Mexico Residency Framework

Mexico offers Residente Temporal and Residente Permanente visas under the Migration Law (Ley de Migracion) of 2011. Property ownership supports applications for either through the economic solvency pathway. The INM (Instituto Nacional de Migracion) at https://www.gob.mx/inm processes all applications.

Residente Temporal Through Property

Qualify by demonstrating property ownership with a minimum assessed value (approximately 4.5 million MXN in 2025, roughly $225,000 USD). Apply at a Mexican consulate with your passport, escritura publica or fideicomiso trust deed, property tax receipts, and completed forms. The consulate issues a visa stamp. Complete the canje at the local INM office within 30 days of arrival.

Residente Temporal is issued for one year, renewable up to four years total. You can live in Mexico, manage property, receive rental income, and obtain a CURP and RFC.

Residente Permanente

No direct property-to-permanent pathway exists. After four years as Residente Temporal, apply for Permanente. Family ties (marriage to a Mexican citizen) under Article 55 of the Migration Law provide a faster route. Permanent residents can work without a separate permit and access IMSS healthcare.

Path to Citizenship

After five years of legal residency, apply for naturalization under the Ley de Nacionalidad. Requirements include Spanish proficiency, knowledge of Mexican history and culture, a clean record, and formal renunciation of previous nationality. Processing takes 6-12 months through the SRE. Mexico allows dual nationality for naturalized citizens.

Tax Implications

Becoming a Mexican tax resident (183+ days) triggers worldwide income taxation under the LISR. Mexico has double taxation treaties with over 60 countries.
