Dynasty Designs Ltd at Orange Island: Announced Projects Against Verified Delivery

Dynasty Designs Ltd lists three residential projects. One of them, The Dynasty at Orange Island, is the only one with any independent trace, and the single dated third-party record of it describes it as under construction rather than finished. The other two, a 180 unit scheme at Awoyaya and a development at Asokoro in Abuja, appear nowhere outside the company's own website. That gap between what is announced and what can be verified is the whole story for anyone weighing a purchase.

The company on paper

Nigeria's Corporate Affairs Commission does not offer a free public company search that was reachable during this review, so the registration details below come from B2BHint, an aggregator that republishes CAC data under the Companies and Allied Matters Act 2020. It is a lead, not a certified record, and anyone acting on it should buy a certified true copy.

That record lists Dynasty Designs Limited at RC-1438550, registered on 14 September 2017 as a private company limited by shares, with a share capital of one million naira and a principal activity of "construction of buildings". The registered address is given as No. 9, Lois Solomon Close, Victoria Island, Lagos. The same source names two persons with significant control since 2022, Banigo Oriteme Tomini at 30 per cent and Idris Safiya at 10 per cent, and lists Blessing Kahwabbyyi Magaji as a lawyer connected to the company. The remaining 60 per cent of shareholding is not disclosed in any source found.

The aggregator's own status field for the company reads "Inactive". What that means was not confirmable against the CAC itself, and it should not be read as dissolution or as a finding of any kind. In Nigeria it commonly reflects nothing more than unfiled annual returns.

No chief executive, managing director, chairman or founder is named for the company in any source located, including its own website. That is unusual for a residential developer selling to private buyers, and it is a fair question to put to the company directly.

Orange Island, and who actually builds there

The Dynasty at Orange Island is easy to misread, because Orange Island is a large scheme with its own developer, and Dynasty Designs Ltd is not it.

Orange Island Development Company, described on the scheme's own site as "the company responsible for roll out and management of Orange Island", handles the reclamation and infrastructure. Its stated sponsor is FW Dredging Company. The Guardian reported in 2015 that a joint venture agreement with the Lagos State Ministry of Waterfront Infrastructure Development was signed on 9 January 2014, with OIDC managing director Yinka Ogunsulire explaining that her firm would reclaim the land and build infrastructure while separate developers built the structures on top.

That is the arrangement the company is operating inside. Orange Island's FAQ confirms that "serviced plots of land in different sizes are available to the general public and developers in phase 1 and phase 2". A buyer purchasing from Dynasty Designs Ltd at Orange Island is buying from a plot developer within someone else's master scheme, which changes what needs verifying. The infrastructure guarantees, the reclamation and the estate management sit with OIDC. The building, the title chain on the plot and the delivery promise sit with the developer selling the unit.

Announced against built

The company's page for The Dynasty describes the wider setting, "the reclamation of a 150 hectare island, construction of an access land bridge and infrastructure to service the island", and offers two and three bedroom apartments, four bedroom maisonettes and four bedroom semi-detached houses. It gives no completion date, no construction status and no named contractor or architect.

The one dated external record comes from RY Projects, a Lagos design and development firm founded in 2014, which lists The Dynasty in its own portfolio. Its entry gives the location as Orange Island, Lekki, the year as 2021, the plot size as 10,000 square metres with 52 units, its own role as architecture, and the status as "Ongoing Construction". The description matches the company's own down to the unit mix: "A combination of apartments, maisonettes and semi-detached houses, this development comprises of 52 dwelling units."

Two caveats belong with that. RY Projects does not name Dynasty Designs Ltd as its client, so the connection rests on an identical project name, location and unit count rather than a stated relationship. And the page carries no last-updated date, so a 2021 status label may simply be stale.

What is missing is the confirmation. No handover announcement, completion notice, occupancy record or press report of The Dynasty being finished was found. Nigeria Property Centre's Orange Island section, running to more than a hundred listings, contains no listing mentioning Dynasty. The Awoyaya scheme, The Oranges, is described on the company's site as 180 units across 25 hectares at KM39 on the Lekki-Epe Expressway, with a brochure uploaded in January 2022, and has no trace in press, listings or agent marketing. The Asokoro project in Abuja has no public record at all, not even on the company's own indexed pages.

None of that establishes that these projects failed. Small Nigerian developers routinely deliver without generating a single news article, and the absence of a search result is a limit of what is indexed, not evidence about the buildings. It does establish that a buyer cannot confirm delivery from open sources, which is exactly when a site visit and documentary proof stop being optional.

What to verify before paying

Ask for the certified true copy of the CAC filing and check the RC number, the directors and the annual return status at source rather than through an aggregator. Ask which specific plot at Orange Island is being sold and ask OIDC to confirm the developer's standing within the scheme. Ask for the title document by number and have a lawyer you instructed yourself trace it, remembering that Orange Island is reclaimed land with its own documentation history and that Lagos acquisition and excision status is its own separate check. Ask to visit The Dynasty and see finished units, not renders. Ask for the contact details of buyers who have taken handover.

Registration history and delivery record are different things, and only the second one tells you whether a company finishes what it starts, which is why Bektu (https://bektu.com) tracks completions rather than announcements.
