Pelican Valley Nigeria Limited: Layout Approval Is Not Title at Pelican Brief Estate, Kobape

Pelican Valley Nigeria Limited sells residential plots in Abeokuta, Ogun State, and its public record is unusually specific about two things and silent about a third. The company names its chief executive, Dr Babatunde Adeyemo, in its own material and in national press going back to at least April 2023. It publishes a price: 450 square metres at Pelican Brief Estate for 25 million naira, which works out at about 33,333 naira per square metre. What it does not publish is the title document a buyer receives. Its own estate page says legal documentation is "inclusive in land cost" without naming the instrument, while describing the estate as carrying a "full government approved-layout" and being "entirely free from all sorts of Government acquisitions."

Those are two different things, and the gap between them is where Ogun State buyers get into trouble.

What the company says it is

The company trades as Pelican Valley Nig. Limited from 88 NUD Road, Oke-Yeke, Abeokuta, and lists four developments: Pelican Valley Estate at Laderin, Pelican Brief Estate at Kobape, Pelican Ecostay Apartments, and a planned Pelican Greenish Acres Farm Estate. Its stated focus is Nigerians abroad. The vision statement on its site is explicit about it, promising "a secure and transparent platform for real estate investments in Nigeria" for the diaspora.

Press coverage puts dates against the activity. On 13 April 2023, P.M. News reported from Abeokuta that the company had committed one billion naira to road rehabilitation and construction across its estates at Laderin and Kobape, and that it had engaged a contractor, Cyprian Emesuruman, to run the work on a direct labour basis. The same report put the expected employment effect at roughly 600 direct and indirect jobs and described the Greenish Acres plan, 1.6 kilometres away, as including a corporate headquarters and short-let accommodation.

On 23 November 2024, Tribune Online quoted Dr Adeyemo saying the company had "helped over 100 existing clients to secure building approvals in Pelican Brief estate, Kobape, Abeokuta, where we also have over 1,000 Nigerians in the diaspora." In 2026 the company marked a twelfth anniversary, which places its founding around 2014.

That is a more documented trail than most companies of this size leave. A named chief executive, a named contractor, a dated infrastructure commitment in a mainstream outlet, and a specific claim about approvals obtained.
