is cementing its position as West Africa's most credible master-planned district, and a wave of new towers is reshaping the North West Victoria Island skyline. The mood is disciplined rather than euphoric: buyers are arriving with more due diligence, better lawyers, and a clearer sense of what they're actually paying for.
1. New Project Launches
-North West Victoria Island pipeline expanding fast.Research from Estate Intel (February 2026) flags a clear uptick in residential development activity in North West V.I., the submarket bounded by Ozumba Mbadiwe Avenue and Ahmadu Bello Way. New projects entering the pipeline include Elysian Rise, Reportage Tower, Trimnell Tower, The Alfred, Kadars Gate, The Gaia, Ozumba Mbadiwe Tower, Xamira Heights, Amoretto Luxury Apartments, 11 Goriola, and Hebron Tower. Residential accounts for 75% of the total pipeline. Average land prices in the area sit around N2,000,000 per sqm, making it cheaper than Core VI and drawing in developers who want island proximity without island pricing. -Over 750 luxury apartments (priced above $1M) under construction across Lagos. Most are concentrated on the B.A.G. Stretch in Old Ikoyi, Eko Atlantic, Victoria Island, and Banana Island, with asking prices running up to $6M per unit. Estate Intel notes a 33% jump in the number of these projects that have converted from concept to active construction over the past 12 months alone, and warns that the market will likely require price adjustments by 2027 as this supply completes simultaneously. -New Eko Atlantic towers breaking ground.Caspian Heights, a 21-floor residential tower by Arkland Group in partnership with Equity Cooperatives, broke ground in January 2026. A&A Towers, also by Arkland (23 floors), was at floor 19 as of March 2025 and is on track for Q4 2026 completion. Phoenix Tower (27 floors, 122 units) by Arkland Properties is also under construction. Source:BusinessDay NG
-Lagos State Government accelerating affordable housing completions.Housing Commissioner Moruf Akinderu-Fatai confirmed priority completions for 2026: Sangotedo Phase II, Egan-Igando Clusters II and III, and Ibeshe Phase II, as part of Governor Sanwo-Olu's effort to dent Lagos's estimated 3-million-unit housing deficit. 2. Foreign Buyer Policies
-Nigeria's consolidated Tax Act 2025 is now in force. It took effect January 1, 2026, updating rules around stamp duty, withholding tax, and property transactions. If you are in the middle of a deal or planning to close this year, verify current requirements with a local lawyer before signing. Source:The Africanvestor, updated April 2, 2026
-No foreign ownership quota in Nigeria.Unlike many Asian markets, Nigeria imposes no nationality-based limit on how many residential units foreigners can own. Apartments, duplexes, terrace houses, detached homes: all are available to international buyers. What you're acquiring is a 99-year right of occupancy rather than Western-style freehold land, which is standard across the country and applies equally to Nigerian citizens. Source:The Africanvestor, updated April 2, 2026
-Title perfection remains the number one risk for foreign buyers. The single biggest trap is paying full price and not completing the "perfection" process: obtaining governor's consent, paying stamp duty, and registering the deed with the state land registry. Without these steps, your ownership may not be legally enforceable in court, regardless of how prestigious the address. Source:The Africanvestor, updated April 2, 2026
-No golden visa pathway through property purchase.Buying property in Nigeria does not confer residency rights. Long-term residency still requires a work permit, business registration, or investment-based immigration route (through the CERPAC permit system). Source:The Africanvestor, updated April 2, 2026
-Budget 10-15% of purchase price for closing costs in Lagos. This covers consent fees, stamp duty, land registry registration, and legal fees (Lagos is more expensive than Abuja, which typically runs 8-12%). Mortgage rates for foreigners in naira terms range from 20-30% per year, with loan-to-value ratios typically 50-70%. The naira has been stabilizing around N1,400-1,500 per dollar, which is making USD-denominated pricing more predictable for diaspora and foreign buyers. 3. Market Trends and Pricing
