Market snapshot:Tirana's property market is running hot by almost any measure - prices have climbed roughly 18% year-on-year, rents are surging 20 - 40% in central neighbourhoods, and construction cranes dot the skyline like never before. Yet beneath the surface, a paradox is hardening: tens of thousands of new apartments sit empty while the average Albanian can no longer afford to rent near the city centre. For foreign buyers, the fundamentals remain attractive - generous ownership rights, no golden-visa price floor, and a 5 - 8% annual price rise forecast for the next 12 months - but the market is becoming harder to read as speculative pressures intensify.
1. New Project Launches
-Zyber Hallulli site redevelopment- On January 29, 2026, the jury of an International Concept Design and Build Competition announced Mexican firm Rojkind Arquitectos as the winner for the mixed-use component of this central Tirana site.
