Senatorch, Amazon Estate and the Anambra Title Deadline Buyers Need to Know

A buyer trying to establish whether the Awka construction and property firm behind Amazon Estate has a delivery record will find one dated, specific, completed job on the company's own website: the Umuezu/Etiti Awobu village road in Enugwu-ukwu, Njikoka Local Government Area, listed as completed on 10 October 2022. That is the single item in the company history carrying both a name and a date. Everything else on offer, including the residential estate the firm is currently selling plots in, is described without a completion date, without a registration number, and without a stated land title instrument.

That gap matters more in Anambra right now than it would have a year ago, because the state has put every old land title in the state on a clock.

What the company publishes about itself

Senatorch Limited gives its founding date as 16 August 2011 and its address as 77 Arthur Eze Avenue, Unizik Temp Site, Awka. Its managing director and chief executive is Barrister Chidi Amaeze, named in that role by Leadership newspaper when the firm unveiled its Amazon Estate project, and listed the same way on the company's LinkedIn page and in a profile video on its own Facebook account.

The business describes itself across six service lines: general contracting, land development, infrastructure works, reconstruction, real estate turnkey work and road construction, with equipment leasing and agricultural land clearing alongside. That is a wide span for a firm of its stated size, and the published numbers do not agree with each other. The homepage claims 200 projects completed, 50 team members, 500 clients and 17 award wins. The About page on the same site claims 77 or more projects completed, 650 or more hectares of land developed, 1.7km of streetlights installed and 1km of roads constructed. Both pages were live on 30 September 2026. A buyer has no way to reconcile 200 completed projects with 1km of road built.

The About page also carries a team section listing four people: Michel Richard as architect, Famhida Ruko as engineer, Alex Anfantino as site manager and Mishel Marsh as founder. None of those four names is the chief executive the company names elsewhere. All four appear on the team pages of unrelated companies in India, Australia, the United Arab Emirates and Nigeria that use the same website template, which is where the names come from. The section is unedited demo content rather than a staff list, and it should not be read as one.

The delivery record, and where it stops

Beyond the Njikoka road, the Senatorch FAQ page names two further jobs: the Nnewi Teaching Hospital in Akammili and the Oye road in Amansea. Neither carries a date or a client name. A testimonial block on the homepage attributes a line about the Anambra State Airport Lounge to the Anambra State Government, with no official or department named. Attributed testimonials on a company's own site are a claim by that company, not an independent confirmation, and none of these three could be matched to a public contract award, a state procurement notice or press coverage during this research.

Amazon Estate is the Senatorch project a residential buyer will actually encounter. It was launched publicly with a quote from the chief executive reported by Leadership: "Amazon Estate will be the Dubai of Nigeria; trust us to deliver, as you know we've been doing. I promise you, it will be an affordable luxury." The FAQ places it two minutes from the Zone 13 Police Headquarters on the Enugu/Onitsha Expressway at Ukpo and five minutes from the Amawbia flyover. A separate domain, amazonestateawka.com, is registered for the estate. On 30 September 2026 it returned a 466-byte page with an empty content container and no text at all, so it publishes nothing about plot sizes, prices, phases or documentation.