-Ikoyi is the standout performer.A BusinessDay-compiled portfolio of 10 investment properties saw its collective value jump from N9.3 billion in December 2024 to N25.6 billion by February 2026. A specific parcel on Sapara Williams rose from N1.73B to N4.02B; a Macdonald Road site went from N1.14B to N3.15B. That's appreciation of 132-176% in roughly 14 months, driven by limited land supply, naira devaluation increasing replacement costs, and strong local and diaspora demand. Source:Nigeria Housing Market, February 18, 2026
-Current price reference points across Lagos (2026):
- Ikoyi: N400M to N2B+ for premium residential
- Victoria Island: N300M-N750M for luxury apartments
- Lekki Phase 1: N250M-N500M for detached duplexes
- Ibeju-Lekki: land prices up 40% year-on-year
- Ikeja GRA land: N1.5M per sqm (was N600K/sqm in early 2024)
Source:Dirichi Properties, 2026;Nigeria Housing Market, February 2026
-Rents are surging.Banana Island duplex rents now range from N80M-N100M per annum. Ikeja GRA 3-bedroom flats have climbed from N5M to N15M per annum over two years. Rental yields across Lagos run 4-8% for traditional leases, with short-let apartments on VI and Lekki achieving up to 12%. The rental market is partly driven by a massive housing deficit and a daily inflow of an estimated 6,000 new residents to the city. -Market is selective, not slow.Average occupancy in well-built prime developments in Old Ikoyi and Victoria Island sits at 97%, per Swindon Property Managing Director Leye Taiwo. But buyers in Q1 2026 are negotiating harder: actual completed sale prices typically land 8-15% below asking price, particularly where documentation has any gap or title question. 4. Infrastructure and Development News
-Lagos-Calabar Coastal Highway is the biggest price catalyst right now.Phase 1, Section 2 secured $1.26 billion in financing in December 2025 and construction is in high gear. Properties within 5 kilometers of the coastal road are already seeing appreciation spikes of 25-40%, with Ibeju-Lekki and Epe transitioning from suburban outposts into premium coastal hubs. The Fourth Mainland Bridge project is simultaneously opening up Ikorodu and Ajah to fresh investment. Source:Nigeria Housing Market; The Africanvestor
-The US is spending $537M to build a consulate in Eko Atlantic.Confirmed in February 2026, with completion scheduled for 2028. This is a significant institutional signal for the district. Governments conduct multi-decade infrastructure and geopolitical assessments before committing capital at this scale, and this level of investment reinforces Eko Atlantic's long-term legitimacy in a way that marketing materials cannot. Source:Imperial Citizenship, February 20, 2026
-Eko Atlantic is largely operational.Over 80% of land reclamation is complete. The Great Wall of Lagos (the sea defense barrier) has reached 6.8 km out of a planned 8.6 km total. The district operates as a Free Zone with 24/7 independent power, potable water, high-speed fibre-optic internet, and modern drainage. FirstBank is building a 40-floor corporate HQ there. Azuri One (33 floors, 146 meters), developed by Eko Development Company FSE, is now the tallest residential building in Nigeria and West Africa. Land values have risen from $133K per plot in the early 2000s to over $1.5M today. Source:BusinessDay NG

-Arkland Properties / Arkland GroupIs the most active developer in Eko Atlantic right now, with over 220 units across three active projects: Phoenix Tower (27 floors, 122 units, under construction), A&A Towers (23 floors, Q4 2026 completion), and Caspian Heights (21 floors, started January 2026, a joint venture with Equity Cooperatives). The company reports that luxury developments in prime areas are generally faring well, with demand growing and supply increasing in step. Source:Nigeria Housing Market, February 18, 2026
-CW Real EstateReports that Q1 2026 transactions across Ikoyi, Victoria Island, and Lekki are being driven by a more disciplined class of buyers focused on title clarity, realistic pricing, and long-term capital preservation rather than short-term speculation. Source:CW Real Estate, March 7, 2026
