Market Snapshot
Tirana is building at an almost feverish pace right now - permits have exploded, archistar towers are rising across Blloku, and prices have climbed 32.6% year-on-year. The story underneath that headline, though, is more complicated: one in three apartments in Albania sits empty, wages haven't come close to keeping up, and a growing chorus of local voices is asking who, exactly, all this glass-and-concrete is really for. For foreign buyers the fundamentals still look solid - open ownership rules, no golden-visa minimum, and a 5 - 8% price growth forecast for the next twelve months - but the gap between market hype and on-the-ground reality is worth keeping in your peripheral vision.
1. New Project Launches
- The construction pipeline in Tirana is enormous and accelerating. Building permits issued for new residential space jumped from 50 km² in 2015 to over 2,000 km² in 2022, and the pace has continued since.
