Nadah also gave consumers a general instruction the Gazette recorded directly: read and understand everything a real estate company offers before subscribing.
No company response appears in any of the coverage reviewed for this article. No published record of the premises being unsealed has surfaced since May, which is a limit of the public record rather than a statement about the company's present compliance.
An earlier complaint on the same pattern
The refund point did not begin in 2026. On 11 October 2023, the Foundation for Investigative Journalism published a report on a buyer, Ifeanyichukwu Magboh, purchasing through Tusmack Technical Company Nigeria Ltd. According to that report he had paid for one property and put down a deposit of 5 million naira on a second in March 2021, under an agreement priced at 55 million naira per property with a 20 million naira deposit per unit spread over a year. He asked to withdraw from the second purchase in November 2021 and his lawyers served notice in May 2022. FIJ's headline point was that the refund had still not been made two years on.
FIJ put the allegation to the company and reported the responses. It quoted the chief executive, Mohammed Adah, as saying he had little knowledge of the transaction and that the buyer had resold to another person who was now the actual purchaser. The general manager, Obinna Obianozie, declined to comment in detail, citing a police investigation, and said he would sue if the story ran.
That is one buyer's account, tested by a named publication, with the company's own answers recorded alongside it. It is not a court finding and should not be read as one. Its relevance is narrower and still useful: the specific mechanism the FCCPC cited in 2026, an ordered refund not paid, is the same mechanism a journalist documented in 2023.
Who runs the company, and what it says it builds
Mohammed Adah is the chief executive of Ochacho Group. Leadership named him in that role when it made him its CEO of the Year for 2026 in the private sector category. Vanguard and Daily Trust both covered him as Ochacho's chairman when he received a chieftaincy title in December 2024, and FIJ identified him as chief executive in 2023. Obinna Obianozie was the group's general manager as of FIJ's 2023 report. Being named as an officer of a company carries no implication about an individual's conduct, and no source reviewed here attributes the regulator's allegations to either man personally.
The company's website gives its office as Ochacho Drive, Cadastral Zone D04, Idu Sabo, Abuja, and describes the business as a real estate development company offering high quality developments at competitive and affordable pricing. It lists unit types, semi detached and fully detached duplexes with and without penthouses, but no named estate, no unit count, no handover date and no title documentation. No RC number appears on the site.
Ochacho Estate at Idu Industrial is real and traceable in the resale market: listings for plots and duplexes in Ochacho Estate, Idu, appear on Private Property, PropertyPro and Nigeria Property Centre. Third party listings confirm that an estate exists under the name. They do not confirm who holds title, how many units were completed, or when buyers took possession.
The Corporate Affairs Commission public register was not reachable when this was compiled, so the registered entity name, RC number and incorporation date behind Ochacho Real Homes could not be confirmed here. That is a gap in this report, not a finding about the company.
What to verify before paying
Ask for the RC number and check it yourself on the CAC register. Coverage of the May action used at least three versions of the company name, and the entity on your receipt, your agreement and the eventual deed should be one and the same.
Ask for the title. In the Federal Capital Territory that means a Right of Occupancy or Certificate of Occupancy over the exact plot, verified at the Abuja Geographic Information Systems registry, plus Development Control approval for the building plan. A reference to title in a brochure is not a search.
Ask for the regulatory file in writing. Whether a compliance notice or sealing order is outstanding against a developer is information a buyer is entitled to have before transferring money. Ask what happens if you withdraw. Get the refund terms, the trigger, the timeline and the account, in the agreement itself. A sealed office is a regulatory step, not a verdict. Ochacho Real Homes has not been found liable by any court on this record, and the commission's own stated route out is compliance. For a buyer, the sensible reading is that the questions above should be answered on paper, by the entity named on the contract, before anything else happens.
