Alam Sutera Realty: Who Owns It, and What the Filings Show About Delivery

Alam Sutera Realty is one of the few Indonesian township developers whose books a buyer can actually read. It has been listed on the Indonesia Stock Exchange under the ticker ASRI since December 2007, which means its ownership, its board, its subsidiaries and its sales numbers are filed in public documents rather than described in a brochure. Those documents show a company sitting on an unusually large land bank, running well behind its own sales target for 2026, and earning thinner profits on higher revenue. None of that is hidden. It is simply in places most buyers never look.

This article walks through what those filings say.

The legal entity behind the name

The company now known as PT Alam Sutera Realty Tbk was not born under that name. Its half-year financial statements for the period ended 30 June 2026 record that it was originally established as PT Adhihutama Manunggal and renamed by notarial deed number 111 dated 23 August 2007. The registered office is at Wisma Argo Manunggal, 18th Floor, Jalan Jenderal Gatot Subroto Kav. 22, Jakarta.

The flagship township, Alam Sutera, sits across Tangerang and South Tangerang in Banten province, west of Jakarta. Development there began in the mid 1990s, well before the listed vehicle took its current name.

For anyone checking a developer in Indonesia, that gap between trading name and registered name matters. Contracts, land certificates and permits are issued to the registered entity, not to the township brand on the signboard.

Who controls it

The clearest dated ownership disclosure comes from the company's own 2019 annual report, which lists the shareholder register as at 31 December 2019: PT Tangerang Fajar Industrial Estate at 25.72 percent, PT Manunggal Prime Development at 20.12 percent, MKES at 9.81 percent, and a public float of 44.35 percent.

The company's investor presentation of February 2025 still names PT Tangerang Fajar Industrial Estate and PT Manunggal Prime Development as the principal holding vehicles, alongside PT Argo Manunggal Land Development at 0.66 percent, and attributes ultimate ownership to the The Ning King family. The presentation sets those figures out as a control structure rather than a simple register, so the percentages in it are not directly comparable to the 2019 register above. Readers who want a single clean number should take the dated annual report figures and check the most recent shareholder disclosure on the exchange.

The common thread is the Argo Manunggal group. The registered office address itself, Wisma Argo Manunggal, is part of that group's property.

The board named in the June 2026 financial statements, effective 17 June 2025, is Haryanto Tirtohadiguno as President Commissioner, with Angeline Sutedja, Leo Yulianto Sutedja, Pingki Elka Pangestu and Antonius Ignatius Karamoy as commissioners. Joseph Sanusi Tjong is President Director, with Lilia Setiprawarti Sukotjo, Tri Tamtomo H.R. Danoeri, Sari Setyaningrum, Emil Syarief Husen and Andrew Charles Walker as directors.

The subsidiaries that hold the assets

The same filing lists the principal subsidiaries and the parent's stake in each: PT Delta Mega Persada at 99.54 percent, PT Duta Prakarsa Development at 99.00 percent, PT Nusa Cipta Pratama at 99.98 percent, PT Garuda Adhimatra Indonesia at 90.29 percent, PT Tangerang Matra Real Estate at 99.83 percent, and Carlisle Venture Pte. Ltd. at 100 percent.

PT Garuda Adhimatra Indonesia is the entity behind Garuda Wisnu Kencana Cultural Park in Ungasan, Bali, which is how a Tangerang township developer ends up owning one of Bali's best known attractions. Carlisle Venture Pte. Ltd. is a Singapore vehicle, the sort typically used to issue foreign currency debt.

This structure is normal for a group of this size. It also means a buyer signing for a unit may be contracting with a subsidiary rather than with the listed parent, and the two are not the same counterparty.

The delivery record

Alam Sutera Realty reports its sales as marketing sales, the Indonesian industry's term for contracted presales. The February 2025 investor presentation gives the run of recent years in rupiah: 1,850 billion in 2020, 3,225 billion in 2021, 2,794 billion in 2022, 2,964 billion in 2023 and 3,158 billion in 2024.
