Octo5 Holdings: What the Public Record Shows, and What It Does Not
The last figure Octo5 Holdings put on the record for homes actually delivered was in September 2021, when its chief executive told Vanguard the company had handed over "over 350 homes" across two estates on the Lekki axis. In the same month, BusinessDay reported the company's target of 10,000 homes by 2022. Four years later, in October 2025, a press release distributed through a financial newswire announced a plan for 100,000 homes across five Nigerian cities over four years.
Nothing in the public record reviewed here updates the delivery figure between those points. That gap between what has been announced and what has been confirmed as built is the first thing a buyer should notice, and it is not an accusation. It is a description of what the available sources do and do not say.
Who controls the company
Octo5 Holdings Limited operates from Block 12, Plot 3A Ikogosi Close, Osborne Foreshore Estate, Ikoyi, Lagos, with a regional office at Suite 310, Holbon House, Franca Afegbua Crescent, Apo Legislative Quarters, Abuja. Its own site describes the company as a developer of gated communities on the Lekki peninsula and names four associated entities: Octo5 Estates, STOW Core Limited, Roots Proptech Solutions and OE Manager.
The site does not name a single director or officer. It lists six functional teams and no people. For a company selling homes off plan, that is a gap worth registering.
The name that does appear, repeatedly and in credible press, is Babajide Odusolu, also written as Jide Odusolu. Vanguard identified him as chief executive officer of Octo5 Holding Limited on 4 September 2021. BusinessDay identified him as CEO on 20 March 2021 and as founder and chief executive on 4 September 2021. The October 2025 newswire release quotes him as founder.
There is also a registry filing carrying that name. A company called OCTO5 HOLDINGS LIMITED, registered in England and Wales under company number 12190486, lists a single person with significant control: Mr Babajide Odusolu, Nigerian, resident in Nigeria, born October 1971, with a correspondence address in Ikoyi, Lagos. The filing records ownership of 75 per cent or more of shares and voting rights and the right to appoint or remove directors, notified on 5 September 2019.
That is a UK company record, and it should be read as one. It confirms that a person of that name holds control of a UK entity of that name. It is not a Nigerian corporate filing, and the public record reviewed here does not establish that the two companies are the same legal person. The names, the country of residence and the Ikoyi address line up, which is a reason to note the filing, not a reason to treat it as proof of the Nigerian company's ownership.
No Corporate Affairs Commission registration number for Octo5 Holdings appears on the company's own website or in any of the sources reviewed for this piece. That means the search did not find one. Nigerian company records are not fully open to free public search in the way UK or Singapore records are, so a missing RC number in a web search says more about the records than about the company.
What has been announced, and by whom
The pattern across four years is consistent enough to set out plainly.
On 4 September 2021, BusinessDay reported Octo5 Holdings planning to deliver 10,000 homes by 2022 and to raise a minimum of 100 million dollars within a year, quoting Odusolu saying the company planned "to be the largest developer in sub-Saharan Africa."
The same week, Vanguard carried the 350 homes delivered figure alongside plans to launch a new town in Abuja and a private urban resort on the Lekki peninsula in the fourth quarter of 2021.
On 22 October 2025, a release distributed by FinanceWire announced 100,000 homes across Lagos, Abuja, Port Harcourt, Kano and Kaduna over four years, with a fundraising target of 100 million dollars. The same release quotes Odusolu saying, "For years, we had to cannibalize our own resources by leveraging one project to finance the next."
Two things about that release matter for anyone weighing it. First, it is a press release distributed through a paid newswire, not reporting by a newsroom that checked it. Second, the headline on the FinanceWire item reads "500 Billion" while the body of the same item consistently says 100 million dollars, and Benzinga carried a version headlined "500 Million." Three different figures across two headlines and one body is a reason to treat the number as unverified rather than as a commitment on the record.
The one named project with an independent listing is Ocean Bay Estate in Ikota, Lagos, which the research platform Estate Intel records against Octo5 Estates Limited, with unit counts and construction status held behind its subscription. Listings for resale and rental units inside Ocean Bay Estate appear on Nigerian property portals, which indicates the estate exists and is occupied. It does not confirm any particular delivery count.
How a Lagos buyer verifies a developer
Lagos has a registration regime that makes part of this checkable. The Lagos State Real Estate Regulatory Authority Law was signed on 7 February 2022, replacing the 2015 Estate Agency Regulatory Authority Law. Under section 26, property developers, facility managers and property management companies must register with the authority. Permits run for one year and must be renewed at least two weeks before expiry. Operating without registration attracts a minimum fine of 250,000 naira for an individual and 1,000,000 naira for a company. Section 33 lets the authority appoint a five-member committee to investigate public complaints against practitioners.
So the questions to put to any Lagos developer are specific. Ask for the LASRERA registration and its expiry. Ask for the RC number and check it at the Corporate Affairs Commission. Ask which legal entity will sign your contract, because a group that trades under one name and develops under another will put a different company on the paperwork. Ask what title the land carries, whether a certificate of occupancy has been issued and whether governor's consent has been obtained on the assignment to you.
Octo5 Holdings has an operating history, a named chief executive who has spoken on the record for years, and at least one estate that demonstrably exists. What it does not have, in the public record reviewed here, is a current independently confirmed delivery count, a published board, or a Nigerian registration number on its own site. None of that is evidence of wrongdoing. It is the reason to ask for documents rather than rely on announcements.
