Adron Homes: Layout Approval Status and the Simawa Estate Dispute on Record

Adron Homes is one of the most visible names in Nigerian residential land sales, with estates across Lagos, Ogun and several other states and a founding date of 2012. The question a buyer actually needs answered is narrower: does the estate being sold have a layout approval, and does the company's record on handing over and running completed estates hold up. On both points there is a documented public record, and it is mixed.

In August 2025 the Lagos State Government published a notice naming 176 estates operating without approved layouts and gave the developers behind them 21 days to regularise. Adron Homes appeared on that list. Separately, in May 2025, thirty property owners took Adron Homes & Properties Ltd to court in a dispute over how one of its completed Ogun State estates is being run. Neither matter has produced a reported sanction or judgment against the company. Both are the kind of thing a buyer should know before signing.

The layout approval notice

On 4 August 2025 the Lagos State Office of Physical Planning and Urban Development, through permanent secretary Oluwole Sotire, published a list of 176 estates it said were operating without layout approval from the Ministry of Physical Planning and Urban Development. Developers were given 21 days to submit documentation at the secretariat in Alausa, Ikeja. The notice was framed as part of the state's statutory planning responsibility rather than as an enforcement action against any single company. Premium Times published the full list, on which Adron Homes appeared.

Vanguard reported on 12 February 2026 that Lagos had resumed sealing estates without approved plans. In that operation the estates named as sealed were Victoria Nest, Vistaview Estate, Empire Homes, JadeView Estate, BlessedView Homes and Micrian Villa Estate. Adron Homes at Elerangbe was named in the same report as part of the earlier 2025 list of flagged estates, not among the estates sealed in that February operation. The commissioner for physical planning and urban development, Dr Oluyinka Olumide, said the office is statutorily mandated to ensure developments comply with approved planning standards.
