The top end, where premium developers compete for foreign capital with long-stay visa packages and managed condominium products, is running hot. The middle and lower-middle tiers, which depend more on domestic demand, are softer. The names that show up most often in foreign buyer search interest reflect the top of that split.

This piece walks through the major Thai developers active in the foreign-buyer segment, their current focus areas, and what to verify before signing into any of them.

The names that keep coming up

Sansiri sits at the top of most rankings. The company was founded in 1984 and has delivered more than 400 projects across Thailand, concentrated in Bangkok and Phuket. Sansiri's 2025 and 2026 strategy has shifted noticeably toward international luxury, with overseas partnerships in Tokyo and London and a marketing push aimed at high-net-worth foreign buyers. Their Phuket pipeline includes branded residences and integrated resort condominium products at price points that put them in direct competition with Banyan Group and Laguna.

AP Thailand is the second name foreign buyers encounter most often. Founded in 1991 and listed on the Stock Exchange of Thailand, AP runs one of the more financially transparent developer operations in the country. Their projects, marketed under The Address, Rhythm, Life, and Aspire brand families, are concentrated in Bangkok with strong placement near BTS and MRT mass transit lines. AP has a formal partnership with Thai Longstay Management Corporation that bundles long-stay visa support with purchases of AP condominiums priced at THB 3 million or more.

Noble Development is the third name that shows up frequently for foreign buyers focused on premium central Bangkok. Their projects target the top tier of the city's condominium market, with finish standards and unit sizes pitched at owner-occupiers and high-end investors rather than mass-market yield buyers.

Below those three, the picture splits between developers with specific submarket strengths and those with broad portfolios. Supalai operates across multiple Thai cities and has been pushing geographic diversification both domestically and abroad. Asset Wise focuses on lifestyle-branded condominium developments aimed at younger urban buyers. Sena targets the affordability segment with smaller unit sizes and lower entry prices. Frasers Property runs an integrated commercial and residential platform that includes Bangkok mixed-use developments.

Two specific names deserve separate mention. Banyan Group, with its origins in hospitality and the established Banyan Tree and Angsana resort brands, develops branded residences primarily in Phuket and Koh Samui. Their model is high-end, hospitality-managed, and aimed almost exclusively at foreign buyers. Reignwood Park is a newer entrant pursuing large-scale township developments that operate at a different scale from the typical Thai condominium product.

Where the foreign capital is actually going

Phuket continues to dominate the foreign-buyer condominium absorption story. The island has been running at roughly 1,000 condominium transfers to foreign buyers per year, with price growth in 2025 reaching 10 percent year over year and analysts forecasting another 8 to 10 percent through 2026. The driver mix is part lifestyle migration, part yield investing, part long-stay visa positioning.

Bangkok's foreign-buyer activity is more concentrated in specific submarkets. The Sukhumvit corridor from Asok to Thong Lor remains the deepest foreign-buyer pool, followed by Sathorn and the Riverside area along the Chao Phraya. Condominium prices in those submarkets have been more stable than Phuket, with most product trading in a band of THB 200,000 to THB 350,000 per square meter for new central Bangkok stock.
