Country Homes Estate Abuja and Naskaxe: What the Company Registers Actually Show

Country Homes Estate in Abuja was marketed for at least three years by a company that presents itself as a six-company group operating across Nigeria, the United Kingdom and Dubai. Two of those three claims can be checked against a public register. One of them checks out only in part. The UK arm named in the company's own corporate biography was struck off the register in February 2024 and no longer exists.

That is the starting point for anyone doing due diligence on Country Homes Estate, Abuja, and it is the kind of detail that never appears in a brochure.

What was sold, and where

The estate sits at Sabon Lugbe, off Airport Road in the Abuja Municipal Area Council. Archived captures of the developer's website from June 2022 through March 2025 list it under "Our Ongoing Property Sales" as a five bedroom duplex with a boys' quarters on plots of roughly 450 square metres, with a recreation centre, street lighting and a gate house, priced "from N6m". A companion listing, Country Home Plaza, offered 6m by 4m commercial units at the same location.

Neither appears on the company's current website, which now markets Bellview at Idu, Bellview at Kuje, Peridot, Campion and Kings Yard. The estate that gave the Bektu company record its name has quietly left the sales list. No completion notice, allocation record or handover announcement for Country Homes Estate turned up in any public source. That absence is not proof that nothing was built. Nigerian project records are thinly published and an estate can be delivered without leaving a searchable trace. It does mean a buyer cannot confirm delivery from open sources and should ask for allocation letters and a site visit before parting with money.

The three-country claim, tested

The About page of naskaxeproperty.com carries this statement about the group's chief executive: "Amb. Nasiru Adeshina is the CEO of Naskaxe conglomerates which consist NASKAXE INVESTMENT AND PROPERTY LIMITED, NASKAXE INVESTMENT AND PROPERTY FZCO DUBAI, NASKAXE INVESTMENT AND PROPERTY LIMITED UK. NASKAXE CONSTRUCTION COMPANY, NASKAXE TRAVEL CONSULTANCY LTD, NASKAXE AUTO DEALER COMPANY." The same page advertises "6 Companies" and "3 Countries".

The UK entity is the one claim in that list that sits on a free, authoritative, searchable register, so it is the one worth testing.

Companies House records NASKAXE INVESTMENT & PROPERTY LTD, company number 13058761, incorporated on 3 December 2020, registered office care of an address in Erith, Kent. Its sole officer is recorded as "NASIRU, Fazazee", director, date of birth July 1979, nationality Nigerian, appointed 3 December 2020, with no resignation filed.

The filing history runs to six entries in total. The company filed a confirmation statement in December 2021, one set of micro-entity accounts in August 2022 covering the year to 31 December 2021, and a second confirmation statement in December 2022. Nothing after that. A first Gazette notice for compulsory strike-off was published on 28 November 2023, and the final Gazette on 13 February 2024 records the company as dissolved via compulsory strike-off.

Compulsory strike-off in the UK usually follows a failure to file accounts or confirmation statements. It carries no finding of wrongdoing and is a common end for dormant or abandoned small companies. What matters for a buyer is narrower and factual: a corporate biography still presented to prospective purchasers names a UK company that has not existed since February 2024.

The Dubai FZCO could not be tested. UAE free zone registers are not publicly searchable, so nothing can be concluded either way. The Nigerian entity appears in aggregator databases that republish Corporate Affairs Commission data as NASKAXE INVESTMENT & PROPERTY LTD, RC-1550820, incorporated 3 January 2019, registered at Palm Ville Estate along VON Road, Lugbe. The CAC's own public search was not reachable during this review, so that RC number should be confirmed at source or through a certified true copy rather than taken from a mirror. A separate entity, Naskaxe Humanitarian Foundation, registration IT-186297, is recorded at the same Lugbe address.

A petition, and what it does and does not establish

In 2025 the Nigerian newspaper Leadership reported that an Abuja businessman, Timothy Onwughai, had petitioned the Inspector-General of Police over alleged unlawful encroachment on land at Sabon Lugbe layout in AMAC. The petition, brought through the law firm Ekhato & Co, named a former police officer, Friday Abuh, and alongside him "Nasiru Adeshina Fazazee, Managing Director of NASKAXE Investment & Property Limited". The petition's account has Fazazee present on the disputed land and describes him identifying himself as acting at the behest of Abuh.

Several things need saying plainly about that report. These are untested allegations made by one party in a petition. The article contains no response or denial from Naskaxe or from Fazazee. No charge, prosecution, court finding or regulatory action arising from the petition was found in any public record. A petition to the police is a complaint, not a determination, and nothing here establishes that anyone did anything wrong.

What makes it worth reporting is the geography. The parcel in dispute is at Sabon Lugbe layout, the same locality where Country Homes Estate was advertised. A buyer looking at land in that layout has a documented reason to demand title verification rather than take a marketing claim on trust.

Nothing was found naming Naskaxe or its managing director in EFCC, FCCPC or SEC Nigeria records, and searches of NigeriaLII and AfricanLII returned no case mentioning the company. Nigerian court reporting is patchy, so that is a limit of the search rather than a clean bill of health.

What a buyer should actually ask for

The company's website states generally that "All homes constructed by Naskaxe Property have all the required government documents and keep to established standards." No document number, certificate of occupancy, right of occupancy, layout approval or development permit is cited anywhere on the site, and no AGIS or FCTA record for Country Homes Estate was locatable. Abuja has no public online title search, which puts the burden squarely on the buyer.

That means asking for the specific title document by number, verifying it at the Abuja Geographic Information Systems office through a lawyer you instructed yourself, and checking development control approval with FCTA. It means asking for the free zone name and licence number behind the Dubai claim, and asking why a dissolved UK company still appears in the corporate profile. Abuja has seen a run of documented land fraud cases and a wave of title cancellations, and the regulatory gap around Nigerian developers is real. The questions above are not accusations against anyone. They are the questions that a register, a title office and a site visit can answer, and they cost far less to ask than to skip.
