Bilaad Realty: Who Runs It, and What Stands Behind the 1,000-Homes Claim

Bilaad Realty has put its name to a long list of Abuja estates, from Bobowasi Island and Bahamas to its current flagship, Bali Island in Life Camp. The public record supports some of the company's story and leaves other parts to the buyer to check. The board and management are named and consistent across sources. A business directory lists the company under RC 1445828. The most-repeated delivery figure, roughly 1,000 homes, comes from the company and its own executives. No independent handover records, regulator filings or court cases turned up in the sources we could reach.

This piece sets out who runs Bilaad Realty, what its registration trail shows, and where the delivery claims come from.

Registration and addresses

The business directory BusinessList Nigeria lists "Bilaad Realty Nigeria" with registration code 1445828, gives 2017 as the year it was established, and names Aliyu Aliyu as manager. The address on that listing is Suite 205, Shashilga Court, Plot 111 and 112, Sector A, Jahi, Abuja. A separate company-data site, b2bhint, indexes an entity called "Bilaad Realty Nigeria Ltd" under RC-1445828. Neither is the Corporate Affairs Commission's own register. Before paying anything, a buyer should run that number through the CAC public search and check that the registered name matches the name on the sale contract.

The company's contact page now gives a different address, No 47 ML Wushishi Crescent, Utako, Abuja, next to CBN Quarters. The phone number, 0700 222 2111, is the same on both, so the change looks like an office move. Still, check which address appears on the CAC record.

There is one date to reconcile. The Guardian's September 2025 report describes Bilaad as having operated for "more than a decade". The directory gives 2017 for the Nigerian company. Both can be true if the brand or its founders were active before this entity was incorporated. Only the CAC filing will show when this company came into existence.

Who runs Bilaad Realty

The leadership has changed recently. On 11 September 2025 The Guardian reported that Dr. Emmanuel Bassi Usman had been named chief executive. Engr. Aliyu Aliyu, chief executive for seven years, moved to the role of executive director. According to the report, Aliyu "will continue to guide the company's strategic direction". A handover event was scheduled for 13 September 2025.

The company's About page lists the current board:

- Yahya Ahmad Rufai, Non-Executive Director

- Ross Oluyede, Mallam Halliru Sa'ad Malami and Dr. Nuratu Musa Abdullahi, Independent Directors

The same page lists the management team: Usman as chief executive, Abdulfatai Musa as chief operations officer, and Abdulkadir Abdulkadir as chief business and strategy officer.

An earlier line-up is on record too. A June 2022 feature in Financial Nigeria, written by Abdullahi Umar, gave Aliyu as chief executive, Sadiq Suleiman Abdullahi as chief operating officer and Yahya Ahmad Rufai as chief technical officer. That article names Umar himself as the company's chief business and strategy officer. So the core group has stayed stable while moving between roles, with the former operations head now chairing the board. The article was written by one of the company's own officers, so it is best read as the company describing itself.

In August 2024 ThisDay reported that Bilaad, then led by Aliyu, was holding a Sustainability, Innovation and Partnerships forum in London aimed at diaspora investors. This fits a company that sells to Nigerians abroad, which is also the group of buyers least able to visit a site.

What the company says it has built

Two figures come up again and again. The 2022 Financial Nigeria feature said Bilaad was "close to delivering a total of 1,000 houses within the Federal Capital Territory" across about nine developments in Jabi, Utako, Mabuchi, Maitama, Asokoro, Guzape and Wuye. Its named estates included Bobowasi Island, Borabora Island, Maldives, Mauritius, Amazon, Bahamas, Bimini Island and Seychelles. The feature also says GIZ, the German development agency, took part in a design review under the Nigeria Energy Support Programme.

Aliyu's executive director profile on the company site says he has "overseen the delivery of over 1,000 housing units" and "participated in the planning and initiation of 7,000 housing units".

Neither figure is broken down by estate, and neither comes with completion dates or a list of handovers. We found no press report of keys being handed to buyers at a named Bilaad estate. That does not mean the homes were not delivered. It means a buyer cannot confirm the figure from public sources and needs to ask for the breakdown.

Bali Island alone is larger than any single estate the company has previously described in public. Its page offers floor plans and a brochure but no title type (Right of Occupancy or Certificate of Occupancy), no building plan approval reference and no completion date. The Bora Bora and Maldives pages are the same. This is common among Abuja developers, but it leaves the key documents for the buyer to request.

Regulatory and legal record

We searched for the company alongside the EFCC, SEC Nigeria, the FCCPC, REDAN and Nigerian court reporting. None of those searches returned anything naming the company. The company's pages do not state REDAN membership. We could not query the CAC register or the FCT court dockets directly, so the fair statement is that nothing was found in the sources we could reach. That is not the same as a clean record.

What a buyer should ask for

For Bali Island or any other current Bilaad project, the checks follow the Federal Capital Territory's own paperwork:

1. The CAC record for RC 1445828, with the registered name and directors, checked against the contract and the board listed above.

2. The title for the specific land parcel, and a search at the Abuja Geographic Information Systems (AGIS) office to confirm who holds it.

3. The building plan approval from the FCT Department of Development Control for the phase you are buying into.

4. A list of completed Bilaad estates with handover dates, and a visit to at least one of them to speak to residents.

5. A contract that states a delivery date and what happens if it is missed.
